About this house rental

We want to share our little slice of heaven with you on the Northern Neck. The house sits on almost 4 acres on an inlet just off the Corrotoman and Rappahanock Rivers. Bring your boat and dock it at our deep water dock. You can also rent a boat just around the corner at Yankee Point Marina. This peaceful house is perfect for fishing, crabbing, kayaking, canoeing, paddleboarding, swimming, or just taking a break from city life. We have lots of toys for you to enjoy with the house.
The house has 5 bedrooms and 3 full baths. Three of the bedrooms and two full bathrooms are located upstairs and the additional bedroom and bathroom are located in the basement. There is also a 2 car garage where we store the toys. We have 1 paddleboard, 2 children's kayak, 1 adult kayak, and a water mat that can be used with the rental of the house. Most of the rooms have multiple beds that make it convenient for families with kids. Enjoy having your breakfast on the huge screened in porch or enjoy a glass of wine on the dock as you fish. Take a kayak out in the morning and you might even see a dophin or two or our Heron who lives in our inlet.
The Location of the house is perfect for quiet evenings at home by the firepit or a quick ride to nearby towns. The house is only a 20 minute drive to the town of Kilmarnock and White Stone, Va. Both have quaint shops and restaurants and a few wineries nearby. You can also visit the beautiful Tides Inn hotel by car or take your boat from the house for lunch or dinner. Visit Belle Isle state park and enjoy 7 miles of beaches and explore their trails and wetlands which is only 10 minutes from the house. You can also order food from Ellen's Country store (3 milles) or head to The Oaks restaurant which is a 10 minute drive from the house.

We hope you enjoy the house as much as we have. We have decorated the house with bright and happy colors to make it feel like a vacation. Let the fun and memorable times begin.

Myself and a group of friends stayed here for a birthday getaway trip & loved all being able to have our own rooms. One of the rooms does have an entry through the master bedroom. It wasn’t an inconvenience for us, but might be something to note for others. We specifically chose this place for a nice place to enjoy the water. Unfortunately, the ladder is not attached to the dock which made getting in and out very difficult. The water mat had mold on it so we ended up buying pool noodles to use instead. The lack of easy access to the water & clean water toys was a bit disappointing. However, the place was full of every amenity you could need! Shampoo, toilet paper, towels, coffee, etc. The house is large, great for gathering together, and the host is very communicative and helpful!

The stay was great, we had a great time at the Rivah House ! Nice days out on the boat! This house gave us just what we were looking for, spend time with family, no distractions. it’s too bad we couldn’t swim off the dock, a lot of jelly fish and really no way to get out of the water once in. Sharp shells and you sunk in the dirt. We made do! Great house with lots of room for activities.

The house is nice and cozy, very simple but compact with everything we need, the cleaning team may have to do a bit more better job but it’s pet friendly house so I totally understand it can not be spotless..overall we love the house, pet friendly and price friendly as well. Let starts with the bedroom. So many room and bed for everyone, the bed is comfortable. Well stock on linen and bath towel Bathroom are clean but be very careful for slippery of the litter one base on the water is a bit slimy ( I think it well water. My friend love it. she said it keep her skin so moisturizer) Kitchen is fully stock everything work well. Dining room, living room is cozy.. we love the sunny room the most so much space and very nice area to hang out. We had diner and lunch there every day. Outdoor area are awesome. Love the fire pit and enjoy water view, no fish to catch but many jellyfish in the water. Since it cold and rainy we didn’t use any of the water gear at all. Should be a fun house for summer. The dog love the outdoor area.. overall it’s a family and kids friendly home. Ps* * t-mobile no service at all. The satellite internet is slow when 10 people are in use at the same time.. if you need a better internet for work that can ruin your plan.. but Good thing we want less screen time for the kids so it’s is a positive vibe for us. ** the gas grill is outdoor. Didn’t show in the house list so I ask the owner personally to make sure it’s there. Just FYI.

The place was very roomy. Plenty of space. The temperature could have been better for certain area of the house. Those rugs (like in living room and dining area) need to be changed for the sake of people with allergies. The host was very sweet. I love the check in process. I would stay there again.

If you enjoy being out in the country and on the water then you will enjoy staying here. By street appearance the house is unassuming but the inside is large. It’s an older home but the owners have made upgrades and seems to be an ongoing project. The kitchen and bathrooms were well equipped with everything you need. The bedding was nice. We spent time outside enjoying the fire pit at night. It’s located on the river with a nice deck and docking. The host was great. She was always available by text and responded quickly. We would definitely rent this place again if wanted somewhere on the river to stay. It definitely os a great place for large family get togethers. Lots of space outside and inside for gatherings. My low rating regarding the online description of property is based on inaccurate mileage between this house and downtown Urbana. We came in for a long weekend to attend the oyster festival. The listing said 5.4 miles to Urbanna but actually Urbanna was 39 minutes away.

We had 15 people spanning 4 families and 3 generations. The house is unassumingly large and accommodating compared to the square footage. At first glance we were concerned about ability to spread out but after a day we realized we had plenty of space. Outside activities dominated our time, but we were grateful for cold AC. Animal life is great - we saw multiple bald eagles, hawks, and blue crabs. The kayaks and SUP with the house were a huge highlight and we learned how great kid kayaks can be. Our six year olds navigated them easily with real independence. The kitchen was well stocked with utensils and appliances but we had to go get our own dish soap and DW detergent. The fridge and cabinets had some food in them - none was expired. This may be a perk for some guests, but with four families it made it hard for us to fit all our supplies for the week. Cell service was almost non-existent (which we didn’t mind as it ensured we “disconnected” from the real world). WiFi was also spotty and often didn’t support streaming high def shows. Tip: make sure you write down the door code and/or WiFi password before you arrive. We had to borrow the neighbors WiFi password to get onto VRBO app and find them.

The weather did not cooperate, but sometimes that happens. Rain all week and jelly fish stopped swimming when the sun did appear. House was great for hanging out in the rain. We do like all being together, so that part was great. House is very comfortable.
