We absolutely loved our room. The bed was comfy and the shower was spacious. Great coffee in the lobby and fun bar with very friendly staff!!

We were misinformed about breakfast leading us to believe that breakfast was included. They sought to charge us for it. When we brought this to the attention of the front desk and tried to explain this, they dismissed what we said, ignored us, and actually yelled at us. This level of unprofessional and behavior is inappropriate and unacceptable.
Additionally, the room they gave us faced equipment and pipes. We paid a premium for a suite and the view was not desirable.
Lasting, there was loud banging and it sounded like machines we runnjng. It kept waking us up at 2 am.

Pipes that knocked loudly through the night until 4AM, gaps between the doors and the floor meaning every sound from the hallway and adjacent rooms being clearly audible, coffee machine in the room that didn't work, and poor lighting in the room. Definitely NOT a nice experience.

A perfect place to stay to use as a base for exploring Japantown. Regarding fees - Thanks to other Expedia users I was prepared for the 1$ per day donation, and was ok having it deducted and Expedia was upfront about the resort fees. Both of these were never mentioned on check in. They simply said that my stay was prepaid and that the card was a deposit. I find that somewhat dishonest…and would have preferred they were upfront. If not for being prepared by Expedia and reviews I would have been annoyed. Otherwise the hotel was lovely and the showers were amazing. It was noisy at night, but no more so than any hotel in a city.

I chose this hotel because it’s not too far from the University of San Francisco campus. The location is perfect for that purpose. Our housekeeper was very friendly. In fact, she was the friendliest of all the staff we came in contact with. I wish I asked for her name. Staff at the front desk is hit-and-miss with greeting us whenever we returned to the hotel. And there’s a couple of male staff at the front door (parking enforcers maybe) who greets other people and open doors for them but not once interacted with us while waiting for our ride. It made me wonder if they’re friendlier only to certain race(?). I may stay at this hotel again when I visit my daughter at USF.

The staff and cleanliness were top-notch. The property itself was good, but not a great value, even for San Francisco. The room was exactly as small as the square footage indicates, and the furnishings are a bit dated. The shower was a highlight. The real attraction was the proximity to a bunch of good sushi and ramen (and crepes!) in the Japan Center next door.

Very clean, but air conditioner not working, room was sweltering overnight. No information or details about the hotel on arrival. They said they would email us when the room was ready as we arrived a little early and we told them we don’t have a phone number in the states. They called and left a voicemail instead which I couldn’t access until I left the country.

Great place to have a night away in the city. Room was quiet and clean. Staff super helpful. Love the coffee machine available at all times! The lobby/lounge area is spacious and allowed for a small group of friends to gather comfortably. Will make this a repeat, for sure.

when the completion of the Japanese Cultural Center and Shopping Mall is refurbished this will be a great place. The breakfast needed better pastries for me to want it. Parking is a bit hard, even though we had parking every night.

The receptionist who checked me in was rather rude.
The room I booked was a room with 1 queen bed and bathtub. But the room he assigned was with shower instead of bathtub. I requested the change of the room.
He re-assigned me the room that is at the end of a long hall way right by a huge air-condition/heater unit that makes loud exhaust noise. It has two double beds with bathtub.
I didn't think I could sleep with that loud noise so that I talked him again. He insisted that the only room available with bath tub. After talking to my daughter whom I was visiting in San Francisco, she came over to the hotel and asked for an explanation why I didn't get the room I had booked for. He who checked me in was unpleasant all the time and finally he called for a manager. The manager gave me a room with a shower for the 11th and promised me that he will move me to a room with bath for the 12th.
I made a change of room 4 times in 2 days! Manager compensated me with free breakfasts and cocktail tickets.
I understand that it's possible that something will go wrong when I travel and I am a reasonable person and I will understand and accept the explanation if it's done pleasantly and reasonable way.

Beautiful interior lobby and rooms appointed with Japanese and San Francisco images and artifacts. Street noise reached even the 12th floor (they provide ear plugs)! Great location at heart of Japantown and walking distance to painted ladies.

We chose the kabuki on a whim to celebrate our wedding anniversary. It was perfect. Our room was clean and comfortable. We had a balcony with SF views. The hotel bar, koi pond, lobby and Nari Thai restaurant were all excellent. Best of all there’s japantown right out the door.

We've been staying at the Kabuki (Miyako) off and on since the 70s.
Some of the ownership/operational transitions and periods over the years were less than favorable, but we are pleased with the Hyatt - JDV arrangement. We'll be back!
