Charming small, boutique hotel. Excellent bar with Japanese and international spirits. Very helpful staff, will do the best to accommodate your needs and assist you while in Kyoto. It was our second stay, after 7 years and we were reassured about our choice.

The layout, at least on our floor, 3rd, was 3 rooms on the floor. Our two bed room was at the front. Our parents King bed room was in the middle with only a lightwell. Then there was a rear room. Breakfast must be arranged each day at least 24hr in advance. Love the couch in the room. Great shower and bath area. Comfortable Beds. AC works very well. Not sure if there was any individual heat or if it was a whole bldg system. Location is very convenient for getting around. In our room there wasn't good space for very large suitcases. Ther was one rack in the closet which worked ok and floor space near the couch/coffee table

This is a hidden gem of a hotel! Love it. Love the staff they bend over backwards to help you with their kindness. Lovely room, love the bathroom and the shower pressure is amazing! 10/10

This is a great place to stay. Very clean, intimate with only 12 rooms and a wonderful front desk/concierge staff. Friendly helpful in every way. great communication from the hotel prior to arrival on best way to get them from the train station. welcome drink on arrival and the hotel room was perfect for us. Hotel is close to some of the wonderful Kyoto sights and train station. great location!!!! We will stay there again.

My husband and I just checked out of here after staying 3 nights, and this boutique hotel is impeccable. We both work in the hospitality industry and cannot say enough good things about this place.
The location is perfectly central and convenient from Kyoto Station, and all other attractions. There's a 7/11, Starbucks reserve nearby, and one of the best bakeries just next door.
The service is impeccable from the receptionists to the bartender. The amenities in the room are very well thought out. I loved the lavender soak that they offered us. There's also a booklet of information about Kyoto too.
I had booked the Maisonette Suite for the two of us, and it was very spacious, with a gorgeous bathroom equipped with separate tub and the best shower I have ever experienced.
Search no further. This is the place to stay in your trip.

This little spot is a sophisticated hideaway in the midst of bustling Kyoto. Rooms are really spacious, even from an American standpoint, the bathroom is lovely and the staff are sweet and eager to please. There is a nice little lobby/sitting room and a super-stocked bar if you are in the mood for a cocktail. Breakfast is big and a nice blend of West meets East. This will certainly be my homebase in Kyoto when I am not staying at The Mitsui or the Park Hyatt for work.

My family and I truly enjoyed our stay. Villa Sanjo Muromachi was incredibly relaxing from the moment we arrived. The staff were all so sweet and accommodating. They even held our luggage after we checked out for several hours so we could continue our visit in Kyoto. Our room was very clean and the amenities were wonderful. The hotel was more conveniently located than I expected. While on a quiet residential like street, it still offered the conveniences of a 7-11 across the street and a bakery next door. (Unfortunately, the bakery was closed when we were there as it was New Years Day, but other reviews prior to our visit talked about it being wonderful as well.) It was a beautiful and enjoyable walk to all of the excitement of Teramachi-dori. Teramachi-dori is an area filled with many local shops and restaurants. We really enjoyed it. As for convenience to the airport it was simply a 15 minute taxi ride. The train is also very close. I would definitely recommend this hotel.

The staff was very rude here and our room was quite messy when we checked in. It looked like they had not changed the bedding from the past person that stayed there. Tried to get a partial reimbursement. They did nothing.

We had an amazing stay at this hotel! The staff was extremely hospitable, assisting in reservations and research on locations we were looking to visit. We came over the New year holiday so several restaurants/shops were closed and they assisted in researching this for us. The rooms were very luxurious and spacious for Japan. Would recommend staying here and we look forward to visiting again.

We loved the location. We stayed 5 nights at this beautiful boutique hotel. The spacious & immaculate rooms. The staff were amazing. So helpful with directions & booking reservations at restaurants. The hotel breakfasts were very generous & delicious. Every restaurant recommendation was outstanding. There is a fabulous bakery, Fiveran, right next door. We loved it. Our only regret is that we didn’t stay longer.

Exceptional hotel and service. Great room and amenities with attention to detail. Excellent coffee in the room plus plenty of water. The staff helped us tremendously prior to arrival with reservations. They offered excellent restaurant recommendations when we couldn’t get in where we wanted to go. They even sent us directions in advance of our arrival without our inquiry. Location is great 15 minute walk to Nishiki Market and 25 minutes to Gion. They really went out of their way to make our stay in Kyoto memorable. Top notch.

Wow! What a great value for service and style! This was my favorite place we have stayed in Japan so far. The staff were friendly, spoke excellent English and not too fussy. The room was fantastic - comfy bed, great pillows, spotlessly clean, hot shower with excellent water pressure, everything was A++. Would definitely stay here again!

My husband and I really loved this hotel. It’s located in a perfect location. Away from the crowds but not to far of a walk from Nishiki Market, shopping centers and the train station. The staff was super attentive and amazing. Walking in was a breeze. The hotel isn’t huge but it’s the perfect size and the rooms were super spacious than I expected. Once you walk in the entire hotel had an amazing smell for soft flowers. It was just amazing! The front desk greeted us and gave us two glasses of sweetened ice green tea. It was so delicious I even asked where it was from and they recommended the matcha shop where they purchased it from. My husband and I got the standard room which was just perfect for us. It came with a mini fridge, seating area, big bathroom with a separate tub and shower. I just loved this hotel so much. The hotel is located right in front of a 7/11 too which was super convenient when we needed to grab snacks or drinks. There’s a super cute bakery shop next door that I recommend. Overall, would definitely recommend this hotel again and would definitely come back. The service was amazing! Makes me love Kyoto even more!

We were so pleased with our quiet lovely room, the staff couldn’t have been better helping us with reservations and this and that. We really liked the neighborhood and the delicious bakery next door, also some very very nice shops and museums. It was a quick walk to the center of town. This hotel was one of our favorites.

We spent two weeks in Japan, and Villa Sanjo was, by far, our best hotel experience. We were warmly greeted with matcha tea. Our main goal was a private tea ceremony, and the young man at the front desk immediately went to work to make it happen. The room was clean and spacious; the bathroom was amazing. The front desk staff always greeted us on exit and entry. The location was a bit of a challenge as we tried to use our JR Passes. We finally gave up, and purchased metro/bus tickets which helped. To be honest, knowing that we were returning to such a lovely hotel at the end of a busy day of sightseeing made the inconvenient location less bothersome. We would definitely recommend this hotel.
