Check-in went smoothly, and room was ready and clean.Some dog scratches (?) on the the door. Place where tissues kept not obvious. Only major complaint was the the Wi-Fi was intermittently very weak or cut out entirely on both the guest and the secure sites. Hard to download e-mail let alone look at the news.

(Aug31-Sept2LaborDay) All of Falmouth is great to visit. Each area, including E. Falmouth and Green Harbor have their own offerings. And minutes from all Falmouth/Mashpee.
We know Green Harbor. Love the setting and grounds (quiet, serene). Pets allowed! and all friendly. View of pond - more like a lake. Pool. BBQ at each room. And Staff! They helped adjust reservation-on a LaborDay w/e! Thank you!
But this year our room was off. The basics of our room were clean. But I believe maybe due to the unusual, unfortunate major rainfall storm and flashflooding the week prior, it left a dampness on the floor (below the floor?) in our room in the single level, separate, lower ground building from the main double-level building that is on a hill. Unfortunately, the floor remained wet and thus dirty to our feet the whole time. and our dog : (
This was mentioned only when checking out as we would not have changed rooms to a different building anyway. The room location was our preferred.
I am sure or hope this will be remedied. And it's late in the season at this point. (now into Sept) But just alerting for you to check when reserving.
We will next time. Hoping all the best to the owners for their wonderful place.
(small note to dog owners: High bed mattresses are great. But for some dogs it's a high jump up, and down. Some dogs are sensitive to this. We actually use a pet ladder at home to ease the landfall jolt on the spine. We might consider bringing it the next time.)

Our first stay at Green Harbor Waterfront Lodging was chosen for its location and modest price for a last-minute trip. Unfortunately, our experience in Room 208 was disappointing. Upon entering, there was a strong deodorizer smell. The room, separate from the main building and near the parking area, had several issues. The bathroom floor was filthy, leaving dirt residue on my feet after showering. The bathroom lacked ventilation, and the window wouldn’t stay open. We found dead insects in the ceiling light and a suspicious powder near the armoire, likely used to mask odors from the old carpet. The grey sheets had a large bleach stain, and the sink stopper was stuck, requiring manual adjustment under the sink. The room felt cramped for a queen bed, with dated decor and darkening blinds that provided privacy but blocked daylight due to the absence of sheer blinds. Despite the peaceful and well-maintained grounds, our room fell short of expectations. In contrast, friends in the main building enjoyed better amenities, including luxury vinyl flooring and water views. Overall, while the property has potential, our room was more akin to a budget roadside motel rather than a seaside lodging in beautiful Falmouth, MA.

I think you should know that the room we stayed in was in terrible condition when we arrived.
There were near empty bottles (2 of them) strewn about the room: one in the bathroom, one by the bed.
There were dirty socks under the bed, along with someone's old pair of broken glasses.
There were old newspapers & magazines in the dresser drawers.
The dresser drawers had visible flecks of MOLD on the exterior surfaces...and I knew why: the room was constantly WET!
I understand that the Cape weather creates a dynamic for concrete/basement rooms but the wetness compounded with the fact that no one had been in there to clean for what I would guess to be months made for a very uncomfortable stay.
and...THE SMELL was disgusting-- like someone died in the room & all you did was put in a Glade plug-in...which did NOT HELP!!
When we were leaving, we saw the cleaning crew inside of another room-- they were mopping the walls with bleach & I only WISHED the same person had been the one to clean our room before we got there...I would have gladly smelled the lingering scent of bleach over the disgusting Glade/Mold/Death combination that was in our room.
You really have a lot of nerve renting out rooms in that condition-- as low as the cost is, there is still an expectation that the room should come CLEAN. This room was FAR from

Quiet and comfortable stay. The staff was very friendly. The bed was comfortable. The room was clean. The setting by the river and close to Falmouth’s main street was pleasant and convenient.

Beautiful view and pool, patio just outside room, overlooking pond, convenient parking, close proximity to area attractions, and you can bring your dog…Easy check-in & helpful staff.

The property is in a lovely setting with a very pretty view of the lake. However, the property is very old and needs renovations. Also, the adjoining decks are definitely not a plus. We had children staying next-door that were very noisy and ran back-and-forth on the balcony and also banged on our sliding doors.

This is an older property but is extremely well maintained. It’s a very relaxed, quaint spot with views of the lake and ample outside seating, patios and balconies. The staff were courteous and helpful, too.

My husband,dog and I had a fantastic time. It was exactly what we expected and wanted.We loved the view from our balcony, it was so quiet, the grounds and pool were clean and welcoming. It was close to dining, activities and the greatest little market called Jack in the bean stock.
Pet friendly hotels are very important to us. Green Harbor charges $10 a night for pets where other hotels rip you off charging between $20-$50. We cant wait to go back.

The location was good, and the views of the inlet and grounds were beautiful. I have stayed at many rooms throughout the Cape And realize that you are not getting a four or five star hotel/motel. However, this room was probably the worst I’ve ever stayed at! The room had an intense carpet fresh deodorizer smell. Instant headache! Only one bar of soap at sink and no shampoo. Which we specifically asked if there was any because we had forgot ours. The television didn’t work, but they did have someone come down and fix it. Beds uncomfortable and only two small pillows for queen. The next morning, the toilet bowl clogged and wasn’t able to flush. We checked inside the toilet tank to fix and found the shampoo. Again, notified the front desk which they did fix while we were out finding a restroom somewhere else. Later that night after our return I used bathroom and toilet paper holder fell off wall. Hoping that we just got a bad room..134. The staff were friendly and did fix what needed to be done quickly. But overall, not a good experience.

We stayed here from 9/18 to 9/21 and there was no cleaning of the room or change of towels or face cloths. We have stayed here many times over the last 30 years and never had any complaints. I don’t think the room was thoroughly cleaned before 9/18/23. The mattresses were not comfortable.

Property was dated and needed upgrades. The room sleeps 4 but is still very tiny. It’s a studio style setup. We left one day early and were refunded the one day . They could not provide a blowup mattress that would maintain its air fill. It would have been a quick fix if they just provided an adequate mattress. Property outside was nice and provided great views.

Was in Falmouth for the Falmouth Road Race and this hotel had the most reasonable rates around the area during my dates. Check in and check out were seamless. Room had a 1950’s lakeside vibe. Clean with standard amenities.
Pros: Lake view, quiet part of town, spacious room.
Cons: The walls were paper thin (I could hear the person next door snoring every night), not a walkable location to restaurants, grocers so needed to use car service a lot.

It was so beautiful. I enjoyed waking up & looking out at the water, the pool & the trees. The facilities were fantastic I loved the kitchen, the beds were very comfortable, the balcony was a plus, good Wi-Fi, roomy & the pool was fantastic. Falmouth is a good area to see the cape

Cheap (for high season) but always remember, you get what you pay for (like dead bugs everywhere, which is better than live bugs everywhere, see through curtains on the ground floor bathroom, a tv that doesn’t work, and an office thst closes at 9pm.
