The property was stunning. The outdoors amazing! I wished they had more bathrooms but we made it work. The property manager was very attentive, just be aware not to put the music too loud outdoors cause the neighbor is not friendly at all. Overall, everything was great!

Really the only downside to this location is the shower situation. There are three available showers - one connected to the bunk room on the main level, one en suite for the second story master, and one in the pool house. This meant some careful communication about when adults could shower and not wake up napping kids etc. other than that this house is amazing. The living spaces are very large - our group of 17 could easily all eat/prepare meals and play games without feeling cramped. The kids lived in the pool while the adults lived on the pickle ball courts. The beaches of Anna Maria island are only a 15 min drive and were great - but honestly it was hard to leave the home because we were having so much fun there! The host was very responsive to any requests or questions. Just wishing we don’t live so far away and could come back every year.

The house was perfect for our five families and teenage boys! Many hours were spent on the volleyball court and pickleball court. Paul was an awesome host!

We thoroughly enjoyed our stay at this well-maintained property. The outdoor area with the pool and pickleball court was a draw and we spent the majority of our time in these areas! We were a group of 17 with ten parents and seven kids ranging from 16-20 years old. There was plenty of room for us to spread out and enough beds for everyone. Our only complaint was that there are only three showers total, which required us to plan ahead. The location is ideal for heading to the beach (go by 8:30 am to avoid traffic), shopping, golf, going for walks, and spring training baseball. During our stay, we had questions about the pool filter and Paul was very responsive. Overall, I’d recommend this beautiful property!

We stayed here with our U15 girls soccer team from NJ with 8 families (10 adults, 10 teenagers). The house was the perfect place for all of us to relax post games and host team dinner. Easy drive to IMG as well as for groceries, etc

We were a group of 20 ladies who stayed at Xanadu for 4 nights. There was ample space for our group in the common spaces of the house. The backyard is beautiful and our group spent the majority of our time out there and on the pickleball court. The pool was heated to a very pleasant 85 degree temperature. The pictures of the outdoor spaces do no do it justice. It is even nicer in person! The bathrooms were our groups only challenge with this property. The water pressure in the showers was very low and the hot water seemed to run out quickly. Note that the bathroom with the tub DOES NOT have an installed shower head for showering but does have a handheld shower which was not ideal for showering. Other than the bathrooms the house was an absolute pleasure to stay in. All 20 ladies thought their beds were comfortable and enjoyed the stay. Tons of glasses, flatware, plates, towels, pool towels etc. It is truly set up for large groups! Paul the property manager quickly responded to any of our groups questions about the property.

The property it's a resort in itself! The outdoor areas are relaxing and a great way to start and end the day. Family members took excursions, enjoyed all amenities, and even had a tournament for ping-pong, foosball, pool, and pickleball. It was a stay filled with wonderful memories for our family. The access to so many amenities was impressive! There was something for everyone as the Pickleball court was a big part of our daily exercise. Even my 86 year old Grandma jumped in for the sand volleyball game! Great memories were had by all!

The perfect stay for 23 people age 5-70 from around the country! Fabulous beach nearby but we only went there once as the property offered all we were looking for, time together to connect and make memories. We found it to be exactly as advertised and we hope to return! Enjoy!

This is the MOST BEAUTIFUL home I have ever stayed in! You do not need to leave the property at all and still have the beach sand right in your own back yard. 100% recommend! We had 18 people and everyone enjoyed themselves. Thank you to the host who was so very accommodating. It was over and above what we expected.

Our recent stay at this VRBO property was nothing short of incredible. From the moment we arrived, we were greeted by a beautiful house that exceeded all our expectations. It truly felt like a luxurious resort with its well-appointed amenities and thoughtful touches throughout. We were a large party of 26, and the house accommodated us comfortably. There was ample space for everyone, and we never felt crowded. The bedrooms were spacious and cozy, providing a peaceful retreat atmosphere. The property had everything we needed to make our stay enjoyable. The kitchen was fully equipped. The living areas were inviting and provided plenty of entertainment options for both kids and adults. Although our experience was fantastic overall, we did encounter a few hiccups along the way. Regrettably, we misplaced a pair of headphones during our stay at the pool, and after tracking their location, it seemed they were taken and we could tracked doing multiple stops around the area. Additionally, the dryer was broken and caused some damage to A LOT of our clothes. However, we understand that technical issues can occur, and the owner promptly addressed our concerns. Despite these minor setbacks, our time at this vacation rental was truly unforgettable. The beauty of the house, the comfort it provided, and the memories we made together far outweighed any challenges we faced. We are already discussing plans to return and create even more amazing memories. We highly recommend this VRBO

We had such a wonderful time here with our friends & family! We stayed here during the week of our wedding. Paul and his son Carter were super helpful and responded quickly! It was perfect. We used the second house as a bridal suite to get ready in the day of our wedding. We also used it as a place to host a welcome party for our guests the day before. Everyone was so impressed with the property. We got to use every activity- the boys loved the volleyball and basketball court. Overall wonderful stay. My only suggestion would be to add a regular shower into the upstairs hallway bathroom. The bathtub with the hand-held shower is doable, but would of made it nicer to have an actual shower.

We had a party of 20 adults stay at this house for a long weekend to celebrate a birthday and had the most amazing time. The house had everything we needed for a great time. Lots of space to gather as a group and socialize and also plenty of private space to get away from the noise if needed. The activities provide all day fun so you do not even need to leave the house but beautiful beaches are a short drive away. All the shopping you will need is only a 5 min drive down the road. We felt like we had our own private resort and loved every minute of it. Thank you for a fantastic vacation.

15 of us had a great anniversary celebration at this property! We had pool time and family challenges with the game areas, inside and out. The accommodations are first rate. This listing is one of the few times the Online Pictures did not lie! Good location - beach, restaurants and stores are all close! Good communication with owner!

The property offered lots of space for us to enjoy. The houses were very clean and generally well kept. We were well entertained with the pool and table games. I did not give the property 5 stars as some of the amenities were below the standard of the house - the towels were very cheap "gym club" variety; the soaps and shampoo were small motel sized and quality and the kitchen in the main house lacked some basic pots and pans. Additionally, having only a tub with a hand-held in one of the bathrooms was inconvenient. I believe that Paul can up the game given the price point and the properites "luxury" billing.

The house was amazing!!!! Tons of beds and sofas for sleeping. A lot of entertainment activities to do at the house. My group utilized the swimming pool to the max. I would highly recommend anyone staying around this area, this is a must for rental for larger groups!

This property is awesome and in a great location. We had our family reunion here with 20+ people. This is the perfect house for a large gathering as there was some thing for everyone. The backyard pool area was fantastic. There were plenty of games both indoor and out. The pool house was perfect for the families with little ones so they could have a private area. The response time from the host was great and he even accommodated an early check-in which definitely helped as our family members were arriving from all over the country at different times. Our family had a wonderful time would definitely recommend.

Issues with the bathroom and drains!

We were without one bathtub working for 1 day, bathroom in cottage completely clogged as well as the shower, bathroom in the main house downstairs no hot water! And we never argued about all these MAIN issues! Bathroom downs etc. owner’s son, Carter said that the toilet was a known issue and that it was getting replaced after our stay! No key is giving so the cottage stays open! For the main house just the garage clicker you are given!!! The people to lawn the grass come in the morning while you are on vacation! It is just ridiculous!!!! The guidelines are not sent by email so the owner at the end of the stay tries to charge $280 extra for no reason! After I complained to VRBO now they sent an email saying it was for a 10 lb SERVICE ANIMAL in which he is trained and by LAW they cannot charge!!!! We went for a holiday and took our own pots and plastic plates, BBQ as we only eat Kosher. Have pics of the condition that we left the house in.
