Arrival was great. Found where to check in and went to the villa. Not sure what to expect and found that the room was terrific. It was a two bed two bath unit and it looked freshly made over. The kitchen was sparkling clean. The deck out back was screened in to keep the pests at bay. There were tennis courts out back but they were only busy for a couple of hours in the morning. Had a very relaxing stay and instead of heading to Charleston as planned we changed it up and relaxed on the island and barely left. Would definitely do it again.

Nice vacation property. Quite, peaceful and opportunity to get away from daily life.
No street lights. So finding one's way at night is challenging. There could be better signage on roads and property direction signage can be improved.

People were very nice. The photos did not match the place we stayed. Hotel.com showed photos of a room with a view of beach. We were far from the beach but place was fine.

Do not be fooled by the misleading photos posted here. We were expecting a beachfront property just like the photos. Instead, the property was well inland. Also there are many “Villa” rentals so even the living room and bedrooms did not look the same as the photos (think circa 1985). The villa was also located right next to a bunch of tennis courts, which meant that we had noise starting at about 7:30 in the morning, including a lot of chatter that woke us up. We tried to cancel the reservation but ultimately had to completely eat the booking expense. I have never had an issue like this with Hotels.com before.
Do not look at this like a hotel property. This is a collective bunch of different Villa owners, all posting their rentals on Hotels.com. I would avoid this at all costs, unless you want to be highly disappointed.

The villa was great. Very clean, well put together. My only complaint is that when booking, I was unable to reference back to the listing to see details about the villa in order to make sure I packed everything needed for our stay. (Such as- stocked kitchen, linens, etc). The beds were good, kitchen was very functional and clean. Overall, we really liked this location.

This reservation was for the Villas. The Villas are “a separate entity” from the hotel, according to one employee. As such, they do NOT have access to all the amenities listed in the Expedia reservation.
If you have a complaint or concern about anything, and I mean anything, you may as well compartmentalize it because you won’t be able to get a hold of anyone in a position to rectify your issue. Anyone you DO speak to will seem like the air you breathe is an inconvenience to them.
I couldn’t even get a hold of, or a call back, from anyone in a position to upgrade something from my package. It seemed like they couldn’t care less that I wanted to spend more money.
These are only a few of my complaints that really made me regret booking this mothers day vacation for my stay-at-home wife. I would not recommend anyone book anything anywhere on this resort based on customer service alone. Its a shame because its a beautiful location.

The condo was billed as delux, there wasn’t anything delux about it. Very dated, stained carpets, dangerous steps (that they wouldn’t fix), dirty screened porch and large hole in screen. Took 10 hours to get clean sheets and towels. Been to Kiawah many times this was absolutely the worst place to stay.

Was unable to see any pictures of specific unit when booking. Unit is outdated and has some maintenance issues. Overall not as clean as you’d hope. Stains on bedsheets and furniture etc. no kitchen soap. Ironically with the lack of cleanliness, the eager housekeeping crew came multiple times before check out time on our last day asking when we were leaving, which was disruptive and unpleasant
Area around property is very nice and we loved Kiawah in general but next time will likely look into the Sanctuary or booking villa directly so can see property ahead of time

It was very quiet and peaceful. The villa was clean and very nice. The one thing I didn’t like was it was very dark when driving around. Places were hard to find until you got use to where you were going. I will definitely stay there again.

Kiawah Island itself is nice, pretty setting, shopping area etc. The Villa I was in needed some TLC. Broken blind, dirty carpet, a few dishes that were chipped, closet door wouldn’t open fully due to dressers being too close, refrigerator door at ice maker leaked slightly, drawer below oven broken. On the positive side check in was easy, staff friendly, supplies good (tp, paper towels etc)

Interior finishes were in disrepair, closets were filled with piles of owners stuff & bags and buckets full of cleaning leaving them unusable. It felt like we were in their unkempt home and it felt yucky. The hotel is lovely but this is just run down. Grounds were nice but not well tended. Very disappointing.

We were asked to leave the room 3 times so they could show the property. Therefor we had to take our valuables with us, which was a pain. Had we known this, we would have never stayed there. It was totally unacceptable. The bathtub was gross. We were greeted by spider webs on entrance. The sliding door would not lock. Advice, make sure the unit u rent is not for sale

This is a very nice condo located on an amazing island with many wonderful golf courses to play and wonderful beaches. I recommend getting there at check in time as the individual condos are hard to find in the dark.

Generally our unit was ok but a few deficiencies; we arrived on Super Bowl Sunday planning on watching the game there and we were disappointed that both TVs were about 24". Also, the bed in the master could not have been a queen. It seemed very small to us. The furniture in the condo was pretty dated, too. The best way to describe the condo was functional, not beautiful.

We enjoyed a beautiful visit and the well appointed and equipped unit. The vaulted ceilings, terrific view of the landscape and tranquility. The unit was designed with a peaceful marine, beach ambience. The kitchen was well equipped with bar ware, glassware, serve ware and utensils. We were within walking distance to the Sanctuary and the holiday decorations were spectacular. Dining experience and hospitality exceeded my expectations at the Atlantic Lounge and Jasmine Porch; the staff was cheerful and enhanced our holiday.

(2) We arrived after dark, signs are unlit, making it very difficult to find one's way. I know they aren't going to improve signage, but how about sending a map/directions to arrive guests? It could be with the property pass. (3) Failing in the above, one can always use google maps to find one's way, but wait, they list the wrong address on their listing. The address they list is the Sanctuary. Fortunately, the Sanctuary understands hospitality and they provided the correct address. Did I mention this is after a full day of travel?

I don't know where they found the furnishings as I don't think the property was open in the 1980's but as you can see from the picture (my favorite chair) the furnishings are old. worn and look unclean. The vanity, the kitchen, all worn and beat-up. You'd think they had never heard of Wayfair's B2B Hospitality that helps owners maintain their rental units.
Cleanliness - I pulled a fork out of the drawer and was disgusted by the dried-on food. We ran every piece of dinner ware through the dishwasher, about four loads. That was a fun first evening.

We found two large roaches during our stay, which understandably influenced this review. The staff were all good and we appreciated the transportation available within the resort (which you need as it’s very hard to get around on foot). If I visited again I would consider staying in the hotel, which seemed nicer (although I didn’t see the rooms), but would not stay in the villas (we were in a tennis court villa).

The villas at Kiawah are very outdated and in dire need of renovations. Our villa was not clean, dust on all furniture, piles of hair in the corners and all around furniture. Drier wouldn’t work unless the filter was removed (not safe), coffee pot was beyond broken to the point coffee would spill everywhere anytime you used it… Fitness room was closed for renovation, which was not divulged to us upon booking… It is a shame because the property itself is beautiful, the layout of the resort is great, and there are plenty of amenities to keep everyone happy! I would give the Kiawah resort another short were I guaranteed a cleaner and more updated place to stay.
