Welcome to Kitz Condo. What a great place to stay! In the midst of everything downtown! Right across the street from the Yampa River, Howelsen Hill Ski Area, Brent Romick Rodeo Arena, 1/2 block from the free ski bus!
On the 2nd floor (7 steps up from the parking lot). Our unit is 1 level.
Two 12,000btu portable/rolling A/C units in the condo. The building does not have central A/C. When we are there in Summer we run the rolling unit all day, even if we are not there, and disperse the cool air with the fans. At night we open the windows to let in the cool mountain air.

Egyptian cotton linens. We do use the EUROPEAN METHOD of a fitted cotton bottom sheet (no flat sheet) covered by a cotton covered duvet, topped by pillows in cotton cases and cotton shams. Luxury cottons, and all linens are washed every time.
Primary bedroom has a king size bed and its own bathroom and walk in closet.

3rd bedroom has 2 queen size beds
There are no security cameras, but there is one "Minut" decibel reader in the house. It alerts to loud noises. It does not recognize voices, words, nor does it record. It is designed to notify the owner, via cell phone message, if there is a loud party going on.
You won't need a car to get around town, but there is 1 designated parking spot on site, and other parking areas nearby. We don't provide drop off or storage services, and there is no lobby in the building.
The person who booked the property must be present during the length of the stay. We respectfully put forth that only those numbered on the reservation may access the property.
HOUSE RULES:
CHECK IN IS 4pm or later. CHECK OUT IS 11am or earlier.
- no dogs, pets, or other animals permitted in/at the building per HOA rules.
- There is 1 assigned parking spot in the lot, but other street parking is available nearby.
- This is a non smoking property. Smoking is not allowed on the property, including the condo and walkways and stairwells, due to the close proximity of the neighbors. Evidence of cigarette smoke-$300 charge.
- The person renting the condo must be 21 years old or older. The primary renter must be age 21 or older.
- Tenant acknowledges that he/she may be charged for damages which occur during the rental period.
- Please respect the neighbors' property and privacy. The building requires quiet time from 10pm to 8am.
- Neighbors: Tenant agrees to respect the rights and privacy requirements of our neighbors. No loud music or parties are allowed on these premises. The use of fireworks are strictly prohibited on premises and will result in forfeiture of security/damage deposit. Be considerate with cars and noise coming and going at early or late hours. If you are disruptive of others you may be evicted without a refund.
- All reservations are subject to the set cancellation policy.
- We are not liable for failures of any equipment, systems, or appliances, as major repair problems cannot be foreseen. In the event of a failure notify us immediately as we may be able to get it fixed/replaced quickly.
- Maximum occupancy of 8 (INCLUDING infants) is clearly stated in the listing details. Only the number of guests on the original reservation may be on the property. No daytime or evening guests are permitted. This condo is not to be used as a meeting place for parties or reunions. Exceeding the maximum guest count may result in forfeiture of 100% of the security/damage deposit.

There is no question this is a fantastic location. However, there are some challenges. There are two AC units -- one in a non-master bedroom and one in the family room. To circulate air inside the condo you need to utilize a combination of open doors, open windows and ceiling fans. It's a lot of work to go through to make the place cool, and you need to keep your bedroom doors open while sleeping. With an open window in the master bedroom, you hear lots of noise from the restaurants/bars/people outside. None of the window blinds had functioning pull strings -- so to open a window, you needed to hold the relatively heavy blinds up with one hand while struggling to open the window with the other (when two hands are really needed to open the window!). The AC in the living room is anchored to the big window at the front of the condo -- facing out to the street. This big window's blinds cannot come down because they are blocked by the AC unit's base. Therefore, there is no privacy from the outside world in the one common area of the condo. The unit is pretty dark (especially the master bedroom), even with all the lights on. And lastly, the back door entry to the unit (from the parking space) leads right into a bedroom, which is problematic at night if someone is sleeping in that bedroom, etc.

This was my first time ever booking or staying in a VRBO home. The property and location were just as described -which was great. My family and I had a great time and were so pleased with our "home". It was very clean, great location, with space for all of us. I recommend this property!

In sum: FAB location, sparkling clean, well stocked, and everything covered. Shuffle board was a hit!!

This condo was perfect! We had 5 adults and plenty of space! Clean!! Location was within walking distance of shops, restaurants, and bike rental. We enjoyed family time each night with shuffle board and video games. Sandra was a fabulous host with great communication!

Wonderful location. Great kitchen/living area conducive to hanging out with a large group. Unit lacks A/C and with the temps where they are, the two window units struggle + using them requires you to keep the doors to the bedrooms open, diminishing privacy. The beds have duvets (no flat sheet) which is fine, but when it is already hot in the unit, the duvets were way too hot. We had to search the unit for at minimum a light blanket to replace the duvet. The tub drain was slow in one bathroom making the tub slippery. Overall the location was amazing. If you can get past a few items it is a decent place to stay.

Very clean, comfy beds and perfect for a family getaway. Kitchen was well stocked, laundry easily accessible in the unit and everything was sparkly clean. In the heart of downtown so you do hear a bit of noise but to be expected in that location. Kids loved the shuffleboard and arcade game. Owner was accessible but did not hover. Overall a great place to stay.

Our book club recently stayed at this unit for our annual getaway. It was conveniently located in Steamboat making walking to restaurants easy. Beds were comfortable, kitchen well stocked, and the bonus of a game console and table top shuffle board. We had a great time!

Minutes away from the Mountain. There is a buss kiosk one block away for a free shuttle ride to and from the Mountain. Owners were helpful and kind.

We visited for a quick weekend get away as Steamboat is our favorite places to visit in the Colorado mountains. The place was awesome for our family. My two boys loved that they had their own rooms or could share if they wanted. They were so excited to find it had an Xbox, shuffleboard table and an old school game system (which my husband and I liked too - so we could beat them at our games)! We enjoyed being downtown and Sandy was amazing with her emails and her quick responses when we needed something. The only thing we didn't love was the noisyness of the bar traffic across the street. We will definitely be back! Thanks for the hospitality!

Our family had a "family reunion" in Steamboat and part of the family stayed at the "Kitz" location. It was all we could have asked for. PERFECT location ( we had ages from 10 months to 25 years old ) and we could walk anywhere we wanted to go. The property was beautifully appointed, very clean and cozy. We would definitely stay here again. As an added bonus... Sandy was extremely easy to get a hold of and took care of any issues I had immediately. Thank you! Julie and family:)

The condo was in great shape when we arrived. Directions to and for the place were easy to follow. The A/C unit is a great addition. We loved the location. You have a reserved spot right behind the door to the condo. It was great to step outside and immediately enjoy all Steamboat had to offer without needing to drive anywhere. When we did need to drive the reserved parking space was very convenient to have.
The condo itself has everything you need. It is quite and very clean. The hosts were very easy to work with and accessible anytime we had any questions.

My family and I had an amazing stay at Kitz Condo for the 4th of July weekend. The location is spectacular to downtown Steamboat with lots of access to many recreational, entertainment and dining experiences....we will definitely stay here again when we come back.
