About this house rental
This sun filled, architecturally unique home, is perfect for summer retreat or weekend getaway. The privacy and seclusion, as well as the spacious open floor plan and modern furnishings, make it a special retreat for family and friends. The early spring and fall is a fabulous time to be out east; the air is still warm, the sunrises on the beaches are spectacular and the nights are cool and crisp. Cozy up by the fire in the evening or soak up the sun on the balconies, this house is truly unique!
Situated on Montauk Hwy, south of the highway (Route 27). The house is just a few blocks from the bay and just 3 miles for Southampton Village and the best beaches!
The house has three floors. The first floor is a wide, airy open courtyard, great for outdoor living! Its outfitted with lounge furniture and a BBQ. The main (2nd fl) is an open concept living, dining and kitchen area. It is filled with tons of afternoon light and has an amazing 50 ft balcony! This is a great space for al fresco dining or just enjoying the views and catching some sun! The main floor guest room (Queen Bed) and bathroom are also located on this level. The third floor is a spacious master bedroom (King bed) with en suite bathroom with its own private balcony. There is also an office/den area located on the 3rd floor. An additional room (King bed) is located in the PH.
The house underwent and extensive exterior renovation in 2024 to enhance outdoor living.
This home is great for small groups and families. Especially for those who are looking to work remotely as there is a dedicated working area in the master bedroom, guest room and office/den (3 desks total).
Only minutes from Coopers beach, Cryder Beach, Neck Beach, Shinnock and Southampton Golf Courses and Southampton Yacht Club.
Great bars and restaurants located close by.
Pets welcome (under 20lbs). There is a pet fee of $250
The house can accommodate up to 6 guests maximum. It is not acceptable to have more guests sleeping on the couch. We reserve the right to make changes to the furniture that may be different that what is pictured.

Surveillance Disclosure - The property has security cameras that are located in the driveway, the back of the pool house and on the side of the house overlooking the garden gates.
CHECK-IN
We have an easy process for check-in and check-out. We aim to provide a 4pm check-in. Unfortunately, we can't accommodate early check-ins as we have the home deep cleaned after each stay. If, for some reason, your check-in is delayed, we will communicate this delay to you as soon as we know of it, but we are not responsible for any troubles it may cause you. Additionally, we do not accept deliveries on your behalf, and if you have anything delivered before your check-in, it will be rejected. Please see additional disclosures about deliveries elsewhere in this listing.
CHECK-OUT
Check-out is at 11am sharp! Guests must vacate the premises no later than noon on the day ending the lease term. If guests hold over in occupancy of the premises after the expiration of the term, the guests shall become a tenant at sufferance only, at a rental rate of $2,000 per day, and otherwise subject to the terms and conditions of this lease, so far as applicable, and shall be liable for all damages sustained by the landlord on account of such holding over including lost profits.
OUTDOOR GROUNDS
We have bi-weekly lawn service. We don't know its exact schedule, but we assure you that when the team arrives, they will work as quickly as possible. While we have weekly lawn service, we are not responsible for any natural and organic debris that could fall on the yard between these services. These items include, but are not limited to: sticks, leaves, pollen, or anything else that is considered natural. If you have any questions or concerns, please let us know right away. Additionally, our landscaper could spray organic fertilizer on the lawn. We do not know their spray schedule.
Please understand that our community has a lot of natural vegetation, and some items are out of our control; however, we will do our best to ensure you are happy.
POOL
Pool Access is limited to the seasonal dates of May 15th to September 15th. In other words, the pool is a meant for seasonal use and the pool is closed and not accessible outside of the dates provided above. Pool heat will be provided at our cost between Memorial Day and Labor Day. We do not offer pool heat in the rain. Additionally, please note that if the pool is open a day or 2 prior to May 15th and/or between May 15th to Memorial Day, while we do not offer pool heat at our cost, pool heat can be provided for an additional fee of $250 per day. The same applies from Labor Day to September 15th, and after. (if the pool is open a day or two after this date. We do not guarantee that the pool will be at your preferred temperature upon arrival. Additionally, the pool could take hours to reach your preferred temperature based on a number of climate factors. The pool is serviced weekly, however, the host is not responsible for any organic debris (leaves, sticks or anything considered natural) that could fall into the pool between the weekly service. We do provide a pool skimmer and the tenant has permission to use the pool skimmer at any time during their stay. Do not use or allow the pool to be used alone. Minors under the age of 18 shall not utilize the pool unsupervised. Unsupervised use by children is strictly prohibited. Never leave children alone in the vicinity of the pool. Do not add anything to the water, including foaming bubbles, chemicals or bath oils, etc. If any of the above items are added, additional cleaning fees will be assessed. No candles or glass is allowed in the pool area or in the pool. No shoes are allowed in the pool. Absolutely no pets are allowed in the pool. Absolutely no electrical appliances should be used in or near pool. If any damage occurs to the pool liner, the guest is responsible for full replacement of the pool liner. Guests agrees to fully reimburse and indemnify operator for damage caused to the pool during lease term, including damage caused by any person, including invited or uninvited guests, pets, animals or children. The pool is serviced and chemically treated weekly. The surrounding patio and deck may be slippery when wet.
TRASH
The home has weekly trash pick-up service. While we have weekly service, we are not responsible if the bin is full between services and consider this ordinary use. Additionally, we are not liable for any inconvenience if the trash is full or its odor is strong. Please refer to the house manual for further instruction on how to dispose of trash.
INSECTS
Please note that the home is regularly serviced for pest control. We are not liable for your health issues and phobias and consider, ants, insects, ticks and any other natural specimen as ordinary for this area. While we will always make best efforts, we would like to remind guests that mosquitos, ants, bees, and any other insects or animals are a part of the area and not a refection of the home's cleanliness.
ADDITIONAL DISCLOSURES
The tenants bear all responsibility for their guests and family members. We are not liable, nor is it an excuse to ask for a discount or cancellation of the lease, for any phobias, fears, sprained ankles, splinters, cuts, bee stings, mosquito bites, tick bites, insect bites, bat bites, allergic reactions, pool injuries, falls, or any other such incidents. If there is there is any damage that necessitates urgent repairs that need to be performed due to any cause (including, but not limited to: acts of God, tenant irresponsibility, or equipment failure), the tenant will not be compensated for the disruption. In addition, the tenant will grant access to any professionals summoned to the property to fix and/or resolve the issue(s).
CONDITION AND USE OF PROPERTY
The Property is provided in “as is” condition. Rental Agent shall use its best efforts to ensure the operation of all amenities in the Property, such as internet access, cable TV access or pool as applicable. Rental Agent shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guest acknowledges that use of amenities such as pools, spas, fireplaces, decks, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest’s own risk. Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Property.

Location: right on Montauk Highway, so lots of traffic noise. Massive construction project underway right next door so significant noise from this.
Home: pictures show nicer/upgraded spaces but in general the exterior of the home is in disrepair, including rotting wood decks, missing paint and poor quality finishes. The interior stair and balcony railings are spaced much too far apart for this to be a child safe home.
Stay: the host watched us on exterior ring cameras throughout our stay which we knew because we received multiple texts about our activities.
Washing machine broken and unusable for the entirety of our stay.

We've been renting a lot - specifically through VRBO - across multiple countries. VRBO has been great. This house is great as well.
- Very good communications from owner. Short, to the point, timely! "Timely" is important!
- Check-in procedure is as easy as it can possible be.
- The locations works - 8 min driving from the village and the beach.
- Clean, bright, well-appointed house. The guest house was remodeled and feels great.

We had the most wonderful time at Francesca’s home in Southampton! The home is spacious with sunlight everywhere. The outside pool area is fantastic with comfortable furniture everywhere. The master suite is fantastic along with the 2 nd floor suite that is spacious and decorated beautifully. The pool house is is fantastic as well! The master is on the third floor so know that. The hiuse is a short 10 minute drive to the beautiful Coopers Beach, ranked 3 rd of best beaches in the United States in 2023. Fantastic. Grreat grill right on the beach. We will return for sure!

My family and I stayed at this beautiful Southampton home for July 4th, 2023. The property was clean, updated and the host, Francesca, was wonderful to interact with. She had a bottle of rose and fresh flowers waiting for us at check-in! Francesca was very responsive and made sure we enjoyed our vacation. We could not recommend this house enough and look forward to another trip to Southampton soon!

Great house & owner!
Just returned from a great 2-week stay at this lovely house with my 2 sons & their girlfriends, all in their 20's. The house worked very well for us, with plenty of space to spread out - which was important both because the unfortunate weather had us inside quite a lot and because most of us were working remotely. Wifi is awesome. The 2 main bedrooms are on different floors, and have their own bathrooms. Then there's the pool house with its own bathroom (not nearly as nice as the main house but perfectly fine), so there's plenty of privacy. In addition, we never saw or heard neighbors, and the property is nicely surrounded by trees. Street noise was not too bothersome. Location is convenient to beaches (definitely check out the uncrowded "Road D beach" with its free parking!), as well as towns and restaurants.
Owners were extremely responsive and concerned. Francesca sent a bottle of wine for the minor inconvenience I had to deal with when a new dishwasher and refrigerator were delivered and installed while we were there. When Hurricane Henri threatened, she and her husband drove out from NYC to secure the outdoor furniture and brought sandbags, heavy-duty flashlights, jugs of water, and batteries.
For us, this house would absolutely be a repeat if the jacuzzi is repaired and the pool house is upgraded a bit! Having beach chairs, a beach umbrella, and slightly better bikes would also be nice!

Lovely house in a great location
We reserved the house months ago, when it was owned by someone else. The property changed hands right before we arrived and Francesca, the new owner, had possession for less than a week before we arrived. Needless to say, we were nervous and accepted we were taking a bigger than usual risk. Francesca was very direct and forthright and that helped us feel more comfortable.
The house is lovely, sunny and unusual. It’s very private. Once one is inside, you lose sight of the fact that the house is on a rather busy street. We rarely heard the traffic because the orientation of the house is towards the back. However, it would be a challenging house for someone who has difficulty going up and down stairs.
The house was spotless when we arrived and Francesca had a fantastic housekeeper clean it in the middle of our two week stay. Francesca was responsive to our questions and some minor issues that came up. We enjoyed cooking in the kitchen as well as the grill and eating in the courtyard and also the second floor terrace. We also enjoyed coffee in the balcony outside the third floor master suite. It was great to have so many outdoor options.
We trust the property will improve even more under Francesca and we look forward to staying again.
