Great property
Sunset House lives up to its name as the lanai provides the best views for the incredible Kona sunsets. The home is comfortable for two couples in a very good location in a quiet neighborhood.

A break from winter
This residence is as pictured. It is an older home, but kept in excellent condition inside and out. It was certainly comfortable for four people as each bedroom was on opposite wings of the house. The selling feature is the expansive lanai where watching the sun rise and set amid the foliage was our favorite pastime. We all enjoyed the pool as it was very well maintained with ample seating. I also need to mention that the location is in a great hillside neighborhood with a walking trail. It is quiet area and the neighbors are sensitive to a lot of noise as they should be.
The management company was very responsive with a technology issue as well as pre travel questions.
Would I book again? A big YES!

Excellent stay at "Kona Sunset House" on Walua
A representative met us at the place and she was incredibly helpful and professional--she even answered many questions about restaurants and such. The house and grounds were more than adequate. There was lots of room, e.g. 3 different dining areas if you include the pool. Nice quiet neighborhood. Had a great time.

Great Lani with Incredible Views
Overall a wonderful vacation experience. Great views from the lani and a refreshing pool. Need to be aware of falling palm branches. Trees needed a little trimming. House was as advertise with all you needed kitchen accessories to cook dinners and eat while enjoying the sunset. Lounge chairs on the Lani were a great touch just wish they would have reclined. Washer and dryer were an added plus but could only do small loads as the washer would get out of balance and shake the whole house. Only negative of the time spend was the owner had flooring delivered during the first week of our 4 week stay and it took one of the covered parking places in the carport.

Great ocean views, clean property
It’s a great value, close to town and located in a very nice neighborhood. Appliances could use an update but overall we thought the place was great. We would return again

Beautiful Views from the Kona Sunset House
This is a very comfortable house high above the Kona area, that makes for gorgeous sunset views of the ocean and land. Having a pool to take afternoon and morning dips is a nice relaxing space, and would be an excellent family space who have young children, (side, outside steps are steep though). Views from the lanai, having the pool, and comfortable indoor spaces are the highlights, but another great feature is all the thoughtful amenities, like use of coolers, lots of beach towels and informational guide books. Loved staying here!

The Ideal Kona Retreat
This was our second time renting the Kona Sunset House. The house is spacious. I guarantee the lanai will be your main living space. It spans the full width of the home and gives the most amazing view of the Kona coast, and a fun look down into the pool. The pool is the other most important feature of the Kona Sunset House. This house will spoil you. No AC, but understand, if you keep the lanai shutters down during the sunny afternoon, and run the fans, it doesn't matter. The evenings are always beautiful in the house. The main problem with this house is once you stay here, you will NOT find anyplace as good anywhere on the Island. We called the management company for a minor maintenance issue. It was taken care of within three hours. Total. You cannot ask for better service than that.

Excellent vacation home!
This great home was roomy had all the extras we needed including beach chairs and umbrellas. It had a pool too if you didn’t want the beach. It was in an excellent location. It had paths for great long walks and was close to the main road for easy access to some excellent restaurants only 10-15 minutes away. Also had a fabulous lanai with great views!

We Loved It!
We thoroughly enjoyed our stay in this house. The view was amazing and a great location. We had a minor maintenance issue but the host was very attentive and addressed immediately. Pool was awesome, after a long day doing activities it's nice to wind down with just your family. I hope it's available next time we visit the big island because we would want to stay here again.....

Resort like house
Had a great time at this property. The home was perfect for my family of 4. The balcony and pool were the areas we most spent our time and it was well worth it.

Amazing view in paradise
We truly enjoyed our stay. The rental home was well equipped and comfortable. As with most island homes there was no A/C, but this was not an issue since there were plenty of fans and the island breeze cooled the home down in the evenings very nicely. The views from the home were incredible and we took advantage of every moment we could out on the lanai. The location of the rental was ideal, being centrally located to many of the things we planned to do. The rental company was very helpful and communication was very easy.

Lovely Escape in Paradise
We loved having our own private pool and spacious lanai with its incredible views of lush foliage and the ocean beyond. Be sure to open up all the windows in the house and take advantage of the many fans to cool it down upon your arrival. Everything we needed in the kitchen and laundry room were on hand, as well as beach chairs, towels, and aqua shoes for trips to the many nearby beaches. While the house is older, it has been
well-maintained and both the kitchen and master bath have been updated. The house was clean and the beds were comfortable as well. The property management company sent a representative to meet us upon arrival to greet us, show us around, and answer any questions, which was a nice touch. They were readily available by text to answer questions throughout our stay as well.

Amazing Location!
Kona Sunset House was perfect for our family of 6 during our stay on the Big Island. The location is AMAZING! You really can't beat that sunset view. It was also a good central place to come back to after our daily adventures. We loved having access to our own pool, the BBQ grill, and comfortable seating as well as a table on the back porch for meals (and yoga mats for morning yoga!) We also appreciated the beach umbrella, chairs, and boogie boards for the beach! The house got a bit warm, but the provided fans helped with that. For 6 people it would also have been helpful to have a few more extra towels. Overall, we were very comfortable and looked forward to going back to the house each night. Highly recommend!

Excellent, Almost Amazing
WHAT WE LIKED absolutely fantastic ocean view, quiet beautiful neighborhood, friendly neighbors, nice trail hike right down the street, fans everywhere, plenty of lounge chairs, awesome large lanai, magnetic door stops, good wifi, beautiful landscaping, beautiful decor details, lovely wood furniture, well appointed kitchen, good supply of beach stuff. WHAT WE DIDN'T LIKE inappropriate warning from manager about past neighbor complaints of guest noise, a simple "keep the noise down" would suffice. Too many emails and overly complex contract from management company, Carpet should be replaced with wood or composite, seizure inducing blinking refrigerator light (?!), gross non functional soap dispensers in showers, no written tv instructions, low toilet paper supply, non functioning tv in master bd, no bathroom privacy in master bedroom, pool not clean upon arrival.

Great Views!
House was great! Amazing views! Great location. Comfortable breeze. It has everything you need. Pool was great! The neighbor to the north is extremely sensitive to noise. Normal conversations and splashing does carry. This house may not be the right one if you have young kids (or older kids) who are loud outside.

Perfect Stay
Our stay was perfect in that the house was exactly as pictured, great location to everything we needed and had everything we needed. The walking trail right outside the door was great for a morning stroll. The beds were comfortable. Many lil lizard friends all over were fun! The stairs down to the pool are not for the faint of heart. They are steep and uneven but the pool is amazing! So refreshing after a long day at the Beach. The pool light at night is a bonus! Not having A/C was a little tough getting ready for a nite out but otherwise plenty of fans and outside breezes! Per previous reviews we had concerns of the neighbor issue- she made herself known at 4pm one afternoon and then she was gone and not to be heard from again! So good for the next vacationers! We would stay here again and refer our friends! We had a great time on the Big Island! side note: Manta Ray night swim a must! Hapuna Beach was our favorite and Island Lava Java for breakfast just to name a few! Sunset watch at Magic's Beach! Ali'i Drive has everything you could want/need.

High school graduation trip - Fun at the Beaches
This was a perfect location for driving around Big Island & enjoying the many activities. The pool was absolutely wonderful & used everyday by those who did not go to the beaches. One nice surprise was the garden like steps down to the pool which were easy to maneuver down for even an elderly person. Though it he house is as not air conditioned there were many fans & we left the doors with screens opened. The mornings were very cool. We cannot say enough about the extremely spacious lanai. It was very peaceful & much time was spent out there - all meals served there, especially breakfast & beautiful sunsets every night. The house was very well stocked. Quality dishes, silverware & pots & pans. It also had a variety of spices & even coffee. Even beach supplies were plentiful - towels, chairs umbrellas & best various sizes of ice chests. The young female graduates had such wonderful experiences snorkeling right off the beaches, swimming with turtles, night manatee ray snorkeling, surf lessons, ziplining, attending a luau, wandering downtown Kona through the shops & just plain lying on the beach of the day. A favorite was the trimaran sailboat snorkeling trip to Kealakekua Bay out of Keauhou Bay - so much fun sailing & snorkeling. The management company was very helpful & very responsive when minor issue came up. What a great place for a great vacation.

Beautiful, Relaxing Home
The home was exactly as described. Beautiful view, quiet neighborhood. A bit warm, but plenty of fans and window's/doors to keep the house somewhat cool. Pool was a great to relax in after a long day of site seeing. I did not have anything negative to say about this home. The only thing we had an issue with was the neighbor to the north. She apparently does not like anyone making noise, especially in the pool. Good thing for the rental company she is moving. We had a party of 4, a 20 year old, a 70 year old, and two 48 year olds we were talking and had a phone radio going. She was quiet rude. I can see if it was late at night or in the evening, but it was early to mid afternoon and she just didn't want us in the pool. Then we had to listen to her tell everyone she came in contact with that there was a wild party going on in the pool, along with a few other choice words she called us. Therefore that made the stay a bit more difficult, because we were afraid to make any noise at all, even inside the house. That put a bit of a damper on anything we did at the house. This is not our first time on the island so good thing we have friends that live up the mountain, in the Kona Coffee area, that we went to there house and ate supper and visited, because there would have been no way we could have done it at the house. I would have hated to have kids. Bonus is she is moving so hopefully the next people won't be near as bad. She was ridiculous. Only other suggestion is to a small safe for your money, and personal things because a lot of the screen doors don't lock. And if it warm (which it is most days) you definitely don't want to shut the doors to the lanai because the house will get super hot. Not that there is a problem with theft because I'm sure there is not, but it would be nice to have that added relief for your extra money, and jewelry. Other than those two issues we loved the house and would most definitely stay there again. Even with Ms. Crabby Pants next do

Quiet, Sunsets & A Refreshing Pool!
Our family of 5 had an amazing getaway in this peaceful home. Situated in a quiet neighborhood just outside Kalilua, it is the perfect launching point for Kona activities or day trips to other parts of the Big Island. Neighbors are close, so I would not recommend if you're the partying type, however the owners have done a great job with the landscaping to make it feel like you're in your own private oasis! Everything was at our fingertips and we had plenty of space to spread out. The lanai was one of the best parts! Overlooking the pool and facing west, it's the perfect place to have dinner and watch those iconic Kona sunsets. We did this every night as we preferred grilling and eating in rather than go out to eat. Our kids immediately discovered the games and puzzles that were available; a real advantage to not having to pack much for evening downtime. The pool, although not heated, was in full sun most of the day and was so refreshing to take a dip. The shade that the trees provided by part of the pool was a huge plus as was the table and chairs for a shared snack or lunch by the pool. The home is also situated along a walking trail and you will feel like part of the local community. The boogie boards, beach chairs and beach towels were also deeply appreciated. We we're a little concerned at first about not having air conditioning, but with fans and windows open the house was a nice temperature for most of the day. Mornings were especially nice. There was one issue with the rental and the property managers were very understanding and took care of the issue promptly so we could enjoy our vacation to the fullest. They even worked with us on a late checkout since our flight was much later in the evening. If you are looking for solitude and a place to relax, look no further! This is it!!!

Great place and location; Very rude neighbors
Stunning home and location. 5-10 min drive from the beach. 5-10 min drive to main road in Kona. Clean and well furnished. We were warned about neighbors being sensitive to noise, but were not prepared for the extent to which this was true. We arrived in the afternoon and had multiple extremely rude calls and interactions with multiple neighbors withing hours of being there - in spite of the fact that we were not being very loud and it was only 6 pm. We then received a call the next day from Knuston & Associates threatening to terminate our stay with no refund because of these neighbors' complaints. We spent the rest of our stay terrified of speaking in a normal voice in the house. Our fears were exacerbated by the fact that the house has many vents that allow noise to travel even when inside the house. Beautiful home and location, but I would not book again because of the neighbors.
