About this house rental

Welcome to our Colonial Beach custom home, our home away from home, close to everything charming & fun in Colonial Beach, Virginia---named Best Beach by USA Today & the 2nd largest beach in Virginia. We have equipped our luxurious home to our high standards and to anticipate your needs during a relaxing stay. This is a non-smoking property: no smoking anywhere inside or outside. Max 10 humans: kids, babies & infants included. Pets are $125 per pet with some restrictions.

You want to feel completely comfortable while on vacation, even if it's just a short getaway. So we have made sure our home feels cozy, comfy, clean & perfectly well suited to full relaxation & high style. No one but those guests on the reservation are allowed on or in the property. We hope you will enjoy our little slice of paradise whether you are boating, fishing, worshipping the sun, playing on the beach, or headed to our charming wineries and restaurants! Situated on a street smack-dab in the center of town, we are about two short, small-town blocks to the beach and boardwalk; and if it weren't for our lovely tree-lined street you'd even be able to see the beach from our windows. And not just the beach, but we are also just a short block from Monroe Bay. You can see the bay water shimmering from the upper windows on the east side of the house and you can walk to the nearby restaurants to enjoy fresh seafood, lively drinks, and a beautiful sunset! You are also within walking distance of many local restaurants and bars. From the either of the home's 2 large front balconies, you will enjoy the charming beach cottages along our historic street & listening to the small-town church bells ringing while the outdoor ceiling fans whir overhead and the nearby tree leaves rustle in the wind. The lower porch is spacious and gracious, while the upper balcony is delightful and private. After awakening each morning, head downstairs for a cup of coffee and sit on the front porch, waving and nodding to the folks passing by in their golf carts on their way to a hometown restaurant, bar, park, or beachside setting. This is a golf cart community and you can rent a golf cart from several vendors on the town's main strip, Colonial Avenue. Renting and using a golf cart to get around is absolutely one of the fun parts of vacationing in Colonial Beach. In the evenings, relax on the upper balcony with a drink and enjoy the sunset, the wind off the nearby water, the stars in the sky, and the exquisite little jewel-box homes lining the street. On the main level of the home, you'll find comfort and fun, and plenty of space to stretch out. You'll appreciate the tankless water heater, the real red oak flooring, the soft close white kitchen cabinetry, the large double-door stainless-steel refrigerator, all the quirky art finds, our tiny kitchen library, the open-concept living/dining/kitchen area, and the private paver stone patio just outside the kitchen where you can sit outside to enjoy breakfast. The home's main level also features a large back bedroom with two double-beds, a full bathroom, lots of living room and dining room seating, a breakfast bar for the early risers, and plenty of space for the whole gang to gather. The dining room table is set for 6, but there are 2 additional dining chairs in the living room and seating for 2 more at the kitchen bar. The living room seats 5-7, but there are 7 additional chairs in the dining room that turn and move easily into the living room for additional seating, plus there are 2 barstools at the kitchen bar that turn and add seating to the living area. This is the beauty of open-concept! The small Roku TV is located in the living room. Use it to play a music channel, watch free Roku television, watch free HBO, or add your password to watch a Netflix movie. There is no cable television but there are live Roku weather and news channels. For your comfort, upstairs you'll find the large luxurious primary bedroom with private balcony and a luxury bathroom. Like the royalty you are, roll out of the Primary Bedroom's firm Queen bed and enjoy coffee on your private lanai, an outdoor room with a view and no bugs (the balcony is screened). The bed is softened with a luxurious all-wool Cuddle Ewe topper, which helps keep you warm in winter and cool in summer. The bedroom features nightstands and lamps on each side of the bed, a seating area for 2, a private balcony, and a luxury ensuite bathroom. There's a large Queen bedroom on the opposite end of the upstairs hall from the Master. With a bathroom just outside it's door, it feels in some respects like a second master bedroom. This bedroom features a slightly softer, but still firm mattress, and it has a seating area with a single Ethan Allen slipper chair. There are lights on each side of the bed and a ceiling fan. Best of all, this beautiful back bedroom features a wonderful view toward the bay. Both of these 2 upstairs bedrooms feature queen beds, quality American hardwood furniture, quality linens, closet storage with hangers, full length wall mirrors, wall to wall carpeting, a ceiling fan, and ample electric outlets. The upstairs middle bedroom is a cozy retreat with a cushy double bed, nice linens, lighting on each side of the double bed, small shelf nightstands, and a lovely pond and bay view from the window. This middle upstairs bedroom has a closet and several wall hooks and a full length wall mirror in the hallway across from the door. In addition to the 3 upstairs bedrooms, there is a large downstairs bedroom that features 2 double beds. The games and puzzles are stored in this downstairs bedroom closet along with tennis rackets if you want to play at the nearby community tennis courts. This is a fun double full-bed bedroom with a full bathroom is just outside the door. This is the only bedroom on the main level of the house and no indoor stairs need be climbed to reach this lower bedroom. We fully stock our home for those who prefer to dine-in. We have fun dishes, glassware, silverware, and cookware that you are free to use. We have a Keurig coffee bar, complete with coffee pods, tea bags, and sugar/creamer/sugar substitute. Cooks will appreciate that we stock cooking spray and a few spices available to use. We have ceramic dishes, plastic dishes, quality acrylic and other glassware, many ceramic coffee mugs, pottery & glassware, and a few mixing and cereal bowls. If you have the need for particular cooking or eating utensils, we'd advise you to bring those with you. Hand washing & dish washing liquid is at each sink for you, detergent is available for you to use in the front-loading washer, and a full-size dryer is also available. The w/d is tricky to use though. You’ll find our WIFI password in the kitchen when you arrive and a 32-inch television in the living room. The bedrooms do not have televisions, but we do have a strong and fast 5G wifi signal for you to use free of charge. We'd love to welcome you to our custom-built home, The Beach House on Boundary. It's a newer home, built only a few years ago in the luxury beach-house style, featuring 2 full balconies, all-gravel parking for up to 3 vehicles, a fenced yard with grass, and an outdoor-eating paver-patio. We encourage you to carpool when possible or have a parking plan if you bring more than a couple of vehicles.We have a no-contact system for welcoming guests using a coded front lock. That makes it simple for you and your friends to enter and exit the house without needing to keep track of a key. Interior deadbolts and plenty of exterior lighting will make you feel safe. Your particular key code will be sent to you via text or VRBO message on the day you are to check-in. As your hosts, we are retired military and live nearby. Danny is a retired Lt. Col. who works in leadership consulting. Diana is a retired journalist who manages the property and runs two eBay shops: Artemis Teal and Artemis Teal 2. Check-in & check-out times are based on cleaning protocols and are difficult to move. If you need an earlier check-in time, let us know and we will do our best, but make no promises. No partying please. No loud music and no outdoor guests after 10 pm. We don't expect you to clean the house when you are closing up. We do expect you to clean as you go and stay in our house as a guest: wipe up stains and spills immediately, use trash can liners, take your trash out to the outdoor trashcan, etc. Please put your dishes in the dishwasher and start it before you leave. You do not need to do the laundry. You do not have to strip the bed & just leave towels and washcloths in a pile in the tub/shower. There are a few items marked "Not For Guests" in the home & we'd appreciate you letting those alone during the course of your stay.A vacuum cleaner and broom is available for the guests but no iron or ironing board at the house. Basic utensils & basic dishes for serving-eating-cooking are available, but if you need something specific please bring it. We have some cleaning supplies, cooking supplies, napkins, toilet paper, and paper towels available for you, but you may need more if you have a longer stay planned. We have the fastest and largest WIFI plan offered, but a large # of people using a lot of apps and platforms may slow the speed a bit. We have one 32" Roku television with no cable tv service, but WIFI is available in every room. Bring your Amazon, Netflix, etc. passwords, but Roku TV and HBO is available free of charge. We have exterior cameras for your safety that automatically record video and audio and send it to the cloud. We have our email and cell # all over the house in spots so you can call or text in an emergency.

Diana was wonderful to work with, the home & her description was very detailed. Everything you would need was there! The only thing we had to pack was our personal clothes, beach towels and food! The town and area where the house is located was very quiet, short walk to the beach and bay. The house was perfect for our family of 5 adults and 3 children. This was our first time in VA and we had a blast, the river is awesome for young kids to swim in. Would highly recommend this home!

We stayed at Diana’s beach house for the Colonial Beach triathalon. It was walkable to everything and comfy for a group of 8. The place is very well organized and homey.

The property was exactly as advertised and a lovely home. It was a very convenient short walk to the beach. Also, the home was within a short walking distance to a Mexican restaurant and brew pub. The four teenagers in our group enjoyed playing the games available in the house. It was a relaxing stay.

We were a group of moms and our children. The house was great! Very comfortable and clean. We would have found this place to be quite a gem if it weren’t for the jellyfish. I was unaware that they would even be a problem but every one of the kids got stung. The littlest ones were beside themselves over it. I know it’s not necessarily something that you would “sell” a vacation stay with, but if I had known I would have researched what time of year the jellyfish come through and planned accordingly. But the house was great. Probably not quite equipped for cooking for a crowd but otherwise, really nice! Master bedroom needs a new mattress. Just by the way. 😉

Diane has a beautiful home, very clean and well set up. We enjoyed relaxing on the porches and my pooch loved the fenced yard. Unfortunately the neighborhood was not for middle age people. We enjoyed renting golf carts and touring the quaint little town but the food choices and entertainment locally were very limited. As we picked this home for the beach locality it was kind of a let down with mucky brown water and a lot of jelly fish. On the other hand the beach was not overcrowded. We did drive out to Washington to the Arlington which is a must see for everyone! Thanks Diane for your hospitality and quick responses, it was a pleasure renting your home.
