This was such a lovely gem of a mini-hotel. Very clean, stylish, and easy to get in and out. Management was very friendly and communicative.

Had a nice stay. We had a private bath that was down the hall from our room. Everything was clean. Check in was smooth- we communicated through text and that worked well.

Great traditional bnb. Friendly staff. Great patio. Comfortable and clean

Great place! Very comfortable and accommodating. The snacks in the kitchen were very much appreciated. I highly recommend.

Super cute room in a lovely building in a gorgeous neighborhood.

This property feels like a modern museum. Beautiful bed & breakfast!
4.5
The property never responded to about 10 phone calls, the message I left, or the door when I rang two different times after check in time that evening.
4.5
There was no stay. The day before my arrival, they canceled my reservation by text message. They were unreachable by phone or email or text from weeks before right up to their cancellation.
4.5
Made the reservation and turned up at the door to get in. Locked and no one was present. Called the number on the door twice over the course of 45 minutes and had to leave a message both times. No one returned my calls. Another person turned up too and had the same problem. We both left to find other accommodations. Strange way to run a business.

We were greeted by the host with a friendly attitude and was very cordial. He showed us to our room, showed us around the building and gave valuable information regarding our stay and how to use our passcodes for the room, bathroom and front door.

A more urban B&B. Loved the furnishing/decoration.
4.5
The décor is pleasing and the atmosphere comfortable.

the room was very nice, loved the walk out balcony/patio.

Clean, easy parking, comfy bed, tv, nice decor, nice common area. Would definitely stay again!

Sheets were dirty and stained

Nice room at a good price. Had to park on the street but we easily found a spot. Good location.

A pleasant, airy, artistic, comfortable house with enough public spaces as well as comfortable bedrooms. My bathroom had a steam unit in the shower, which was lovely after a long walk.
The neighborhood is pretty, friendly, close to shopping and transit but not overly busy. Lots of cheerful people and dogs out walking.
The open kitchen area was very convenient when I needed a bite outside of typical meal times.
I will definitely stay there again.

Booked through Hotels.com website for $160 for one night. The owner then charged me AN ADDITIONAL $358 in undisclosed fees to my credit card! When I called him on it he sent me screenshots of additional “fees” listed on his website he said i agreed to. However I did not RESERVE from his website and these fees were NOT listed on the Hotels.com website so I did not “agree” to them. When I told him to cancel my reservation and give me a refund he said it was non-refundable. So I travel all the way to Illinois from Indiana and as I’m arriving, this guy texts me and says they have cancelled my reservation and were keeping my money. AND they had rented my room to someone else!!! I DID NOT CANCEL through either HIS website OR through Hotels.com and fully intended to stay there if it was non-refundable. HE cancelled then refused to refund my money! Working with Hotels.com right now because I know they don’t want their customers getting scammed like this. I’m out $160 through Hotels.com, $358 from this scammer, then had to spend another $200 for a different hotel. These undisclosed “fees” were more than twice the price I paid through Hotels.com. This place has given the worst “customer service” I’ve ever experienced and this guy is a complete scam artist. Travelers beware!!!

Nice place, good location for our visit, pleasant neighborhood.

Nice property in a nice area of Chicago. Property was clean and comfortable with great shared spaces and a nice continental breakfast offered. Would stay again
Only real downside is not much parking and it’s an extra charge to use their parking. Street parking is free but it can get congested, especially later in the night.

Please listen to the warnings on this review, and the many others.
When people claim that this stay is a scam, it is not far off. When I initially made this booking, I was asked to email a picture of my ID and vaccination card. I was traveling elsewhere at the time and did not have access to my proof of vaccination, and after telling House 5863 this, they decided to cancel my reservation within a week. I found this to be odd, but simply remade the reservation a few days after that and promptly sent the photos of my ID and Vaccine card. The problem was, I wasn't refunded for my first reservation, so for 6 weeks, I was out $836. I left several voicemails and sent several emails to get refunded for the initial booking that was canceled. Communication with the proprietor was either non-existent or unhelpful. Even when I was staying at the hotel, he kept avoiding meeting with me to resolve the refund issue. When speaking with him, he was incredibly rude and unprofessional, getting very defensive and raising his voice. He did eventually take care of the refund, but the communication to get to this point was exhausting, and took hours of my time before and during the trip. On the way back to the airport, he was texting me claiming that I broke one of his Japanese trash cans by throwing away a piece of it. After about an hour of back and forth, he admitted that he found the piece he thought was missing and admitted that the trash can was fine.
Try not to stay here.

Erick was a fantastic host. His bed and breakfast is immaculate, and he brings in the best pastries for breakfast. He allowed me to extend my stay as weather hit the Midwest, and he was super responsive. I look forward to revisiting this B&B.

Really nice place, excellent staff, and a short walk to the El. Was perfect for my trip.
4.5
Area was nice. Property was fine. Hosts were abrasive and not accommodating. Info from Expedia was apparently incorrect.
4.5
The rooms are comfortable, well decorated with first class toiletries. Spacious sitting area to enjoy, relax, read and watch television. Beautiful outside upstairs patio to get fresh air. Danish, snacks , beverages available 24 hours.

The room was SO cute! It was well worth the money! Area is pretty nice and quiet. There are plenty of food options close by! The only qualm I have is the check in process. It wasn't bad just a little different than I personally am used to.

This place is located in a nice, residential neighborhood near Loyola and Little India. The room was okay, and the location was nice. We were able to find street parking for free and it was not scary to leave your car on the street. The room was clean, but a bit cramped. The TV was tiny, but no big deal. The shower pressure was not good, but overall, the place was fine. The only thing I didn't appreciate was a somewhat hidden fee. When you book in Expedia, you are unaware that there is a COVID fee for the place. When you get your paperwork, though, it is there, so I'm not saying it isn't there. It says it is $32, but when I calculated everything, it ended up being $22.39 (??). So, if you are booking this place through Expedia, add at least this amount to your total. Another minor thing. You are charged not only the COVID fee, but a damage deposit of $150. The contract (which you see as you arrive) says that will be refunded to you within 7 to 10 business days. It was refunded about 20 days later (minus a few non-business days in there). No biggie, but I don't like surprises with fees (I learn about after comparison shopping) especially with Expedia. Would I say not to stay here? No. There are some good perks. Since it is a B&B, it has a kitchen area with freebies like cereal and bagels and such. We didn't need any of that, but that doesn't mean it wasn't nice. It is more like a boarding house, so you will hear people in the halls and such, but overall, fine.

Beautiful style and fantastic location. Very comfortable.

We had a great stay at House 5863. The room was lovely and quiet, breakfast was great, parking was easy on the street, and check in was punctual. We couldn't have asked for any more and the price was good for a big city stay. we only wish we had stayed longer.

Booked this place to drop my son off at Northwestern U. Campus is north of the house but the drive along the lake is beautiful, takes only about 18 minutes and it was nice to be in a place apart. Neighborhood is great, walkable, with a lot of good dining options and the house managers are efficient and almost invisible. The house is quiet and peaceful - my son and I slept well. A great transition spot for parents heading towards the empty nest phase of life. I plan to come back for visits.
