The owners are not liable for any accidents occurring. Parents with children should be especially cautioned regarding ladder use and agree to accept all responsibility for minors. While not an exhaustive list of precautions, guests agree to follow these industry standards: 1) Use of top bunk is limited to occupants 6 years or older; 2) Use of top bunk is limited to 1 occupant and a maximum 175 lb weight; 3) No jumping or other horseplay on or around the bed; 4) Always use a ladder for entering and leaving the upper bunk.

We ask that you treat the property as if it was your own property. Please be aware of the condition of items in the house, and if you notice anything broken when you arrive, contact us to let us know. We also ask that you watch noise levels at night, as we have a close relationship with our neighbors and do not want to cause any problems. Please no loud music or disturbances. Noise ordinances for quiet time in the city/neighborhood are at 10pm, so please respect these rules. We want to mention that first so you are aware.
Children are welcome here! however - please keep your children safe. Home is not childproofed.
1. Check-in /Check-Out: Check-in time is 4:00 pm. Check-out time is 11 am. Unless otherwise authorized by the management company. We MUST have 24-hour notice for extensions of stay or you will be expected to vacate at the 11:00 am checkout time.
All areas of the property are for guest use unless locked and designated as Designedvr employees only. Not all garages are accessible or available for your use.
2. Guest Interaction: We love to meet and greet all guests. However, in the event that this is not possible we also offer self-check-in with a door code. We have the right to ask for ID, the credit card used for booking, or other forms of proof of identity and payment. We may also ask guests to present ID. Person traveling with guest will not be permitted on property before booking guest has arrived and is confirmed with ID.
3. Guest Access - All areas of the property are for guest use unless locked and designated as Designedvr employees only. Not all garages are accessible or available for your use.
4. Maximum Occupancy: The maximum number of guests is limited to the number indicated in the listing. It is very important that the maximum occupancy rule is not violated as this will be considered a breach of the reservation rules and will result in immediate cancellation of the booking.
5. Unauthorized Guests - Although we do not mind if you invite a friend or 2 over to visit, please do not have extra unauthorized guests stay the night or for extended periods of time. We do not allow unauthorized guests to sleep here. Please do not allow extra guests to sleep at the house unless previously agreed upon when you booked the rental. All overnight guests must be listed with the booking and any guests over 10 people limit incur a 50$ per night charge.
6. Parties or Events: We do not allow parties, loud gatherings or events of any sort to be held in the property. Only authorized guests are to be in the house and around the pool area. Music must be kept to a non-disturbing level. NO BIG EVENTS OR PARTIES! Please be sure that extra guests leave by 12am. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Please understand that any reports or evidence of a party or organized event taking place will be an automatic forfeiture of your entire deposit and immediate vacation of the property.
7. Pets: ABSOLUTELY NO PETS! We do not allow pets of any sort. Any evidence of pets will be an automatic forfeiture of your damage deposit ($250 fine).

10. Inspections: Property Management has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the guests violate any of the terms of this agreement, the rental period will be terminated immediately and no refunds will be given. The guests waive all rights to process if they fail to vacate the premises upon termination of the rental period. The tenants shall vacate the premises at the expiration time and date of this agreement.
11. Security Deposit: A security deposit is required to reserve the house. You will be required to submit payment using the payment link provided within 48 hrs before check-in. The deposit is in addition to the nightly rate and will be refunded in the same manner paid provided the following provisions are met:
*No damage is done to the unit or its contents
*All debris, rubbish, and trash are placed in trash cans and soiled dishes are placed in the dishwasher and cleaned. If the house is left excessively dirty and there is excessive trash left in the house, there will be an additional cleaning fee deducted from the deposit for the extra cleaning time. The guests will be notified immediately.
*No linens are missing, damaged, or excessively stained
*The Occupancy limit of the house is not exceeded at any time unless approved in writing in advance
*There are no police enforcement actions by the City or Homeowners /and items 4,5,6,7,8 and 9 are adhered to and there are no violations of house rules as posted in the house.

Overall this house was great. All of the rooms and outdoor amenities were perfect for our group and we didn't have any bored kids! However, there are a few updates I would suggest to make. With such a large number of people we didn't have enough beach towels which resulted in having to do laundry multiple times. There weren't any beach toys or chairs to take the beach either. We also didn't have enough silverware for everyone for all meals throughout the day. Some other items to consider for the kitchen would be baking sheets, larger pans to cook with, more serving trays. We made it work for the stay but those items would definitely make cooking and feeding a large group easier.

Excellent choice for a big group. We had plenty of space and lots of activities to keep us entertained around the property, which was exactly what we wanted and needed. House was clean and well furnished. Reasonably close and easy to get down to Fort Lauderdale.

The place was great. Lots of space for our group of 21 and it did not feel cramped. Overall a great property.
Communication was a bit difficult. They use a company that texts and sometimes are not very clear when property managers will be coming by. This was our only compliant but overall we would stay again.

There were 15 of us in four families. Two grandparents and three families with kids ranging from 10 to 16. Everything was amazing! All rooms are very spacious. Enough seating to eat together whether it was outside or in (only when it rained a couple of times). All of the games on premises were well maintained and so fun. The movie theater was an absolute hit! Location was fantastic for walking for an ice cream or a 10 minute drive to the beach. Executive airport and community park both right next door never bothered us with noise. Beds were very comfortable. Plenty of towels for everyone for both swimming and showers. Management group was readily available for any question. Would highly recommend!!

So much for everyone. there were 17 of us plenty of seating good kitchen for cooking lots to do outside we were so busy. We never used the media room. Otherwise we fully enjoyed every aspect of the house.

Had a great week with the family…9 kids from 7-1… they had a safety fence that we used and it made for a much more relaxing week not worrying about the pool. Management took care of any issues/needs we might have had.
