We first booked the honeymoon suite, which should rather be called the honeymoon basement, thanks to the kind staff for allowing us to change room. Second room, shower wasn't working so the first evening we couldn't shower and had to change again, third room shower was working so so and the floor of the room was very dirty.
When signing in to the hotel you are forced to sign a statement saying that you won't leave any complaints during your visit which I found very strange.
Reason for low rating on review was that this hotel was quite pricey even after a big discount compared to other placed we stayed in before and after, and in my opinion, for that price they shall deliver a much higher quality.

This place was dissapointing, it has potential to be great but a few things let it down. The water pressure was the lowest I had ever experienced, making it hard to take a proper shower or even brush your teeth, no hot water either. The pillows were hard and had lumps in them, new pillows would go a long way to making the stay more comfortable. The location is ok, the area is a little dodgy but could be worse and lastly the place is a little run down, it could use some refurbishment and painting.

This is one of the older properties in the area. It has no real amenities - no 24 hr front desk, just a security guard that serves no purpose. Pool looks like it hasn’t been cleaned all season. No elevator - had to take the stairs to the 4th floor to the “office” to check in. Had to haul luggage to the 3rd floor to get to the unit. The a/c unit is not sufficient for the size of the unit. Room temp was not bearable until about 3 or 4am. The only positive thing was the view from the unit and the rooftop. Thats the only reason to give this place a second look.

I wasn’t able to check in to this hotel. No attendant on-site when I arrived around 4:30 pm. Tried to call over and over no response . Waited until 8 pm on-site and decided we’d to get another hotel as it was getting late . Stay away from this place . It is bad condition as well . Nothing lke the pics. Still awaiting a refund I may not get .

It is a Gem on the 5th Avenue. We took a 4 day vacation and I needed to work for 3 days remotely (needed to quite a few health consultations over the internet phone).
Wifi was #1 requirement. Each room has a router and dedicated wifi signal. This is the best connection I've had, both wifi and cable worked GREAT. No drops, no loss of signal...unlike "all inclusive resorts."
Rooms are modern, clean, staff is friendly (host and her son speak good English), place is quiet, away from the 5th street noise, 4 min walk to the beach (very nice and clean-also not noisy, unlike "all inclusive.") Hotel is in safe neighbourhood and within 1-7 min walk to great food places. We ate mostly on the 5th but price wise, baja cafe next door has the best prices. Their combos are great. NOTE: eating out prices are the same as in Canada...be prepared.
We also bought food at the super market on the 10th street and fruit from the stands on the 15th (they were SUPER DELICIOUS). It's about a 15 min walk.
We loved sun tanning by the pool and watching the ocean. Next time we'll go for the "queen bad," as there is more room for a couple. We are looking forward to be coming back with the boys, as it is truly a GREAT PLACE.
Special thank you to Mighty and her son...oh yes, we loved the turtles in the pond. Quite the characters have to say. Thank you for creating this place. Each morning and evening I spent quite a bit on balcony in meditation... even though I had to wear the ear plugs.

Staff was amazing, Anna Maria made sure i had what I needed and assisted with any requests I had. About 10min walk to downtown 5th avenue. Nice view from the pool area to the Ocean.
I was traveling alone and am a women so walking back at night was not the best choice, the hotel is in kore of a residential area. The stay was nice and I would stay again.

When we arrived at the hotel, my partner saw a poop in the toilet, and the room smelled like mould.
The area around the hotel feels completely unsafe; when we asked the person in the lobby about it, he just scoffed and said, "Sure!".
It's so safe they don't give you keys to enter the building. You have to buzz in so they can check who it is.
Around the area, there are only a couple of mechanic shops, and some prostitutes hang around the area at night and that's it.
The ocean view is about 2 miles away, so you can see some water and assume it's the ocean.
AVOID THIS HOTEL. Worst of all, we asked for our money back since we had to look for another hotel in the middle of the night because this was a horrible place with a horrible area, and just stood with the no cancellation fee two days before the stay, I wonder why they don't make cancellations after, and I would answer that because if you see the hotel and the area around it, you know you won't stay in it.
By the way, the pictures of the hotel in Expedia are concepts of the area, not actual pictures.

This plae is terrible. They didnt have hot water. Said there was a spa but there was not one. The pool looked dirty. We stayed one night and left and they wouldn't refund our 2 day other day. The saying is true you get what you pay for... run away from this property

"I recently had the pleasure of staying at Ocean Zen Suites on 5th Avenue, and I must say it exceeded all of my expectations. From the moment I walked into the hotel, I was greeted with warm and friendly service. The hotel staff were always available to answer any questions I had and went above and beyond to make sure my stay was comfortable and enjoyable.
The room was spacious, comfortable, and had all the amenities I needed for a relaxing stay. I particularly enjoyed waking up early to catch the stunning sunrise from my window. The bathroom was spotless and had all the necessary amenities.
One of the highlights of my stay was the rooftop pool with breathtaking views of the ocean, which was just a few minutes' walking distance away. It was a fantastic way to relax after a long day of exploring. What impressed me the most was the safety measures in place - the pool had a gate that opened via a camera and security guard, which made me feel safe and secure.
The hotel's location was also excellent, situated in a vibrant and bustling area with plenty of restaurants, shops, and attractions nearby. It was also just a short walk from public transportation, which made it easy to explore the city.

A little off the beaten track from further south where there are too many people and too many stores. A 5 minute walk from the closest beach with local and semi-local restaurants near by. Also has a small pool on the roof with a view of the neighbourhood. Not a luxury hotel but it has character and that's what we liked about it.

Very small sign above narrow door so took a while to locate it.Had a very steep narrow spiral cement open staircase to the top floor where the office is located, so be careful! Our room had a view of only a white cement wall that separates the building from the street. Takes about 12 minutes to get to the beautiful white sand beach down the road and along a path through the woods. Slept ok but some street yelling in the night. Shower lukewarm.

Reception is at the top of three or four stories of spiral stairs. They don't come down to meet you. First room was interior. What I noticed there were rooms facing the ocean available I paid extra to move. After moving they told me there were rooms available for a couple nights. Then I found out I had covid. I told one of the workers so he wouldn't get sick. All of a sudden there were no rooms available and I had to leave the next morning. Sleazy operation. Otherwise, nice come location considering how crazy central Carmen has become

The staff were great and I felt very connected with the real Mexican people because it is in a residential neighborhood. The coffee shops and restaurants in the area have more charm and you don't get people pressuring you to buy. It's very nice and slow paced. The public beach was extremely close to the location and I regularly took walks in the morning. The roof pool was lovely and nice, but I it was too hot during the afternoon, I think it would help if there were some umbrellas or shade. At night/evening, the roof top had a really good view of the area or the sun set.

This is a true gem in Playa Del Carmen. Spacious and airy, facing the ocean and getting plenty of natural light. And environmental-friendly!
Loved the all glass wall and the balcony. Loved seeing the sunrise every morning from our bed and hearing the ocean at night. Super comfortable bed. Quiet a/c and ceiling fan. Full fridge and basic kitchen utensils and appliances (blender, toaster, coffee maker). Filtered water on every floor. Room cleaned and towels changed every day. Very friendly and accommodating staff!
Great location on the quieter side of Quinta Avenida, right between Playa Punta Esmeralda (our favorite beach, wider and less crowded) and Las Hijas Beach Club (our favorite lunch spot). The street is very circulated all the time - many people walking, running and biking. We felt comfortable walking back from dinner at night and also running in the morning all the way to the city center. Would definitely stay there again!

We were deceived by the pictures. Our room only had a small window view to the garden.
The reception is in the 5th floor and the receptionist is not helpful and very unfriendly.
The entrance is with a drain that leaves bad smell as soon as you enter the hotel.

Stay as far of this place as humanly possible. They have BED BUGS! First is in a very bad area of town. I did not felt safe here. There is no parking as being advertise. Also, all those nice pictures: FAKE! To enter the building you have to scream because they give you no key and the guard is always missing. The pictures of the nice pond with the Budha: a frog’s nest. And worst: BED BUGS!!! I have so many bites all over. This place is horrible. I was not able to check out. Had to leave the keys in the counter, since there was none available when we left.

Th rooms in this hotel are very clean but the location is bad. They said it’s on 5th Ave which is one of the main roads with all the shops. Unfortunately it’s on the other end of 5th which is not safe. Too many stairs with no elevator. You have to carry your luggage up winding stairs. The back of the 1st floor needs cleaning and work.

This was a small hotel with 9 rooms. The location was at the quiet end of 5th ave. We didn’t mind the walk into the busy part of Playa de Carmen. Only 10 min walk in.
TIP: the beach is much better and less busy at this location. If you like to hang out at the beach, I would stay in this area opposed to staying in the busy center of PDC.
The staff here are very good and Jimmy speak English very well. The rooms are cleaned daily and Maria does an amazing job. The WIFI is good, water is hot with good pressure.
It was nice to have a little kitchen area (no stove, but nice size fridge and microwave). A good grocery store is a short walk away (17 mins, across highway near Home Depot), but a OXOX is just around the corner.
Overall we had a nice time here and we felt that this is a great hotel for a budget minded traveller.

Ocean Zen did not disappoint. Oom was huge. Near to local beach, great swimming, nice walks into town every evening and lunch at nearby Sabor. Neighborhood noise at night settled quietly and early. Open doors to mangrove overlooking ocean sweet. Staff was respectful and Jimmy always helpful. Hope to get back.
