Bed was comfortable. Profound lack of information provided considering there seemed to be no one around when I was there. Folder in room only rules of property, and nothing apparent at front door table. There was a (non working) taxi phone and when I tracked down the proprietor (I assume) to ask about a taxi, I was rudely told ‘I should have booked one last night’! As no information available, why would I know that?? So with my painful hip I was forced to walk 25 minutes to my destination.
Definitely would not stay there again!

Ross was an outstanding host. Breakfast was fantastic (it was the best breakfast we had during our week in Scotland), made to order and a perfect start to a busy day. A wonderfully comfortable place to stay for my daughter and I and so convenient to explore the area by car. Thank you, Ross, for your hospitality!

The bed and pillows were as hard as a rock. The walls were so thin that you could hear your neighbor turn on the sink (I'm a light sleeper). My room was not cleaned to my standards.
The real kicker was when my earplugs went missing and Ross, the owner, tried to gaslight me by saying I was the one who lost them and that the maid was not in my room today. Yet, my trash was taken out that same day.... interesting.
Oh and then I overheard him talk crap about me to another guest who was trying to help me. He never once tried to understand why my CUSTOM-MADE earplugs being gone was important and why it made me cry. Just assumed I was over-reacting.
Update: I now have a very rude email in my inbox from Ross saying that I disturbed other guests on two separate nights but what he fails to realize is that the walls being paper thin are not MY fault. I wasn't even being loud. Also, that I should seek help for my issues with "getting upset over the smallest things". He failed to understand that what I was crying about my FIRST night had NOTHING to do with the hotel.

This place was total charm. Very clean and well maintained. Available breakfast was excellent an served in a quaint room. Beds were extremely comfort. Room was cozy yet room for all needs. Close to shopping on high street and local sites were walkable. Host, Ross was extremely professional and organized. Would highly recommend!

The room was nice and comfortable, bathroom was clean, electric shower, poor pressure and ran hot and cold, tv in room lacked signal kept losing picture, had to switch fridge off overnight as it set off through the night and was annoying.

A very beautiful historical home, with extremely accommodating and kind staff. It purposefully has space for guests to park their cars so if you are planning on renting a car or driving to Inverness I really reccomend staying here. I myself stayed for 9 days without any vehicle and found the brief morning walk into town to be really nice. Its not in the busy city center so it was nice and quiet in comparison. The beds are very comfortable and I found myself sleeping well. The shower was perfect with three different water pressure modes and a nice easy to move dial for choosing the temperature. I didn't go with the optional breakfast they offered at Royston Guest House, but whenever I left in the morning and breakfast was being served the smell was always splendid. I truly loved my stay here and I truly reccomend it!!! It does not allow hot takeaway food, or heating up left overs due to avoiding bad smells in the room, so if that is important to you I reccomend finding another place. For most people that shouldn't be a problem though, the food in Inverness is tasty enough that I never had any leftovers to even bring back. On the other hand too, if you have a sensitive nose like me this place is super good!!!!!

A lovely cosy Scottish hotel, greeted with a friendly smile and pleasant to chat to host. Breakfast cooked lovely with plenty to eat poached eggs my favourite were double yolks and free range. Plenty of hot water , excellent large fluffy towels, comfy beds and pillows with top quality bedding and as the Scot’s would say a wee little kettle and cup for tea when your fancying a cuppa. Hotel position could not be better for Culloden , Lock Ness (20 mins car ) , Cathedral , Inverness Castle or Shopping centre all approx 10 minutes walk. Even the petrol station 6 mins walk there and back. Chieftain pub 5 mins walk down the road for good quality evening meals. Could not ask for more. Roy your a wee star and I will use and recommend your hotel again and again. Thanks for a great stay.

A lovely place to stay. Fantastic base to visit all the Inverness tourist spots. Short walk into town too! The room was very clean and had everything we needed. Safe and plentiful parking. Would definitely recommend this hotel to anyone visiting this area.

City center was walking distance. Many sights available on both sides of river. Ross was friendly, but wished he would have explained some rules when we arrived. Breakfast choices were great. Ross is a very humorous host!

Great guest house in a traditional old house. Rooms and house maintained to a very high standard and very clean. Very good spread for breakfast which set me up for the busy days I was working in Inverness.

My husband and I stayed at Royston for two days recently. We loved it! Ross was very helpful in helping us to secure restaurant reservations and had good recommendations. The room was comfortable and clean. The breakfast was excellent! We loved the location; an easy walk to downtown Inverness which we did several times. We would definitely return if we head to Scotland again.
