The location on Punta Sur was perfect. Great beach and beautiful gardens. Lily was so helpful with everything. Our toliet broke and we were upgraded to the ocean front suite. Very quiet and peaceful..

The hotel was overall great. We especially loved Lilly. She was incredibly helpful and so nice. Our main complaint was that our bathroom was separate from our room, so it was extremely hot in there. Other than that, it was a great property.

Manager Lilly was VERY accommodating. Loved the private beach, courtyard, and resident cat! I hope to return next year.

To be honest, I was super excited about my stay booking was easy! The day of my trip the host messaged me to ensure my arrival, and answered my questions which I thought was very nice and convenient. While booking, I opted to pay at the location which obviously was a mistake! Upon checking in she was very welcoming and She told me what my total would be, which was a little bit higher than my online price. I accepted because it wasn’t a whole lot more, so she told me the amount and I gave her my card. Unfortunately, my card was declined because of foreign transactions so I got a text and had to get it unlocked and approved. Once I looked at the text message I saw she was charging me a few hundred more. I told her I thought it was supposed to be the set amount that we agreed on and that I have on my booking, she stated that was the commission my bank was charging me. Obviously, I know the bank doesn’t charge commission. I looked at her with a strange face and said “what do you mean? My bank does not charge commission are you running my card for the (set)amount?”And she said “yes I am, but you can talk to them later and let them know but they’re going to tell you it’s the commission.” I was with my daughter only us two, and I needed our place to stay. If not, I would have left somewhere else. Once she realized I was upset, she tried to explain the way the money was in pesos, and the currency of the day was higher and that’s why I was paying more. It still didn’t make sense

Lily is a fantastic person and manager of the hotel.
We enjoyed our time on the south end of the island, it was easy to walk for dinner or to Punta Sur.
There is a steep incline on the road leading to the property.
Our breakfast at Kin Ha beach club every day was great.
We will return.

We stayed here during the holidays and highly recommend for anyone looking for a nice getaway. Having access directly to the beach is amazing, we spent the whole day on the cabana and just went upstairs to our rooms after! Very quiet and felt safe. Special shout out Lilly who made our stay that much more exceptional. The only thing I would mention as a tiny tiny con would be its location being further away from dining options, but it was easy to get a taxi (and Lily was very helpful with this). But that’s the trade off for someplace quiet and serene!

Loved that it was right on the beach and very quiet. Room was very big and had everything you needed to feel at home. The property was so pretty, our room was always cleaned early, and Lily the manager was a great host! Hope to be back.

First the good: Location.
The bad: Everything else. We expect the items they advertise on Expedia to be accurate. First, no working TV on our room, no hot water in the sink, VERY limited hot water in shower. We did without for the first 2 nights until we were moved to another room.
Next, staff and their attitude. Since advertising a private beach, they had lounge chairs, umbrellas, etc. on the beach. The 1st day was fine with it all set up. The 2nd day, they had been removed the night before, and were not available. We asked the hotel manager to have someone set it up. Her response, “The restaurant staff takes care of that.” We looked for anyone in the restaurant staff to take care of it. All we could find was a bartender. When asked if someone could set up the chairs, he gave what must be a standard answer because we heard it a lot, “Ten minutes.” Another person asked the bartender if he could do it, “No, I’m just the bartender.” Next question was “Who and where is the person who will do it in ten minutes?” His answer, “No hablo inglés.“ So much for the staff.
The electricity went out twice. The 1st time in the middle of the night for a few hours - no big deal. However, on our next to last day, it went out again. At first for the entire hotel. They partially restored it, but our room remained out, and dark for the rest of our stay. No one would have enjoyed our stay. We should receive compensation from Expedia for their advertising such a dreadfully run facility.

We (3) stayed for 4 nights. The double room we had was lovely. It's in a great mostly quiet location away from the hubbub of the north of the island. The little beach alongside is beautiful, with views (incl. sunsets) back across the water to Cancun, great for snorkelling, and guests can use the kayaks and paddleboards provided. The one disappointing thing is that the bar/restaurant next to the beach has been recently upgraded, and while nicely done it seems to be being operated as a separate concern, even though the overall owner is the same, and is aiming to attract a more affluent clientele than the accommodation. A more relaxed beach bar that did snacks would be much more in keeping with the accommodation (and me). This also led to a few awkward moments: asked not to consume our own soft drinks and snacks on the beach (which I wouldn't mind if any of the underutilized waiting staff had ever asked if we wanted a drink, or if the drinks weren't the most expensive ones I found on the island); confusion over which sunbeds we were/weren't allowed to use, and overall I didn't feel as relaxed there as I should have in such a stunning setting. There was no wifi signal in the room but we gained access to the restaurant wifi which worked on the beach (but should be readily available to everyone, surely?)! Lily our host was brilliant. She helped us with recommendations for food, trips, taxis, and generally tried to smooth things over with the restaurant. Shame, should be amazing.

We had a wonderful stay at Maria’s Kankin thanks to the Hotel manager Lilly who went out of her way to make sure we had everything we needed. She made us feel like we were family.
The hotel itself was perfect and the private beach is definitely a plus (we had a maximum of probably 5 people in the water at some point).

Our stay was amazing. Lily the host is absolutely THE BEST!
Our only wish is that the music & staff at new restaurant was better. (Bad Club Music played loud and obnoxious at times) and the staff was not friendly to us as front ocean king room hotel guests. (So we spent our $ elsewhere for food & drink)
Hopefully that will be different when we come back to see Lily and enjoy this side of the island.

The hotel is in a wonderful setting with gorgeous beach front and newly renovated restaurant and bar however unfinished when we arrived..
we found the rooms to be old and tired and not of an expected standard of cleanliness.Lillian was v welcoming and helpful.

Maria's Kin Kan was overall a good stay. The rooms could be improved but overall we enjoyed ourselves.
Pros:
-Staff was so nice and helpful
-The private beach and equipment included was great
-Vouchers for breakfast at the Kin Ha restaurant were a great value
-The area is walkable and convenient. It's a short 15 minute walk to Punta Sur and there are restaurants, bars, and pharmacies nearby.
Cons:
-The room we stayed in really needs an update - the beds are extremely hard and all the linens thin and scratchy. Lots of ants in the bathroom. To call it a two bedroom suite is a stretch considering the second room with the single bed was a hallway to the bath which did not get cool like the main room did. I slept on the couch in the main room rather than the extra bed, because it was too hard and hot in the room.
-The pool was dirty, too dirty to swim in. The water was green and not clear.
-The restaurant and bar were closed, although we saw a lot of progress on renovation and it looks like they will be beautiful once finished.
If the room renovations go anything like the beach part, it will be great!

This is a great little resort, unfortunately the bar and restaurant were closed while we were there, once all renovations are done I think it will be great. We had a ocean view room, it was very roomy , quiet AC and beautiful views.Lily the manager is a true gem, willing to help out in anyway she can. Housekeeping did an amazing job. If you are looking for 5 stars this is not but if you are looking for a solid 3 star with great service and a nice beach this is for you.

Arrived after dark with no cell service and was told the property was overbooked. We were told this happens all the time, by the hotel owner. The owner and manager then walked us over to the hotel next door (we thought it was a sister hotel or that they owned that one too) and was given a moldy, smokey room and charged $60 more than Expedia charged us for the room at Maria’s. We ended up leaving after a few minutes; Expedia was very helpful in getting us a refund.
The manager told us as we were leaving that they were going to tell Expedia that we didn’t show up so they weren’t charged a fee. I then received three emails from the hotel owner begging me to stop by their hotel the next morning, that they needed me to do something for them. This was very odd and uncomfortable, I did not go.
I would definitely not recommend nor would I book again

Lilly was exceptionally friendly and helpful which enhanced our experience. The beach and pool were phenomenal and we didnt want to leave the property. The garden courtyard was beautiful and we heard geckos and morning doves when waking up. We stayed at the Junior suite and some of the pictures did not match what the room actually looked like. It was a bit rustic but the bed was great.

We loved that it was quiet and off the beaten path. We were able to walk to several restaurants. LILY was the absolute BEST in making sure we had everything we needed to make our vacation run smoothly. The beach and pool were clean and very private.

Arriving at the property, we fell in love with the private beach and turquoise waters. The view from the Oceanside room was amazing. The property manager, Lily, went above and beyond for anything we needed. The restaurant and bar are under construction, which was unfortunate as it looks like it's going to be great. However, breakfast at the nearby Kin Ha restaurant made a great start to our day. Lastly, having a pool overlooking the colorful waters, the beach, and the amazing sunsets was the cherry on top for us at this stay. Definitely recommend it to anyone.

I had a great stay here! Super low key spot. Lily took great care of me. Kin Ha is a short walk away. My only complaint was restaurant and bar is closed for remodeling but it will be amazing when it’s open. And it’s not a big deal because breakfast is at Kin Ha and they have a great bar as well.

It was lovely but… the restaurant was closed would have liked to have known that. Lily is one of friendliest people I’ve met she works the front desk . The beach and kayaks Fun! It’s quiet and has lots of history been around a long time! ❤️

We booked the Romantic suite, beach view. I emailed the property and they confirmed the reservation. Upon arrival after paying for the room they gave us a different room, not the room we were promised. With that the manger told us that the romantic suite, beach view was not available and it was Expedia’s fault not her fault even after showing the email that she sent. We stayed because we didn’t know if there were any other places available. The manager did give us 10% off of the room. Still way too much money for the room that we stayed in. I will not be returning and I will never recommend this property to anyone.

This is a charming little spot. It has a lovely beach and great snorkeling along the dock. It is quiet and the staff is very friendly and accommodating.

The hotel is in a gorgeous location, has beautiful beach, cabanas and kayak rental but the rooms are overpriced, old and outdated. Our bed was literally made out of concrete and very uncomfortable. When it was raining, the room ceiling was leaking, and your things got wet if the were close to the leak. The photos on Expedia are old and do not show the real situation today. The propery needs an uplift to be charging the prices they are.

The Staff was so rude to my wife and I...I had only there maybe about 2 hours to when I was approach by staff to TURN OFF MY SHIT MUSIC. I have never experience this in all my travels. I picked up a left. I will never do business with people like this again. Also, our room as not what we say in advertised pictures. It a hook, false advertising.
