Welcome to the heart of Hill Country in this lovely home, nestled into a bend on Lake Lyndon B. Johnson. This gorgeous, secluded spot is about an hour and a half from Austin and surrounded by state parks, wineries, hiking, biking, fishing, and boating opportunities - but with so much to keep you busy at home, no one will blame you if you don’t make it far.
You’ll find multiple places to gather outside, including the cozy seating area on the expansive waterfront deck, perfect for morning coffee. A friendly game of Ping-Pong or cornhole may be in order. Grab one of the five kayaks available for your use and explore by water - this area of the lake is very shallow and sandy - perfect for kayaking, swimming, and standup paddleboarding as boats rarely travel nearby. Children can also stand up in most areas but note that the dock can only be reached by shallow-water boats like bay fishing boats or skiffs. In the evening, fire up the gas grill on the deck and dine alfresco at the large patio table. When night falls, gather at the waterfront fire pit to roast marshmallows and trade stories about the day.
Inside you’ll find spaces just as charming. The wide-open living area is fully updated and features lots of characterful country touches – anyone up for a game of darts or a strum on the guitars? The well-equipped kitchen features a full suite of stainless steel appliances, including a double oven and a wine fridge – perfect for stashing a bottle after a vineyard visit. The whole gang can eat together at the large dining room table, or grab a barstool to keep mealtime casual.
When it’s time to settle in for the night, all first-floor TVs are streaming-capable and have DirecTV, including TVs in each of the bedrooms. The game room TV is streaming-capable as well. Even more entertainment options include free high-speed WiFi and a game room downstairs everyone will love, featuring another Ping-Pong table, foosball, and board games. With so many attractions in the surrounding area - and at home - the only question left is how many extra days you’ll book.

This house was perfect for anyone with kids wanting the lake vibe. Plenty of kayaks and paddle boards for everyone, plus the water isn’t too deep so it keeps fast boats away and feels safe for kids. House was a perfect size and had all the appliances we could need

We had a great time at this beautiful home and the views are hard to beat. Our teenagers were thrilled with all the entertainment options and spent a lot of time playing ping pong. It is worth noting that the recent rains washed away the beach. There is still sand there, but it is too far down from the built in stairs to enjoy it. We accessed the water by scooting or stepping off the small dock. I didn't take away any stars for this as it isn't anyone's fault, but until it's fixed it is a good thing to know. I did deduct a star for cleanliness. At eye level, everything seems very clean - bathroom fixtures, counter tops, windows, and beds all looked very nice. However the cleaning crew is not looking up or down. There were a ton of old spider webs hanging from the ceiling and upper parts of the walls, and lots of new spiders in webs, too. When we got there my husband got rid of 13 spiders right off the bat, then we used the handheld vacuum to suck spider webs off the bedroom ceilings. Also, we have a crawling baby and the floor turned him black daily. Anyone who went barefoot inside also had black feet. The floors look clean but desperately need a good mopping. The outside furniture is also covered in spider webs and isn't really usable. Aside from this, the home and property are beautiful. You have amazing views of the sunset from the large windows, and being able to see the Packsaddle Mountain from the home and water was awesome! The furnishings are very nice and the king size beds are very comfortable. There aren't ceiling fans anywhere and I'd recommend bringing a fan you're used to moving air at night. Nicely stocked kitchen and plenty of bath towels.

Roomy house with lots of amenities. Plenty of space for 6 adults & 1 child. Unfortunately water quality of Lake LBJ was not great & there were ants in grass & sand down by the water.

This was our second time to this property. We love the location on the water and the kayaks. The beach was COVERED in fire ants and we couldn’t play on the beach. Our kids were very disappointed. Inside the home is great for the space. This year it was not clean and the kitchen had less equipment than before. I wish he had access to cleaning supplies too so we can clean counters and table after cooking and serving. Considering the price, we expected a cleaner home and outdoor area. We may have to consider a different home next year.

This is a nice, large house with all the conveniences, less than an hour from Austin. It was roomy enough for our three families, inside, and out on the porch.
The Llano River is very shallow near the house- you can walk halfway across it and not get your knees wet. Perfect for the children. The land across from you is undeveloped; it is quiet here. There is a sand island just across from the house, accessable by kayak. There are several kayaks to use, and a couple of life vests, but no childrens' vests.
The bird viewing is amazing.
The ping pong room was fun and opened onto the yard. We had a fire both nights, there was wood there, but we brought some just in case.
We loved it and will come again.

Everything was just as pictured and described. This property is perfect for a large family. There is plenty of space in the bedrooms, living areas and the outdoor spaces are wonderful. The kitchens and bathrooms were well stocked with the general necessities. A great place to reunite, recharge, and relax.

We celebrated my parents' 50th anniversary with a small family getaway and the house was perfect. It's very spacious and clean. The kitchen is roomy and well-stocked for cooking. The kids loved the game room and all the games around the house. We enjoyed the little beach area and the yard. Unfortunately, we were there in late August so it was a bit too hot to spend much time outside after noon, but we were very close to a boat rental company in Kingsland and rented a boat one afternoon. Also, the rooms don't have ceiling fans so it can get a little warm in the rooms at night. However, the AC works really well. Overall, it was a fantastic house and made for a perfect trip!

We loved the property, very spacious and accommodating for our group. House was well stocked with the things you would need. The local HEB had a great selection of food as we ate in most of the time. The deer, geese and ducks were a daily site which was nice for the kids as well as the adults. Was very peaceful and we truly enjoyed kayaking the river.

This home was perfect for our family vacation. Loved the 2 master suites for myself/husband and my daughter/son in law. The 3 grandchildren ranging from 14-7 enjoyed ping pong, foosball, swimming and kayaking. We cooked the majority of our meals at the house and ate outside on the deck. Roasted s’mores on the fire pit watching the sunset over the river. My 7 year old grandson didn’t want to leave. We would love to rent this home again next year. Highly recommend to others.

My kids had the best time kayaking and fishing the river. The house was spacious enough for all of us and the neighborhood was quiet. Loved watching the wildlife, the eagles were a special treat. Definitely going to rebook this exact house for this summer.

Our party was 6 adults and 3 young children. We spent the weekend at this pretty house on the river. We used the kayaks, grill, game room and kitchen. All of it was great! We went in December, so we didn’t swim, but it was still fun to get out in the kayaks and explore. The town of Kingsland had everything we needed and Marble Falls was a short drive. We spent our evenings at the fire pit roasting marshmallows and relaxing. Awesome time overall! Highly recommend the location and this property!

This home was perfect for our lil family holiday getaway. The spaciousness was exactly what we needed for our elderly parents, son and DIL and 2 lil's + us. The 2 MB with ensuite bathrooms + TVs + the TV in the main room and another in the playroom. All were used and perfect for Thankgiving Football games on one and Paw Patrol on the other + Trivia and kareoke in the evenings. We were blessed with a cold front that made coffee and a snuggle blanket on the back patio so enjoyable. Still able to enjoy everything the outdoors had to offer. Fishing off the back property, making sandcastles on the small private beach, and hot dog and marshmallow roasting in the outdoor fire pit. The fall colors were incredible. This home has almost everything you need for a wonderful vacation. We had some trouble with the stovetop - very modern - to us, lol( simple youtube video helped figure it out) The abundance of pans they are stocked with worked best on the stovetop, no need to bring any others. LOTS of towels (bath) and a few beach towels as well. One of the shower heads in the front MB didnt spray any hotwater. There are 2 shower heads in the walk in shower, so it wasnt a big deal. Standard Coffee Pot but no Keurig. Other than food the only thing we had to buy was a rolling pin. Thanksgiving pies! This home is very well stocked, layed out well and clean. Beds are comfy. Noisy pipes for water and flushing, but you get used to the noise pretty quickly. Saw lots of deer in front and back yard and a couple of otters. The water level is shallow for the most part but current moves swiftly. Enjoyed some kayaking on our last day. We brought our own fire wood since it had been raining, but saw some wood around the garage. The photos honestly do not due this place justice. The area is very quiet and private. We made wonderful memories and our 2 yr old grandbaby even stated every morning the he "LOVED THIS HOUSE!". Can't get any better than that.

This house was PERFECT for our crew! The beach was great for our littles and the kayaks were awesome for our bigger kids and some parents! The water level was perfect for letting kids play without fear of danger! The kitchen was functional And the rooms were great! Beds were comfy and there were plenty of towels! We have already talked about planning for next year!!

The house is spacious and has plenty of entertainment for all. we played ping pong, darts, foosball, corn hole, cards and kayaked daily. We cooked all our meals at the house and had plenty of room for ten. The views of the river are beautiful. the water was low due to the drought and extreme heat. we still had enough water in front of house to kayak. Would definitely go back.

We were massively impressed with everything about this place. Everything inside is new and very well done. The appliances in the kitchen were high quality and anything you need to help cook is readily available, from pots and cutting boards to enough utensils to feed your family at the great big tables inside and out. The beds were all comfortable to sleep in. The large table inside and the one outside on the deck are great for entertaining even the biggest family with ease.
As far as the extra amenities, they actually exceeded our expectations! The game room was a great place to escape for a game of Foosball or ping pong when it was too hot outside, and when it was a little cooler, the ping ping table under the deck and the corn hole game was a great way to relax. There's big comfy chairs in both places to chill out when everyone's playing games. The kayaks were high quality and were used quite extensively while we were there. They were well taken care of and very well maintained.
Finally, the water. What an amazing place to spend time with your family. While we were there, you could walk across to the sandbar and hang out there (extra beach!) in addition to the one on premise. The water is crystal clear, and you can watch the fish swim around from the dock. In all, we loved our time in Kingsland and would definitely love to come back again. The property manager made everything easy, and would highly recommend this place for their high level of service. As I write this, we're all ready to go back. Can't wait to go again!

Great location. Close to lake lbj and inks lake state park. Property was very nice, updated, and clean. New gas grill with propane provided was nice. Game room for kids and kayaks were awesome. We knew lake depth in that area was shallow but didn't realize how warm the water would be in July. Took nothing away from the property or house just couldn't lounge in the lake much. Overall we would stay again.

This house had everything we could have needed and more. Definitely exceeded our expectations. It's beautiful both inside and out. The local property manager was extremely responsive and seemed to really care that we had a great time. Dealing with Vacasa's customer service was very frustrating, but once they (finally) got us in touch with the local agent, she took care of our issues very quickly.
