99 Boutique was amazing for people watching from the balcony. I booked our stay to coincide with the Thalang Road Walking Night Market. It was great to not only have easy access to the market but also to still feel a part of the vibe when we were done with the market.The balcony room has a balcony that is shared with the room next door. However the shutter doors open & act as a screen for privacy.
The furnishings are lovely dark wood with a Chinese influence. The floors are equally divine. The bathroom is dark grey polished concrete & looks really smart although there is barely any bench space for toiletries. The hotel provides a very small bottle of gel soap & a bottle of shampoo. There's a mini fridge with two bottles of complimentary water. The Aircon is perfection and the tv has a number of Thai free to air channels to choose from. There are no tea and coffee making facilities in the room but you can go downstairs into the common area for this. The common area is prett, this is where the koi pond is located.
My daughter and I both agree that it is a great place to stay for the market adventure but it would be a bit frustrating if you stayed for a long while.
The family who run the hotel are mindful of your privacy and they go about their lives as if you don't exist.They allowed us early check-in and provided a security key to access the property late at night. There's a 500baht room and key deposit. I would definitely return.

Location is great, that is what you are paying for here. Everything else is subpar. The mattress was so old the springs were exposed. My bed linen was not changed once in the 8 days I was there. You get what you pay for.

We stayed at 99 Oldtown Boutique Guesthouse for one night and caught the ferry in the morning.- the location is excellent - shopping all around. The staff were nice and the free breakfast was a pleasant surprise. We were able to get two rooms close to each other, so our children were very close. And although the room was small, the bed was very comfortable, it had a good shower and aircon. This Guesthouse was exceptional value for money.

Very slow check-in. Rooms without windows. Very noisy, could hear all nabours. Breakfast very poor. But: low price and you get what you pay for. Good location in the middle of old town. I recommend you to take a room with a view.

The staff at this hotel were very friendly. The place is very clean and confortable. I would certainly recommend staying here for anyone visiting Phuket or needing a hotel before visiting the ilsands.

Loved the location. On a beautiful street near a lot of coffee shops, bars, and clothing shops. Good deal, nice staff, simple good breakfast (Eggs, ham and toast). The bed was harder but my back actually felt better from sleeping on it.
I didn't know there wasn't an elevator, so lugging a 50lb suitcase upstairs was not ideal. Also, the shower drain in our room didn't drain well and would flood the bathroom if I took a longer shower. We had a few mosquitos in our room. The only local bug spray I could find was lemongrass oil spray and it didn't work. I had 10+ mosquito bites from our 2 night stay.

Sound insulation was very poor. Besides the noise from the street, the upper level's wooden floorboards were directly above level 2(there seems to be no ceiling in between) so every step and every shuffle of feet can be heard very distinctly. Otherwise, amenities were adequate and water pressure was strong. Owners were friendly enough. Location was great, plenty of cafes and restaurants within the vicinity.

The staff and location were incredible. Couldn’t ask for a more central location in downtown Phuket. Amazing and helpful staff too. Would recommend!

Got a room with a bacony facing the walking street that stinks from the toilet sewage. Air con was not cool enough. Wifi not so strong. The owners didn't make us feel welcomed. Problem with water draining in the bathroom. I had to stand with flood over my ankle. until i finish showering. Cleaning service was barely there. They didnt change the sheet unlesd i told them. Soundproof is pretty bad. You can here everything from your neighbours and from the street. Bed were comfy and big and the location was optimal.

The 99 Oldtown Boutique Guesthouse is in a great location for exploring Old City Phuket. There are lots of great restaurants, cafes and shops within walking distance of the guesthouse.

I had a double bed with a balcony. Pros - you can sit out on the balcony. Cons - street noise (dies down early but the motorcycles still pass by.) If you are a light sleeper, this would not be the room for you. Lots of steps up to the room so anyone with mobility issues would have difficulty. The bathroom was modern and clean and soap was provided. The bed is on a platform of sorts which I thought made the space cozy. Light breakfast was provided - toast (egg & ham is available too) with coffe, tea, juice, and water. In order to turn the lights & AC on, the key must be in the slot. Not ideal when returning from walking all day in the heat but the AC does work well. There is a fridge in the room and 2 bottles of water each day were provided. I was taken aback at first by the lack of friendliness of the woman who checked me in as well as the younger man who walked me to my room. I later figured out that it wasn’t so much lack of friendliness but more of a hearing issue :) Overall, a good stay.

The staff were very friendly and helpful but they had little English. The hotel was very clean and quaint. The location is very interesting right in the centre of the old town. We arrived in time for the new year celebrations so that was an added bonus as they took place right on our road. Downside was the road was closed so the taxi left us on the street and we were left to navigate crowds with luggage and try and locate the hotel which is not easy to find.

The hotel is located in the historic Old Phuket town with historic beautiful Sino colonial buildings. It is quite a charming and soulful part of town. Quiet as well. There are many eateries to choose from- Thai and western. There is a shopping mall nearby as well as museums and other attractions. The hotel itself is also quite charming and beautiful even if simple. My room was good for a solo traveler, possibly for two. It was comfortable, air-conditioned, clean and quiet. The shower is nice and has hot water. There is a strong (free) wi-fi. The couple who owns it are very kind. The lady said she would give me free breakfast even if my booking did not include it. On my last day, I was supposed to leave before the place officially served breakfast but the gentleman made an exception for me and served me breakfast so that I would have eaten before my departure for the airport. Then he gave me a souvenir. That was a nice kind touch. There was a Weekend Night Market in the street where the hotel is located and was filled with all sorts of vendor stalls that sold many things ranging from food, to clothes to other knick knacks. That was nice. There was live music and merriment but it did not disturb the peace and quiet of the hotel.

The place is very nice & memorable. The owner are kind & helpful as well. They help us to find cheap rent motorcycle & recommended a tour agent with a good price to Maiton Island. Breakfast provided are simple but satisfying. The soundproofing is not so well so if you are a light sleeper you should consider the highest floor rooms.

Very nice staff family that runs the hotel is very friendly and helpful even though there English was limited. The perfect place for the market on Sunday just outside the front door.

Partner and I stayed here as our final stop in Phuket. Really quant, clean place. It was perfect and you really felt quite at home! The room was very clean, and we loved the feel of it. Partner says he would have preferred a proper bed rather than a mattress on the floor but that didnt bother me. Unfortunately we had to extend our stay as I had food poinsoning and Im glad I was somewhere clean to be quite poorly. There is enough to do in the area for a full day and night, and we chose here for convenience! Great huge market taxi ride away! Some amazing little cafes but I didnt see much to do apart from museums really! If youre coming to old town 100% stay here!P.s amazing mixology bar walking distance too! A must visit in the evening!

I stayed here the night before I left for Koh Phi Phi. Very nice and exceptionally friendly and accommodating staff. The hotel is right in the downtown area so there was plenty of shopping I could get done. The hotel organized someone to pick me up and drop me off for my visit to the island. When I returned, even though I wasn't staying there, they let me keep my bags there for a bit so I could walk around and get some shopping done. Then they called a taxi for me. It was a great place and I would definitely stay there again!

Staff were a bit stand-offish, room was tiny with very thin walls, and the breakfast was so-so. But, it was clean, had AC, and a bed, which is all we needed. Good for the price.
