HOUSE FEATURES:
The floor plan of this four-bedroom coastal retreat is well designed, spread over two levels it easily accommodates up to 9 people for the perfect relaxing coastal escape.
The upper level offers an open plan lounge / dining area with huge glass windows showcasing the stunning seaside setting, overlooking Shire Hall beach with it's colourful, iconic beach boxes, the Mornington Yacht Club, the first class Rocks restaurant and Schnappers Point. The glass doors open up to a large alfresco terrace with comfortable outdoor furniture and a BBQ grill, perfect for relaxing, entertaining and enjoying the view with family and friends. Also on the upper level is a well appointed kitchen with high-quality stainless-steel appliances and stone benchtops, including an Asko dishwasher and Blanco oven, making entertaining at home effortless. Of course, you may prefer to explore the plentiful culinary options in Main Street and Mornington Harbour, or even take a short drive along the esplanade to beautiful Mount Martha. Upstairs there is also a full laundry with washer and dryer and a powder room off the lounge / dining area.
The master bedroom is also located on the upper level, with ensuite and sliding glass doors opening to a rear garden courtyard. While the lower level, which is the entry level, offers 2 queen bedrooms and a triage bunk room as well as a recently renovated full bathroom including bath. Linen is included with this property.

The property was portrayed and priced as a 5 star property however it was anything but . the overall maintenance of the exterior and interior left a lot to be desired . The rear decked courtyard was unsafe Whilst inspecting the area upon arrival a section on the decking collapsed under my foot causing me to have to extricate my leg that penetrated the deck to the knee and caused abrasions to both sides of my leg . A careful inspection of the remainder of the deck revealed a number of other sections of the decking that would likely collapse if walked on . this situation does not happen over night and cleaners and management must have been aware of the situation .
The external deck area , a key attraction to the accomodation had not been swept . Cobwebs adorned the eaves , the balcony glasswork had not been cleaned in some time as was the case with all the windows facing the views to the pier . The awning was covered in algae and the tracks for the sliding doors to access the balcony had not been cleaned or appropriately lubricated for some time making the use of the door a trial . The external furniture was dirty , the steel furniture stting was rusty and the lounge seating required brushing down and before it could be used .
The door leading out to the dangerous rear balcony from the master bedroom was broken , the carpets in the main living area was spot stained in a number of areas and requires relaying to remove the ripples .

My recent stay at this rental property left much to be desired. The location initially seemed promising, but the overall experience fell far short of my expectations.
Right from the beginning, my frustration began with the various fees associated with home-sharing properties, including booking, admin, cleaning, linen, and others. However, what truly irked me was the additional surcharge for credit card fees. It seemed unreasonable to be charged extra for using the only payment method available for bookings. Unfortunately, I couldn't find any information about this fee while booking through VRBO, as the property management company had set it separately.
Adding to the disappointments, the property appeared dated and poorly maintained. Despite paying a linen and cleaning fee, we found pubic hairs on the towels and linens, along with cobwebs and long hairs throughout the place. The carpets were dirty and wrinkled, and the garage emitted a moldy smell. Broken cabinet doors, windows, and inoperable sliding glass doors further compounded the issues.
In conclusion, while the property boasts a good location, convenience to downtown, and a great view, I cannot recommend this property to fellow travelers. The experience was disappointing, and the discrepancies between the listing and the actual reality of the stay left me feeling let down. There are much better options available in the area with more attentive hosts and better-maintained properties.

Beautiful house close to shops, restaurants, walking paths and beach. We were very comfortable there. We love visiting Mornington the weather was sunny and we had a wonderful visit.
