The room was beautiful & so cozy/welcoming. Everything was very clean which is beyond important & my family had a peaceful & enjoyable stay. They definitely would like to come back. I definitely will recommend anyone to go there.

Nice setting, staff was great, out of the ordinary quiet place. Bedding and sheets need to be refreshed. Bath could use some tlc.

The Inn is located right in the quaint shopping area of Historic Smithville. Rooms are comfortable, breakfast is a short walk and you can carry your breakfast basket back to your room. We always stay there over the holidays. Excellent!

Room was clean and spacious but mattress was noisy and too soft. Main restaurant was disppointing.

We always stay at the Inn when visiting the kids, who live in Smithville. The rooms are so comfy and clean, and there are stores and restaurants outside your door. Love it!

This room is exactly what I was looking for. It was quaint, spotless and I'd definitely go back again. The only things that I was not thrilled with (and they were certainly not deal breakers: ) It was a little confusing knowing where to check in. You had to go to another building in the middle of the shops. I was early, and they did their best, and got me in my room super fast. I was greeted with a smile, and iced coffee (my choice of beverage). Also, the bed has noisy springs. The air conditioner cycled from silent to quietish, to loud. But it worked really well. Again, didn't bother me, but it might be annoying to others. Breakfast was continental. I chose a croissant (light, crispy and hot). It came with butter and two flavors of jelly, Juice, coffee/tea and a full sized yogurt were included. They also had muffins. You can get it served in a basket, or "to go". All in all, if I ever visit Smithville overnight, I would certainly stay here. (Room 312 if you want to look it up).

Great place

We had a good time here. It's peaceful and the people are very nice. The room was clean and kept up well. There are a few shops on the property and a couple of game centers for kids. The restaurants serve great food. I'll definitely be visiting again.

I liked the personnel at the colonial inn. Nice area to walk around and go into and out of the shops..

Everything was wonderful!

My husband & i stayed at the barns. The room was large with 2 queen beds, a sitting area and two large chairs. There was also a fridge and microwave. We went off season so i think we were only ones in the building which made it very quiet which we liked. Staff was super nice. I left an item in the room and they called and offered to mail it to me. Shops were fun to explore and we ate at three different restaurants while there.

It was great if you like little specialty stores.

Very nice place to stay we enjoyed our time there . Rooms are nice and clean staff is great... bed's are a little squeaky! Should've brought some WD -40.. lol

First time staying at the Colonial Inn and it was so nice and comfortable! We loved our B&B in the midst of the village; we weren't very sure how we would feel when we booked, but super happy we did! Bed was comfy, room was pretty clean, and the temp we could adjust the AC to was perfect. The AC was a bit noisey when it kicked on, which bothered hubby, but I slept fine. Will definitely stay again and try a different room.

Beautiful park. Enjoyed walking around during the evening to see lights. Unfortunately the room, while quaint, was noisy. There was some type of compressor, rather loud, running on and off all night. Add the street noise and we had a restless night. Avoid #107 and #108

Nice atmosphere, clean comfortable

Colonial Inn is a very cute place, very clean accessible to Smithville! Breakfast was a Bonus! We stayed there to visit the Dr Cheeko Band that played at Fred and Ethels! The reason for 1 down on Comfort, is that we have slept on more comfortable matresses, otherwise everything was great!

The room was very clean but awkward in set up. The living room had the air conditioning but the bedroom did not. The bed was on some sort of metal platform that sweaked as you moved. The tub did not have a stopper so you could not take a bath only a shower. Overall our stay was good but property can use some updating.

Everything was perfect except for the hard pillows on the bed. The room was very clean and picturesque. We will be back.
