Great little hotel in the middle of Bath. Food in the pub was great and Breakfast was amazing. The breakfast service was second to none by the lady on duty. Our Room was a little warm but we had a Dyson fan which we should have used. Unfortunately there was a small fridge near the bed which was far too noisy when trying to sleep. Will unplug it next time for a few hours to aid sleeping. Would definitely go back to this quaint little hotel. Thoroughly impressed.

Great staff, great location, excellent breakfasts, lovely period decoration. Rooms are small and only accessible by steep stairways. Thanks for a young staff to hump our bags up tp the top.

Super friendly and nothing was too much trouble. Our shower broke in the morning and was fixed that day and arrangements in place to use a spare room!! Would recommend this place

Staff were lovely, room was excellent with a lot of nice touches. Breakfast was delicious. Kerb appeal could have been better as it looked a little derelict at first glance but we would defintley go back based our experience once we were in.

Rooms over the street were a bit noisey but quieted down later.

If you’re elderly or have needs to accessibility, do not book this place. The stairs to the rooms are impossible. Ridiculous actually! The beds are horrific and uncomfortable. Impossible to sleep properly. I couldn’t walk for two days after the visit because my back was a mess. The AC is none existent and if you’re on the top floor you will boil like a poached egg. The alternative is to leave the window open and be constantly woken by the party goers on the street. They have a little Dyson fan in the room for AC which is a complete joke. Other than that our stay was great….lol!

The room was charming and very individual, the staff was uniformly friendly, accommodating and professional, and the breakfast was outstanding. The only possible negative about this hotel for some travelers would be the steep narrow staircases. The staff was always willing to help with bags, which is helpful.

We loved our stay here. Centrally located with parking close by. Beautifully appointed rooms however please note that there’s no lift and potentially lots of stairs depending on which floor you’re staying on. Wonderful breakfast and great coffee! Thanks for having us!!!

Property was safe and quiet and the staff was polite but the bed was the most horrific piece of wood I’ve ever been on. I’m still in pain from that night of sleep. I’d never stay there again solely for the bed

We were happy with the "old world" atmosphere...feeling of history around us.
The lack of a lift to carry heavy luggage was definitely an issue. Also the lack of AC meant for very uncomfortable sleeping. Wonderful breakfast!!!

Friendly & efficient staff, comfortable bed, good complimentary breakfast, reasonable room rate. But there is no escaping the drawbacks of an old building. Steep narrow steps up 3 flights, no lift, street noise from vehicles and people talking on the sidewalk outside at night, small (but comfortable ) rooms.

Small boutique hotel near downtown Bath UK.
Pros:
- Friendly staff
- Easy walking to everything
- The Rooms are tastefully decorated
- Good value for money
- Breakfast is good. Included in the price of the room.
Cons:
- Trash Truck Noise every morning at 6am. (No Air Conditioning so, the windows stay open)
- Noisy drunks every night. There are two bars downstairs so, the loud drunks yelling and laughing lasts from 11pm-3:30am.
- Screaming seagulls every morning at 4:30am.
- There were exactly 34 stairs up to the room so, be fit before you arrive.
(The very nice staff lugged our luggage up the stairs for us)

The place easy to find with parking located 3 mins away, the check in was easy and rooms nice. Decorated to decent standard.
Bathroom very nice with ample hot water.
The only downside to the rooms was the heat it was so hot, we had the portable air con unit on and fan all night at the end of December. I would recommend staying higher up in the building due to the noise.
The pub next door was good and nice food. All staff where very good and accommodating.

Great location - really central and was good to have the sister pub so close when it was such a nice bar as well. Could have been noisy but wasn’t on our stay. Room had everything we wanted and some great personal touches. The breakfast was also excellent. Great stay.

Only negative for us was getting to our room. 49 steps to the top. Not suitable if you struggle with stairs.

Great hotel, very central for the Christmas market and all the shops. Check in was smooth, you enter via the coffee shop. We were in room One, which was a very large and comfortable room. They provide a complimentary small bottle of Prosecco and a beer from their mini bar fridge. The little touches were great, pillow spray, hand sanitiser, shampoo, etc. loved the shower too

The Inn, cafe and pub are excellent. My disappointment comes from being billed twice. I prepaid via Hotels.com and was charged again by the hotel. When I challenged them the said they’d not been paid by Expedia and I should sort it out with them. This left a bad taste and spoiled the weekend.

Property is nice, well decorated, spacious with a very large bathroom. Staff were good and the breakfast is excellent. Downsides are that there is no lift and there are 4 floors up a very narrow stair case so if you have a lot of luggage this may be an issue. Reception is also only available during the day so if you need anything after hours it needs to wait til the morning. The biggest issue for us was that the room is very warm and only a very knackered Dyson fan was provided that even at maximum provided almost no relief from the heat and stuffiness. Would not stay here in the summer months.

Another brilliant Butcombe boutique hotel. Cosy, full of character, with everything one needs for a stopover and excellent hosts to boot. It's an excellent location in a characterful, listed building in the centre of heritage Bath, so if you're for moaning about room sizes or stairs go stay in one of the souless chains nearby. Also don't be conned by parking as many larger hotels claiming to have such in reality reference a nearby public carpark for which you'll still be paying full price.
First rate breakfast comprised of quality ingredients.
We stayed during the hottest days on record and though the room was warm (as was the home we'd left behind) the hosts provided so many fans as to ensure a good night's sleep. Excellent hotel chain.

We were impressed with the location of the hotel in terms of the proximity to the city centre of Bath, all main attractions are easily in walking distance.
Unfortunately we were underwhelmed with our room (Room 5). The room was small and unfortunately a few things let it down. The room felt stuffy and overly warm throughout our stay. This wasn’t helped by the windows being only able to open a small distance. A fan was provided but this didn’t do much which led to a couple of hot nights.
The ceilings in the bedroom and bathroom were both showing signs or water damage and/or damp and need looking at. Also, wooden windows in these rooms were showing their age with peeling paint that needs attention. Also, our toilet seat was broken and needs replacing.
I don’t know if we were unlucky but our wifi connection was intermittent throughout the stay. We tried connecting various devices several times during our stay but ended up giving up.
Breakfast both mornings was excellent and the food and coffee was good quality and served quickly with a smile.
Overall, our stay was satisfactory and the hotel served as a good base for our trip to Bath. Unfortunately however we didn’t feel we got great value for money for the price of the room and came away slightly disappointed.

Charming hotel. Rooms were very nice, clean and comfortable. Staff was very attentive and really helped us with every request including getting taxis and breakfast early.
The only downside was that it was Jubilee week and school break and Broad street was a little rowdy late at night, most likely due to a couple of pubs on the street. Nice area though, just noisy.

Absolutely loved staying here and would not hesitate to return. I don't think I have ever been made to feel so welcome or 'at home' in a hotel. Staff were all so friendly and courteous and genuinely seemed to enjoy being there. Room was just as attractive as in photo's, plus super clean and comfortable. Complimentary drinks, home made biscuits and decent tea/coffee/proper milk were much appreciated, as were the good quality toiletries in the bathroom and comfy bed. Breakfast was also fabulous!

Lovely attention to the till in the room. The free biscuits Prosecco and beer it was a lovely welcome. Very comfortable today and is very superior breakfast (Seems like items we have locally sourced) I have already recommended this place and would definitely stay here again.
