Comfortable stay. Very helpful family, tried to accommodate our needs. The kids slept well in what is essentially a B & B. I agree with some comments about small rooms and a little tired in places but good sleep was more important to me. If you don't want homely pay more, there is plenty of choice. I probably wouldn't choose this place again but if there was nowhere else I wouldn't worry either. I had less sleep in a far more expensive hotel the week before. Be realistic and you probably won't be disappointed. The location is excellent, even if the immediate area is run down.

Absolutely perfect, felt like home. Lorraine and Sonia were the perfect hosts. We stayed two extra nights. We had breakfast at a charge of ÂŁ4 each per day and it was perfect. We would highly recommend. We will be returning next year. Felt like we were visiting family.

clean but very shabby no heating on and no hot water unable to have a shower the toilet made very loud and lengthy sounds when flushed well overpriced for the room would not recommend to others

Canât complain , you could hear other guests quite loudly when on toliet or coming in , but that isnât something the hotel could fix , I enjoyed my stay and I would go again.

Meh. You get what you pay for I suppose. Quite clean and quite well-situated, but pretty dingy and run-down. The worst part was that some items went missing from our room. No wifi whatsoever, in the year 2022.

Had an great time ladies who run roselea were so helpful weather was amazing and room was really warm but we were given a fan to help cant fault anything at all will defo be back on our next visit amazing location 2 min walk to beach/tram stop

Great, friendly service and very clean. It is perfectly located between the tower and the Pleasure Beach with a tram stop 150 yards away at the end of the road.

Stayed for a couple of days with my wife and two kids. It was a great example of a typical Blackpool B&B, nice, simple, clean accomodation with a friendly host. Good breakfasts as well with plenty of choice.

We checked in at 3pm, 2adults & 1 child for 4 nights for only ÂŁ205 Mon-Fri including breakfast!The land lady & little Archie were very welcoming and advised us of close by parking in a church car park as the street was very busy and all spaces full (this was an extra cost of ÂŁ25 for 5 days & was the cheapest we found)we were in room 5 (2 adults & 1 child), it was clean and comfortable, 1 double bed and a set of bunk beds, a small 26â tv which worked well, there was also a small sofa, set of drawers and a wardrobe! The en-suite bathroom was clean although the shower had little to no pressure at all and the toilet took a good few attempts to flush. Breakfast is at 8.45-9.15 only (not great if you like a lie in) but was always very nice and set us up for a busy day ahead! Although we were close by the prom we didnât hear anything from the room and slept comfortably all night.The hotel is in walking distance of both central and south pier, the tram stop is straight across the street if preferred! If I was being picky which Iâm not as we enjoyed our stay very much the only downsides in the room was the shower pressure and toilet & that the sockets were so flush with the floor that I couldnât plug in my hairdryer or straighteners :D Itâs a very nice and homely hotel run by 2 lovely ladies & we would definitely go back if visiting the area again.

We had an amazing 2 night stay, the room was very clean and well presented and very spacious. The owner was welcoming, friendly and so lovely, she asked how we were every time she saw us and made us feel very welcome, it was like a home from home. Our whole stay was lovely, will definitely be staying there again. Thank you.
