The most unique hotel experience I've had. All staff could not have been more helpful. Restuarant excellent. Views of Zambezi river stunning. And, to top it off, waking up to zebras, monkeys, and impalas in your front yard. Simply amazing!

We had the most incredible experience at the Royal Livingstone! A friend recommended the resort to us and we are so grateful they did! From the hand massage at check-in, to the butler service daily, every detail is impeccable. While the rooms are lovely, the grounds gorgeous, the food delicious, what really sets this resort apart are the people. The staff, from the maintenance and security officers to the hostess & wait staff, front desk, guest relations and even the singers that greet you when you come and go - everyone was AMAZING. We will recommend the Royal Livingstone to anyone we know traveling to Victoria Falls. A good lesson though, getting across the border frequently can be challenging, so if you're going to the Royal Livingstone, try flying into Livingstone Zambia instead of Victoria Falls airport in Zimbabwe. Definitely don't miss going to Zimbabwe though.

What a beautiful old world hotel. No detail was left out. Lovely greeting in the reception area and they came to you, not you going to the desk. Manager greeted each and every guest. Rooms are well appointed, spacious and very comfortable.
Within walking distance to the Falls. On the way home, on the path, I counter giraffes, monkeys, baboons and zebra !

We had an absolute wonderful stay at the Royal Livingstone. The staff couldn't do enough to make our stay more comfortable and was so friendly and always wiling to assist. The grounds are beautiful, the views breathtaking and the food delicious!

Great hotel. This is by far the best hotel I have stayed at in my many travels overseas on vacation. Staff was very hospitable. I enjoyed living close to nature, that is, experiencing the giraffes, zebras and impalas on the hotel premises. Wish there was a place on site to change foreign currency to the Zambian kwacha.

Perfect location, walking distance to Victoria Falls, very friendly staff. Loved the way animals roamed free. Internet was hopeless while we were there, this was the only downside.Would highly recommend otherwise, hope to re visit one day

This hotel is located on an exclusive access point to entry to the national park adjacent to the Zambezi side of Victoria Falls. I enjoyed riding a bicycle provided gratis by the hotel along the private walkway and also strolled along the nature trail alongside the river.
While the hotel design is very modern with a wonderful ambience, it consists of well appointed independently constructed townhouses not unlike the Jasper Park Lodge in Alberta, Canada or the Devi Dhara in Chiang Mai, Thailand, allowing guests viewing of wildlife (I observed zebras, monkeys and what appeared to be impalas) meandering around the grounds,
The breakfast buffet is exceptional; the pastries are particularly scrumptious.
The service was top drawer and the security very good.

We stayed here for 3 nights and loved our time at the Royal Livingstone. The property is beautiful and felt like a true getaway. It served as the perfect backdrop to visit Victoria Falls, which is just a short walk away. We enjoyed the high tea very much and would recommend it. The breakfast was delicious as well, with lots of options to choose from. Our room was clean and comfortable. We appreciated the late check out very much as we got to spend a few extra hours on the property!

Fantastic venue with unparalleled surroundings and world class experiences. As this hotel is on the Zambian side of Victoria falls, this makes this hotel an excellent starting point to Devils pool. The Nature trail on hotel premises is also highly recommended with close encounters to giraffes and zebras.

Amazing location - breath taking walk to the falls from right in the hotel grounds. Lots of animals in the river and even on the site. Beautiful deck for drinks. Outdoor, river bank spa was brilliant! Restaurant was a little disorganized for dinner (long time to get served, calling on waiters for service etc. but the staff were very friendly). Only one negative was that I left my sunglasses by the pool accidentally and they disappeared - my fault of course for forgetting them and I’m certainly not blaming the hotel or staff but just a word of caution to keep an eye on any valuables.
