Good position nice outlook..construction going on next door. Will need some upgrading in time showing a bit of wear and tear. Staff were attentive and welcoming.

First time stay here -we loved it, receptionist was very welcoming - we were in a 1 bedroom apartment on 3rd floor awesome sea views - there’s a fabulous restaurant onsite really nice food and they make yummy cocktails too- playground right across the road if you have little ones also a diary block away , highly recommend !!

The property is well located with a nice view of the water. The unit was fairly quiet. They have spas and a pool, but no robes to where to the pool. Given the cooler temperature and the hope that people don't walk around in swimming trunks, it would be nice the a "Spa Resort" to provide robes.
We stayed for 5 nights and were disappointed when they wanted to charge at additional $45 for checking out at 11 instead of 10. NZ is the only place we seen that has regular check-out at 10, but most places allow 11am if you ask nicely. This place did not.
Other than this, the staff were very kind and helpful with advice about the services at the resort.
We would likely not stay here again if we are in the area.

Very nice waterfront studio with great view. Overlooks the bay & Waitanga Treaty Grounds. Less than a half a mile to the ferry and main shopping area & restaurants.

The hotel is located close to the township which was good. However it is very dated and desperately in need of renovation. The bathroom wasn’t very clean. There were cob webs and ants everywhere and mould in the grout.
The service was average, and the food was ok.

Lovely views overlooking the water. Some fixtures are looking in need of a sand and paint before they get too scruffy. Would recommend and would stay again. Nice walk to restaurants, wharves etc.

Beautiful location with great views of bay of islands. Room nicer than expected with dishes etc. All of the staff were friendly and helpful. Clean and very nice.

Nice suite on floor 3, balcony, kitchen and dining area with separate rear bedroom and bathroom overlooking the Bay of Islands, beach (other side of road) and pools of spa complex & Glasshouse Restaurant. Appx 15 mins walk from Paihia town centre. Overall the suite was to a good standard and with really nice views. Annoyingly our bath had no plug and despite several requests and promises by reception none ever appeared. The can opener in our kitchen was broken and again notified reception with no result. The pool area is tired, the hot tubs were hot but no jacuzzi function as all seemed broken plus peeling paint. The spa itself was really nice and staff very helpful. Access to the hotel reception by car is appalling via a vacant adjoining lot with no signage and jagged bits of metal marking the route. This seems to be the result of a dispute between adjoining owners and the hotel! The undercroft parking is very limited but fortunately there are external spaces in an adjacent residential road. The hotel common parts are completely unsecured with public access from an open side entrance from a residential road, although door locks on individual rooms are substantial. New Zealand is as a safe place but….we have never seen this before. In need of some management attention and sorting out!

What we thought was going to be a hotel room turned out to be a small apartment. Great surprise. Even better, it’s right across the street from a nice beach.

The view from our room was amazing and the pool area was fantastic. However, the whole resort needs some TLC - quite a few areas needed painting or high pressuring. The room fit out seemed quite dated too and in need of modernising. It didn't seem like a 5 star property, though maybe was when it was first built. Overall done good bones but needs investment to bring it back up to scratch.

Lovely views from each unit and location was great with shops restaurants etc all walkable.
The pool area was a bit tired, with not enough lounge chairs but the pool itself was lovely.

We had a nice stay however the hotel is a bit tired and dated - not a 5 star by any means. Staff were pleasant and the breakfast was good. Location is good but it's about a 10 min walk to the main bars and restaurants in paihia.

Great service from the inside staff - friendly and helpful. Room cleanliness etc is great.
But it's been a long time since the 'resort' looked as good as it does in the photos - which is what we bought.
The owners need to spend money - the facilities are tired.

Unit clean and tidy they advertised restaurant but on arrival was informed restaurant shut for lunch and dinner but open for breakfast other than that all good

Resort is a little tired and could do with a refresh. Location is good although a little walk to the township and if the weather is not so good a 2 min drive. The drive way is really awkward and hit and miss for parking!

The room and balcony overlooking Bay of Islands were gorgeous. A full kitchen and cooking facilities was a pleasant surprise. Only problem was jets not working in any of the hot pools but the pools themselves were lovely.
