The environment, building, views and breakfast are excellent. But a huge problem is that they advertise a room that does not even exist in reality! We booked a 20 m2 Superior room with balcony, hill view and king size bed. What we got was a cramped 11 m2 room with a queen bed, which they sell as ”for single use”. What they said is that none of the 20 m2 superior rooms have a balcony or a hill view (both of which are must-haves in a place like Colle di Val d’Elsa). No refund or other compensation offered, the only other alternative room they offered would have been the aforementioned another downgraded one without balcony & without hill view. They just try to avoid any responsibilities and just say ”it’s a mistake at hotels.com / Expedia, nothing we can do with it”. This is a clear violation of EU legislation. Buyers beware!

A truly amazing hotel in a wonderful Tuscan village. Me and my family had a wonderful time here, great beds, friendly staff, wonderful breakfast, amazing bathrooms and a view from the windows to die for. The AC made the large room cool in a very short time. This hotel exceeded my expectations.

This was a great place to stay in the historic district. I stayed here a night with my wife while hiking the Via Francigena. The reception was friendly and efficient, the room was comfortable, and the breakfast was awesome. And they have an elevator! Thank you for a very pleasant stay.

It was an amazing experience. We loved Pietro at Palazzo Pacini. He was so friendly and we felt like we have known him. He helped us with everything we needed.The hotel was amazing! Clean! It traveled us back in time , like the village it is situated in, which is like a fairytale.

The bedroom was small but had a lovely view from the bathroom window and balcony.
Breakfast was delicious and staff were friendly.
It was disappointing that the room was hot and stuffy even with air-conditioning on (temp 24.5 degrees). We opened the balcony doors which helped however let insects in. It was also disappointing for the price that parking was a few minutes walk from property.

Small unique hotel. Pietro was a friendly host. The lady who served breakfast was great, eggs cooked to order and good choice from buffet. Nice terrace with super view to have breakfast on. We ate one night at the associated wine bar across the road and both food and service were brilliant.

Nice hotel with very kind and friendly owner. The rooms were very nice, spacious with good standard and excellent bed. The downside was that the air conditioning was far too weak to give a good indoor climate.
When we arrived it was 35 C outside and around 27-28 C in the room. We were offered to change to a room on the ground floor which was cooler, but it was still too warm. There was some kind of air conditioning, but too weak.

The hotel is located in a nice town. Room is nice with an awesome scenic view. The breakfast is good and have cook to order egg. The only downside is the air condition can be colder.

We loved our stay here! The owners were very welcoming from the beginning to the end. The room was cute, quiet, and clean. There was an excellent view from our room and the terrace. She recommended a restaurant near by which was amazing. Their breakfast was beautiful and the owners were there and explained some of the culture and surroundings.

Pietro and his lovely wife were gracious and generous hosts at this wonderful lodging. We felt as is we were guests of personal friends in this beautiful. Our most spacious and comfortable room had two large windows that opened to a wide and unforgettable views of a classic Tuscan hillside; beautiful! We highly recommend!!

Very friendly family operated hotel. The hotel keeper personally grabbed our bags our trunk and carried these swiftly into our room so fast we hardly couldn’t blink. He even went with me in the car to find a parking space. Hotel is freshly renovated in a classical fashion to keep the antique flair. Opposite of the hotel You can find the enoteca ill salotto, which is also operated by the same family and is also worthy a visit. I can absolutely recommend this hotel and its venue

The owner of the property was very much involved. The staff is polite and very helpful. The cooked to order eggs were delicious. We received a free wine tasting at the owners Enoteca across the street. Our room had a balcony with a fantastic view. The only negative was the water for the shower did not get hot enough for us.

Wonderful service. The hotel is located on an old neighborhood street with charm and style. You feel a part of the neighborhood. The room was comfortable and quite but had several issues- the toilet tank leaked, leaving a smell in the bathroom; absolutely NO hot water for showers; the floor heating system did not control well leaving the room either too hot or too cold.

The owners, Pietro and Heike, are gracious and attentive hosts and their staff are wonderful. The location is very near the historic center but it's very uncrowded. We were there a week and felt like we were living in a local neighborhood, not a tourist zone. Parking is free but a bit of a hike. Breakfast was delightful with an exceptional veranda view.

Charming city that serves as a good station to explore Tuscany. The property is set in the old town, very beautiful and perched high above the rest of the city. We arrived late and had to wait a bit for someone to show up. The owner is very nice and helpful. They own a wine shop across the street. Breakfast is superb with a great Tuscan view.
There are no major issues with the hotel, we just do not think it is as deserving of the high ratings it gets on here. The AC is centrally controlled, and our room was frequently very hot. We slept with the windows open, cooling things off, but faced the street and had some noise. The lights in the hallways are supposedly motion activated, but required constant manual engagement to avoid complete darkness. The room, although on the small side, was adequate. The bathroom is a bit cramped, but was fine. Parking was difficult at night, and we ended up leaving the car fairly far away one night. Staff very helpful at setting up day trip itineraries for the region.

What a wonderful place! The people, the hotel, the views all were simply incredible. Since coming here, we have already talked about wanting to come back and enjoy this special place again. The hotel is large enough to know you're in a hotel (as opposed to farmhouse or something like that) but intimate enough to be relaxing and peaceful.

Beautiful and so charming; our little Villa in Siena. This was our favorite spot all over Italy. Amazing view from our window, so comfortable, delicious breakfast with specially cooked eggs and homemade yogurt, out on the balcony! Beautiful and great staff!!

We arrived and had a very friendly welcome which lasted throughout our stay. The room was beautiful, spotless and comfortable. Breakfast was amazing and kept us going for the day. The view from the breakfast lounge and outside area was amazing and made breakfast a memory. We felt so welcome we spent part of an evening drinking in this area (the drink was also from the owners shop across the road). We also booked another night. Our thanks to the owners who clearly love entertaining. ps we are not connected to the hotel in any way. Although marked down by visitors for not having a car park we were able to drop off the luggage and park the car nearby. The obvious advantage being that traffic noise is limited.

This is a wonderful place to stay in a beautiful town. We were in the suite which was one of the largest rooms I have ever stayed in with a bathroom that had to be seen to be believed. Parking was very easy which is not always the case in Italy!
