Our private tiny home is on a 1/2 mile of beachfront property along the pristine Upper Delaware River, located on the scenic national byway. The Delaware River Valley runs right between the Catskill and Pocono Mountains. Our quaint hamlet of Barryville, NY offers antique shops, Farmers' market, local restaurants, and is close to other quaint river towns, and Bethel Woods Performing Arts Center, the original Woodstock site.
Cozy, cute, and newly built, with all of the amenities needed to enjoy the beauty of the area in total comfort. This tiny home also offers a loft-style queen bed, and a comfy chair that opens to a single pullout bed in the living area. Outside is a private deck on a manicured lawn with direct access to the unspoiled river. Boating, tubing, fishing, swimming and eagle watching are a few activities you can enjoy right from your backyard. Feel free bring a tent to connect with the river and extend your experience to the outdoors.

I can’t say enough! The house was tiny for sure and very cleverly setup! Equipped with all you need for simple cooking and coffee making. Plus great storage. Very clean!
Being right off of 97 was great—easy to get around and Bethel Woods (Woodstock!) is a nice 25 min drive.
The view of the river is stunning not to mention you get direct access to it from the property.
My dog and I had a blast in the water and watching it flow by.
Julius was fantastic. I was traveling solo and I truly felt like he was looking out for me.
Do not miss this spot if you want a quiet, nature filled getaway. I saw eagles and a bear!

Very nice property with direct access to the river. The tiny house itself is truly just that: very tight accommodations.
Takes a little getting used to, but once we did, we had a very enjoyable stay. The owner/manager is very environmentally-oriented and well-informed and fun to talk with. He pointed out a good spot just downstream on the river that had good smallmouth bass fishing.

Julius was so friendly and gave us great recommendations. The property was lovely and we enjoyed using the grill and fire pit. The view on the deck was beautiful and we got to see a great sunset. Thanks Julius!

Amazing view on the deck, and expansive lawn area (beside the riverbank) below. Whiled the hot hours away sitting on the rocks in the river, soaking in the sights and fresh air, as the cool currents flowed.
It is indeed a Tiny House, but there were enough appliances to keep your creature comforts - BBQ, a fridge and freezer, microwave, hotplate, toaster/oven, AC, toilet, shower - what more can you ask.
Julius was a lovely host who greeted us upon arrival and told us everything we needed to know about the property and surrounds. Then he pretty much left us to our own devices. He replied to our texts promptly though when we had questions. Perfect.

Nice place in a very beautiful area. Great soot to jump off from or to just go relax and watch the water flow by. The owner was great and after his initial visit to make sure we were good, he gave us the privacy you'd want.

This was our third stay at this property and have enjoyed all of them! It is as advertised: a tiny house. There are plenty of amenities that make for a wonderful, relaxing weekend. We cannot wait to enjoy more time here again in the future.

This trip was hands down our favorite trip we have taken together. Peaceful, quite, with stunning views. The tiny house was all the space we needed to unplug and unwind on the river. Highly highly recommend. We will be back! Thank you Julius

We really enjoyed our stay at the tiny house. You can't beat eating breakfast on the deck in the morning and seeing an eagle fly by, then watching the deer across the river graze on the water's edge. There were lots of things to see and do in the area, we enjoyed a canoe trip, hiking, fishing, and sightseeing. Would recommend this place to anyone looking to relax, and of course anyone who could climb the ladder to the loft to sleep!

My spouse and I stayed at Julius' riverfront tiny house for our anniversary, and couldn't have been happier.
The property is just as it bills itself -- it's a small property with just the essentials (and a few perks, like wifi!), and direct access to the Delaware River along the NY-PA border just north of NJ. The house is incredibly cozy, but the true selling point is the land it occupies. The deck and upper level have a lovely fire pit and sitting area, and just a short walk down some stairs you've got a large plot of land leading right up to the shore of the river. Julius met us when we arrived and walked us through all of this in detail so we knew where to find things around the property.
This alone would have been just plenty, but Julius also inquired about what we wanted to do and made some great food and activity recommendations. We might have missed our two favorite trails (Tusten Mountain and Mongaup River) and one of our favorite meals (Yulan Country Store) had he not shared them with us. For that we were so grateful!
He truly is a wonderful host, and incredibly responsive to messages and questions. That paired with the amazing views and closeness to the natural world makes this a one-of-a-kind place to stay. So if you're not looking for a place with lots of frills and truly want to be lost in the beauty of the Delaware River Valley and Catskills, you can't go wrong here.

This property is fantastic and is just as described. It is a tiny house located in a beautiful spot, very private, and relaxing for a shorter stay. Julius was very helpful and made sure we had everything that we needed when we arrived. Overall it is a better rental for people who plan on spending much of their vacation time outside, on the deck, down on the river, or around the area. It is all laid out clearly in the listing, just read through to decide if it’s the right place for you. We had great weather during our stay and really loved our time there!

I have to start by saying that Julius (the owner) is an absolute treasure to talk with, he filled me in about the area and all the great spots that we should go see. The property is beautiful and on the last morning there we were greeted by a couple of momma deer and 6 babies right on the front lawn. It was breath taking and beautiful. If you want to relax this is the place to go.

Julius was a great host. Gave us tips on local things to see(Roebling Aquaduct at sunset, Woodstock, Farmer's Market, Callicoon and Narrowsburg). There is a little bit of wear and tear on the interior. Would suggest bringing bottled water to drink (faucet water has an odd smell) Loft was fun, so certainly not for someone who is orthopedically challenged!

This was truly a tiny house, but it was very clean and tidy and organized with all of the necessary amenities for two. The outdoor spaces and view of the river were perfect for relaxing and unwinding, beginning the day with watching the deer across the river as they waded in the water and seemed to be playing and then concluding the day sitting around the fire with the fireflies and inhaling the heady scent of honeysuckle. The area is full of history and our host, Julian, shared a lot of interesting facts about the area and suggested places to visit. Hiking the towpath along the river and visiting the Woodstock Museum were 2 highlights for us. We didn't take advantage of the activities on the river as we had our dog with us, so instead, we walked out into the river and spent time sitting on the rocks. Julian takes pride in his role as host and was very attentive and responsive, providing detailed information to ensure a wonderful stay!

I enjoyed the property very much- it was just what I was looking for as an escape from the City. The location, though, was a bit deceiving. And the host was not always the most helpful. Travelers should note, especially coming from nyc, that this is not a house next to a town... it is a house next to a few stores that are closed most of the time... and there are NO Uber’s, Lyft’s, trains or buses in the area. This means that if you have no car, you WILL be stranded without food (like I was) and have MAJOR difficulty getting around. I booked this place for its “close location” to the museum of bethel woods, but it ended up costing me TWO HUNDRED DOLLARS to get there & back from the tiny house! In addition, the host was very helpful at the beginning, offering to help in any way he could, but when I actually needed help, he became rude & unavailable. I was very disheartened by this. He even started mowing the property during my online school classes, and It was very disrespectful after I had communicated with him that I needed quiet, uninterrupted time for class. He also came by when I was in the shower, unannounced, to check out the poison ivy that was growing near the hammock. (After I asked him to wait until I left the property for the day) He claims there is no ivy on the property— there is. Especially near the hammock. This needs to be noted. Other than these miscommunications & weird interactions with the host and inability to get around, the tiny house itself was exceptional, and literally the best b n b that I have ever stayed at as far as luxury property is concerned. I woke up to grazing deer in the morning across the river, the sounds of the water soothed me to sleep. And I got to see the brightest shooting stars, in complete serenity. I highly recommend this place if you have your own car, and don’t mind the interesting exchanges with the host. It is absolutely magical, a real getaway, and a real pleasure to be at. Despite it all, I was very happy with my stay here.

It truly is a tiny home...if you do not like small spaces then this is not for you...BUT that view and outdoor space was so soothing and calming...that view was your TV and the sounds of the water was your radio station. Absolutely breathtaking.

Julius was so welcoming and full of info on where to hike, eat, and things to do and see in the area. Barryville is such a cute quaint town and we cant wait to go back. The tiny house was of course very tiny, but perfect. The decks view makes up for any lack of space inside. The river access is right down the stairs and you can walk into town right from the path. We cant wait to be back another time!

We thoroughly enjoyed our stay in this tiny home on the river. Check in was extremely easy as Julius was on property when I arrived and lives close by should you need anything. Wifi worked perfectly to allow messages to go through as there is no cell phone service. You can take a nice short walk into town should you want to grab some food or beverage. But the real selling point is the privacy and land that comes with the rental. From your deck that leads to the BBQ and fire pit, to tons of grass along the river a hammock and a swinging chair to enjoy. Because of it's location on the NY side you get abundant sunlight leading to a sunset just behind the ridge. It was really such a nice, simple retreat. We may even book this property again next year! It was exactly what we were looking for in regards to a weekend away in nature along the Delaware.
