You want to feel completely comfortable while on vacation, even if it's just a short getaway. So we have made sure our home feels cozy, comfy, clean & perfectly well suited to full relaxation & high style. No one but those guests on the reservation are allowed on or in the property. We hope you will enjoy our little slice of paradise whether you are boating, fishing, worshipping the sun, playing on the beach, or headed to our charming wineries and restaurants! Situated on a street smack-dab in the center of town, we are about two short, small-town blocks to the beach and boardwalk; and if it weren't for our lovely tree-lined street you'd even be able to see the beach from our windows. And not just the beach, but we are also just a short block from Monroe Bay. You can see the bay water shimmering from the upper windows on the east side of the house and you can walk to the nearby restaurants to enjoy fresh seafood, lively drinks, and a beautiful sunset! You are also within walking distance of many local restaurants and bars. From the either of the home's 2 large front balconies, you will enjoy the charming beach cottages along our historic street & listening to the small-town church bells ringing while the outdoor ceiling fans whir overhead and the nearby tree leaves rustle in the wind. The lower porch is spacious and gracious, while the upper balcony is delightful and private. After awakening each morning, head downstairs for a cup of coffee and sit on the front porch, waving and nodding to the folks passing by in their golf carts on their way to a hometown restaurant, bar, park, or beachside setting. This is a golf cart community and you can rent a golf cart from several vendors on the town's main strip, Colonial Avenue. Renting and using a golf cart to get around is absolutely one of the fun parts of vacationing in Colonial Beach. In the evenings, relax on the upper balcony with a drink and enjoy the sunset, the wind off the nearby water, the stars in the sky, and the exquisite little jewel-box homes lining the street. On the main level of the home, you'll find comfort and fun, and plenty of space to stretch out. You'll appreciate the tankless water heater, the real red oak flooring, the soft close white kitchen cabinetry, the large double-door stainless-steel refrigerator, all the quirky art finds, our tiny kitchen library, the open-concept living/dining/kitchen area, and the private paver stone patio just outside the kitchen where you can sit outside to enjoy breakfast. The home's main level also features a large back bedroom with two double-beds, a full bathroom, lots of living room and dining room seating, a breakfast bar for the early risers, and plenty of space for the whole gang to gather. The dining room table is set for 6, but there are 2 additional dining chairs in the living room and seating for 2 more at the kitchen bar. The living room seats 5-7, but there are 7 additional chairs in the dining room that turn and move easily into the living room for additional seating, plus there are 2 barstools at the kitchen bar that turn and add seating to the living area. This is the beauty of open-concept! The small Roku TV is located in the living room. Use it to play a music channel, watch free Roku television, watch free HBO, or add your password to watch a Netflix movie. There is no cable television but there are live Roku weather and news channels. For your comfort, upstairs you'll find the large luxurious primary bedroom with private balcony and a luxury bathroom. Like the royalty you are, roll out of the Primary Bedroom's firm Queen bed and enjoy coffee on your private lanai, an outdoor room with a view and no bugs (the balcony is screened). The bed is softened with a luxurious all-wool Cuddle Ewe topper, which helps keep you warm in winter and cool in summer. The bedroom features nightstands and lamps on each side of the bed, a seating area for 2, a private balcony, and a luxury ensuite bathroom. There's a large Queen bedroom on the opposite end of the upstairs hall from the Master. With a bathroom just outside it's door, it feels in some respects like a second master bedroom. This bedroom features a slightly softer, but still firm mattress, and it has a seating area with a single Ethan Allen slipper chair. There are lights on each side of the bed and a ceiling fan. Best of all, this beautiful back bedroom features a wonderful view toward the bay. Both of these 2 upstairs bedrooms feature queen beds, quality American hardwood furniture, quality linens, closet storage with hangers, full length wall mirrors, wall to wall carpeting, a ceiling fan, and ample electric outlets. The upstairs middle bedroom is a cozy retreat with a cushy double bed, nice linens, lighting on each side of the double bed, small shelf nightstands, and a lovely pond and bay view from the window. This middle upstairs bedroom has a closet and several wall hooks and a full length wall mirror in the hallway across from the door. In addition to the 3 upstairs bedrooms, there is a large downstairs bedroom that features 2 double beds. Great time! First time in Colonial Beach. Low key family time. House was perfect location for us. Very enjoyable!

Diana was wonderful to work with, the home & her description was very detailed. Everything you would need was there! The only thing we had to pack was our personal clothes, beach towels and food! The town and area where the house is located was very quiet, short walk to the beach and bay. The house was perfect for our family of 5 adults and 3 children. This was our first time in VA and we had a blast, the river is awesome for young kids to swim in. Would highly recommend this home!

We stayed at Diana’s beach house for the Colonial Beach triathalon. It was walkable to everything and comfy for a group of 8. The place is very well organized and homey.

Wonderful property with plenty of amenities. Walking distance to beach and marina and most restaurants. Thanks we had a great time.

The property was exactly as advertised and a lovely home. It was a very convenient short walk to the beach. Also, the home was within a short walking distance to a Mexican restaurant and brew pub. The four teenagers in our group enjoyed playing the games available in the house. It was a relaxing stay.

We were a group of moms and our children. The house was great! Very comfortable and clean. We would have found this place to be quite a gem if it weren’t for the jellyfish. I was unaware that they would even be a problem but every one of the kids got stung. The littlest ones were beside themselves over it. I know it’s not necessarily something that you would “sell” a vacation stay with, but if I had known I would have researched what time of year the jellyfish come through and planned accordingly. But the house was great. Probably not quite equipped for cooking for a crowd but otherwise, really nice! Master bedroom needs a new mattress. Just by the way. 😉

Diane has a beautiful home, very clean and well set up. We enjoyed relaxing on the porches and my pooch loved the fenced yard. Unfortunately the neighborhood was not for middle age people. We enjoyed renting golf carts and touring the quaint little town but the food choices and entertainment locally were very limited. As we picked this home for the beach locality it was kind of a let down with mucky brown water and a lot of jelly fish. On the other hand the beach was not overcrowded. We did drive out to Washington to the Arlington which is a must see for everyone! Thanks Diane for your hospitality and quick responses, it was a pleasure renting your home.

This was an annual getaway for our group. We loved Colonial Beach. Even though VRBO originally led us to believe the house was near VA Beach, that turned out to be a non-issue.

My daughter (age 21) and myself stayed at this home for the past few days. We had such a lovely time! The house is beautiful and Diana has thought of everything to make you feel welcome. The house has a wonderful layout and a comforting vibe. Out of all the vacations we have taken, we were the saddest to leave this place lol and we are already making our next plans to come back! I loved the little goodies Diana has for sale around the house that makes it convenient and also goes to a wonderful cause. I loved the balcony off of the upstairs bedroom to have coffee and read. The bay is close and we enjoyed Los Hermanos Cantina, which is just a short walk away. The beach was super close as well! Thank you Diana, for sharing your beautiful home and for the sweet memories we now have from staying there! ❤️

Beautiful house! Met our every expectation!
Six of us girlfriends met from 3 states! We had plenty of room, well stocked, fab kitchen, 3 bathrooms (dreamy), screened in second floor front porch, the Monroe bay just a block right out the door, and the beach at the Potomac 2blocks the other way!!!! Lots to do; restaurants, ice cream, bars, breakfast, fun little stores! Golf cart town, too! Seems like everyone has one! Rent one and see the town! A church for everyone…extra special is St Elizabeth of Hungary Catholic Church (almost) on the beach, has a daily Mass!
Colonial Beach is a pretty special place!
Highly recommend this rental and the host, Diana!

My college aged son and i stayed a few days during spring break. It was cold outside, but the home was cozy and warm. We played cards, baked a cake and talked late into the night about the future. We explored the area and visited the beach and enjoyed some karaoke at the Icehouse! The house felt like home and was extremely clean! It was in a fantastic location and well stocked.

The beach house was perfect for our weekend getaway. We appreciated the amount of space to spread out and items left for us to use. Our family enjoyed playing tennis down the street with the rackets and balls Diane provided and had fun playing the board games. We will definitely stay here again if we are ever back in the area!

Used this nice home as a base for our family to get together in a quiet beach town in November. Great experience.

Thoroughly enjoyed our time at Beach House! We had plenty of space for our family’s together time as well as separation for privacy. The home could not have been cleaner! The 2nd floor screened porch is an added bonus!!! We felt very relaxed as the kids (and adults!) played in the fenced yard. Highly recommend.

We had a great time. Grandparents and toddlers all felt at home in this warmly decorated space. Check in was easy and the keypad entry was handy for a large crowd. We really had everything we could need, including enough extra blankets to help with the unseasonably cool weather. We only used the kitchen for big breakfasts but had no issues and fit comfortably around the dining table. The house is located within walking distance to the cute town as well as the beach - bonus! Great porch, great stay.

We had a lovely time staying in this house at Colonial Beach. It had everything we needed for all ages (infant through seniors) and was a perfect location. Easy access to the beach, restaurants, and the public dock to use our kayaks.

The house was perfectly able to accommodate us, with plenty of room to spread out. Very easy walk to the beach and to restaurants, a short drive to anything you could need.

You can’t get a better location in Colonial beach. The house is clean, well organized, equipped and can comfortably sleep a lot of people. Use of the beach cart, chairs, and toys was a luxury and meant we didn’t have to haul our own. It’s a newer house that is nicely decorated and thoughtfully laid out, we spent a lot of time on the screened porch.

Wonderful cozy beach house with a beach (non crowded) at 2 minutes of walk! The host is attentive and is quick on your questions during the stay. We forgot ours souvenirs from our stay and she helped to find solutions to shipped back them to us! Thanks for your hospitality

We enjoyed the property and the owner was great about answering my emails. It was very clean, and comfortable for all of us. We had 4 adults and 4 teenagers for the week. We had a Minivan and SUV and with the golf cart- parking was a little tight- but doable.
We rented a golf cart thru T&T golf cart rentals and that was a bonus for entertainment for the teenagers (They have a sticker so you don't pay parking). We participated in the Diner's escape room and successfully escaped if you are looking for an activity for a rainy day- check them out!
We went to 2 different beaches in town. The down beach by Dockside was fun, has a volleyball net to enjoy (there was a ball in the box by the net). I will suggest water shoes- as the beach is more shelly than sandy. We had 2 members stung by jellyish during our stay- BAKING SODA! do NOT pee on it- and recovered well. We went to the beach at the end of Madison Ave and had zero issues there.
If you are interested in checking out DC- I suggest you plan your itinerary early as some required tickets to get in (Washington Monument, Whitehouse, Capitol Tour, Ford Theater, and Archives). We opted to use public transport to get into the city and utilized the Franconia -Springfield Metro station to access the metro which took us to Arlington and inner DC. We also used the busses in DC as it is a LOT of walking. I suggest the 13$ day card as it was easier than the app on my phone which kept glitching. It took us approx 90 min to drive to the metro station at Franconia and then approx 30-40 min to use Metro to get into city- but we did not have to drive in the city or pay city parking!
We ate at the High Tides- Were not thrilled with the food or service on a Friday night. We went to Dockside for drinks- Orange Crush was dangerously delish. Ice Cream hut had odd hours making it difficult to get ice cream after dinner (we eat later so after 8PM was when we went searching for treats) my kids loved it, I was not impressed.
We enjoyed Colonial Beach for our purposes of sun, beach and vacation with exploring DC.

Ideal location, attention to detail, but a somewhat cluttered environment
The place really was beautiful! Lots of attention to details. We didn’t take advantage of them, but there were beach chairs, which was a nice touch. The outdoor seating was also a nice touch. The location is ideal- close enough to the heart of Colonial Beach, proximal to the beach itself, but not in an area where there’s a lot of road noise. There was lots of ‘stuff’ around the house for sale, which was not something I’ve encountered in a listing before and I’m not sure what I think of it- things like jewelry, bags, shoes- it did make for a cluttered environment… it also made me worry about Covid. I’d like to think each individual item was cleaned between visits, since little hands may have picked up things, but there’s no way to know. Aside from the nick-knacks all around, the place was otherwise seemingly clean. I did experience some inflexibility with the property manager, but I respect her and the site’s rules… and our family thankfully had rented another property whose owners were very gracious given the circumstances… so all’s well that ends well!

Quaint beach town
Had a great time in Colonial Beach at the Beach House.. Place was clean, spacious and just as described. We were 8 adults and dog with plenty of room. Diana was easy to work with and very responsive to questions. Such a quite little town. Golf cart rental is a must. So much fun.

This home has been given a lot of love and has been well maintained. There are lovely touches of personality in the decor, the rooms are comfortably laid out, the kitchen was well stocked and the temp controls worked very well. Amazing property!
The process of renting, communication with the host, check-in and check-out were perfect. The house is ABSOLUTELY gorgeous, open, spaces well used, kitchen well appointed, and comfy furniture all around. The outdoor area was comfortable and well maintained. Did miss having a grill though! The location is perfect....2 blocks to the beach, 1 block to the creek where we enjoyed beautiful sunsets and playing with the volleyball and football in the grass, 1 block to a marina and restaurant. We had so much FUN and can't wait to come back to enjoy it again.

Convenient and comfortable
We had a great stay at Diana’s house! The house is very convenient - only a few blocks from the beach and from a little playground which is helpful with kids. It’s comfortable with all rooms and amenities as advertised. Everything was very clean and Diana was prompt with getting back to me. Check in and checkout we’re very easy. Would definitely recommend staying here.

Fantastic Property!
The Beach House was exactly what my family needed for a long weekend with my son getting married at a local state park. We had a large group - my spouse and I, his mother, our daughter, our teenaged son, and our son and his wife. There was plenty of room to spread out and not feel like we were on top of each other the whole time. We had additional family come over after the wedding and still had lots of room.
We've stayed in many homes on our adventures and this is by far the best stocked home I have ever stayed in. The host provides everything you could possibly need, and even had cold bottles of water in the fridge for us when we arrived. Everything is labeled and easy to find, and there is even a stool for items on the top shelves of the cabinets.
The town itself is adorable. Julie's Coffeehouse is a few short blocks away and was a daily stop for us. We had family eat at Dockside and they highly recommended it. I would love to come stay again when we have some time to explore the area. I definitely recommend!

Absolutely beautiful home that is convenient to everything!
This home is beautiful and has very nice upgrades and amenities. The extra touches were very special. Diana has thought of everything. There are beautiful robes to lounge in, in every bedroom. There are cute inspirational messages everywhere. The decor is cheerful and comfortable. The beds and the couch are very comfortable. We had a great weekend there. We spent a lot of time relaxing, laughing, talking and enjoying one another.
The only suggestions that we thought of were: additional comfortable seating in the living room, perhaps a love seat. A larger casserole dish for the kitchen. And a few more small balls. We truly had a very, very enjoyable, relaxing weekend and will be back again. Thanks for your hospitality, Diana!
