This particular unit (303) had the most horribly thin mattress that I’ve ever experienced in the master. The queen bedroom for the other adults had such a hard mattress that the couple in that room did not sleep.
The air conditioning would rise in temperature at night based on the owner’s controls. I would never stay here again and would not suggest it.

Had an enjoyable stay; VERY easy check in.
Only minor issues we had were the guest bath shower handle was broken, so we couldn't use the shower (only bath). And not all the televisions worked.
One of the best things about the place was how NOT @sshole-ish the condo people were. We didn't have to scrub the place down with a toothbrush like some places make you do. Also, great pools, game room, and a movie room!

We greatly enjoyed our stay, we can't wait to visit again! The property was amazing, and close to everything we wanted to explore on the island.

I have been to a few condo's and overall this one was ok oveall all, but they can definitely make some improvements.
Arriving didn't feel so welcoming, walking in felt humid, kitchen counters looked dirty, but weren't (weird marble) no fresh or clean smell.
Rooms were fine, the bigger room had terrible sheets and cushion was so flat it was so close to bed board...very uncomfortable.
We had ONE kitchen paper towel roll for the whole weekend and no extra to be found.
I understand each unit can provide what they can, but really we pay so much, least is to have the minor non expiry items (oil, salt pepper, extra papertowels, towels)
The living room had ONE couch, and a chair, for a big group where do u expect for everyone to seat at??
The walls were dirty
Overall just passable and deal w it, but wont be back to this unit!!!

Great time with family. Loved the layout of the condo, and the property is great. Movie night was awesome, and the check in process was really easy.

Best place ever!! Love all the amenities! Really disappointed in the water slide not being open but other then that it was great!

Beds aren’t really comfortable. The lounge chairs outside had dirty cushions. And the tub didn’t work so my kids had to take a shower which is strange for them since they’re so young. Still like the lazy river and the property in general but this unit could use some TLC.

Good place to stay

We have stayed at this resort three times in five years; it's a lovely location and venue. Close to lots of family-oriented activities and, of course, the beach. The resort is starting to show some wear and is not the pristine place it used to be; the grounds and pool are less spotless and in need of refurbishing, and our apartment, this time a bit more worn; we did, though have a great time.

The property is great. Pool and lazy river are wonderful. The unit beds were awful. TVs in 2 bedrooms didnt work. For six people there were 2 - 1 inch bars of soap in each bathroom. Not enough toiletries or towels. The outside furniture cushions are old and dirty. We pay to sleep somewhere nice and every bed was cheap and uncomfotable. The unit is perfect for a family. Kitchen was great. Balcony was wonderful. Unit is toward end of property so pool noise is minimal. The property boast a restaurant. There is not one. Overall, we would stay again but not in this unit.

Fantastic property! Would recommend to anyone of any age!! Diamond Beach is definitely where we will always stay:)

The unit is close to an elevator, so it was perfect for some in our party that have difficulty walking far distances. The unit is very nice, and almost exactly as the pictures show.
The property has a lot of very nice amenities. The day after we arrived, they closed the indoor heated pool for maintenance. We wished they would have mentioned that upon arrival - we could have taken advantage of it that night.
The lower bunk bed was very squeaky - in fairness, I forgot to mention to the property manager.
We did have to communicate with the property manager a few times, and there were some challenges in the communication. I felt some issues could have been addresses a little quicker.
Overall, I would definitely rent at this property again, and possibly this unit as well.

The property was nice, some areas were under construction but overall it was nice. As far as the cleanliness in our condo, I had a few concerns. The comforter in the master bedroom had obvious stains on it from previous guest, there was a lot of dust on the furniture and the water tray located on the refrigerator had horrible mold. Other than that, the view, the stay, the quietness, and the area was great. The condo was spacious as advertised and decorated nicely, had everything we needed inside our apartment.

We had a great stay at diamond beach. This condo was perfect accommodations for our family. The rental manager was pretty prompt on getting back with me when I messaged. We will be staying at the resort again

- Room wasn’t clean upon arrival. Requested management come clean, basically just changed the linens and made some towel shapes on the bed. Floor was still gritty, countertops still greasy.
- Stop advertising a water slide. It’s been down since 2019 and they have every intent of just letting it sit there and rust. But hey, we got to play half-broken arcade games in front of photos of Ricky Martin and Shakira.
- Vending machines and water fountains are broken all over the property. Real conversation: “Hey there, is there a working water fountain on the property so I can fill this up (shows Dasani bottle)?” “No, but you can use the water hose.” Which, totally cool with that, but not for the cost.
- The bar is open on weekends only and two margs and a XX’s were extremely expensive before tip. Bar tender said it was the most expensive cater job on the island. There’s no other bar, lounge or spa, except “upon request”, but let’s be honest, no one’s going to do that.
- Put the parking permission ticket on my dash, but removed it so not to cause confusion about a park we went to. Forgot to replace it- had a warning sign on my windshield less than 8 hours later. I get it. Rules are rules. But between this and being told that we would be charged a ridiculously high fee for losing a key (I can get a re-key for pennies at Home Depot) and fumbling around with DVD’s all weekend…maybe it’s time to update these processes?
- Make no mistake, the staff at the front desk (very sharply appointed from Hobbie Lobby, but don’t get too excited) give zero…cares. Robotic responses to VRBO guest complaints can be expected.
- No lock on the balcony door. Which is always fun with kids. Coffee maker didn’t work, but I just went ahead and dismantled it and fixed it because that’s what people do on vacation I guess.
If I had paid half this price, ok, but I could have paid a little more and been at an all inclusive in Mexico.

The whole vacation was great. One complaint only. Our particular unit was dirty. Hair all over the floors and dirt in the corners. There was no way to clean except with a broom. No vacuum available. The unit needs some updating. Paint, clean rugs.

Unit 303
Diamond Beach Resort is always fun. However our condo was not that clean. The door to washer/dryer wouldn’t open and we had to call several times to get a response. Not enough towels for our group. And patio chair/couch are in Ill repair. The condo itself could use another chair in living room.
Our check out time said 11. But the lady at the desk insisted it was 10??

Building was great, room less so
The building itself was great. Nice location, great amenities. The room on the other hand… one shower was broken (there was no knob) so was difficult/impossible to use. Maintenance told me to just try my best since they can’t replace the part. The master bedroom fan didn’t work.
I’d stay at this building again, but not the same room.

The pool area was great, rooms clean and well supplied, but you advertise a private beach. What we found was a tedious walk to an unkept public beach.
Not good.
