LunaSea Estate was just purchased in 2022 and has been completely remodeled with new furniture making this the perfect oasis for your next vacation. This home is located on directly across from the ocean on one of the rare, traffic-free beaches in Volusia County! This home is located on A1A and the beach is accessible via an official crosswalk and beach access only two houses down.

This paleaceous estate lives up to it's name by being outfitted with everything needed for a fantastic beach trip for a large group! There are 2 separate buildings on this estate, the Main House and the building home to Units A and B. Units A and B each have two bedrooms, a full bathroom, living/dining area, and kitchenette. The main house is three levels and is home to the garage, laundry room, main kitchen/living/dining room, 3 full bathrooms, 4 bedrooms, and two wrap-around balconies that display a partial view of the ocean across the street.
Starting with the main house, the first level holds the 3-car garage and laundry room. The second level holds the kitchen, living room, family room, formal dining room, one full bathroom, two guest bedrooms, and the second floor balcony. The living room and family room are adjacent to one another allowing the whole group to gather together and features a large, Smart HD TV. The formal dining room is the largest dining area in the estate. Nearby is the kitchen that is fully stocked for all your cooking needs and includes access to the second floor balcony. The balcony features colorful Adirondack chairs and wraps around the building. The lush foliage and palm trees provide amble shade while you breath in the salt air and feel the gentle ocean breeze. There's two guest bedrooms on the second level and one holds a queen bed, Smart HD TV, and balcony access. The second guest bedroom on the second level holds a twin/twin bunk bed. A full guest bathroom with a shower/tub combo is also on the second level.
There are 3 bedrooms and a loft sleeping space on the third floor. The loft holds a twin day bed with a twin trundle bed. The first and second guest bedroom on the third level each feature a queen bed, Smart HD TV, and balcony access. There's a full guest bathroom with a shower/tub combo on the third level as well. Also on the third level is the primary suite which holds a king bed, balcony access, Smart HD TV, and ensuite bathroom. The ensuite primary bathroom features a garden tub, separate water closet, and spacious walk-in shower. The third floor balcony wraps around the building and offers partial ocean views of the ocean across the street. Colorful Adirondack chairs allow you to take in those gorgeous ocean views and sunrises every morning over the Atlantic ocean.
The second building on the property holds Units A and B. These units are the perfect place for those seeking more privacy from the main house as each unit had it's own entrance and private space. This building alone has 4 bedrooms total with each unit having their own entrance, large kitchenette, living room, dining area, full bathroom with walk-in showers, and 2 guest bedrooms.
Unit A holds a hybrid living/dining area with a kitchenette nearby. The kitchenette comes fully stocked for all your cooking needs and even includes a stove-top. Unit A holds 2 guest bedrooms that each hold one queen bed with a smart TV. The full bathroom in Unit A has been completely remodeled and features a walk-in shower.
Unit B is larger than Unit A has features a spacious living room which also includes a twin day bed with a twin trundle. The dining area is next to a very spacious and fully stocked kitchenette that includes a stove-top. Unit B holds 2 guest bedrooms that each hold one king bed with a smart TV. The full bathroom in Unit B has been completely remodeled and features a walk-in shower.
The home includes a convenient laundry room and facilities as well as a 3-car garage and driveway. Please note that we do not allow trailer parking on-site but can refer you to an off-site parking company upon request. The home can accommodate a maximum of 5 vehicles, or the motorcycle equivalent, with 3 vehicles in the garage and 2 in the driveway. Due to septic fields, there can be no vehicles parked anywhere else on the property. There is a section of the backyard that includes 3 large picnic tables along with a grill so that the whole family can dine together al fresco.
Port Orange is a small city on the beach but is also very close to Ponce Inlet as well. Port Orange is a quiet city between Daytona Beach Shores and Ponce Inlet and features mostly full-time residents with no hotels in the beach-side area of the city. LunaSea is only a 2 minute walk to Boondocks Restaurant and Bar where you can casually dine and drink alfresco on the river and watch the manatees and dolphins swim by. A marina is also located next to Boondocks which offers a variety of charters such as deep sea, yacht, pontoon, and water sport charters. Nearby is the Ponce Preserve and many other parks. For Ponce Inlet dining you have many options just a quick drive or leisurely stroll away such as Racing's North Turn, Off The Hook, and Jerry's Italian Grill and Tiki Bar just to name a few. Also a short drive away are attractions such as the Ponce De Leon Lighthouse and Museum and the Marine Science Center.

We ask there to be no audible noise coming from the property, such as loud talking and music, after 9:30PM. Guests can be removed without refund for violating the city's noise restriction.
The majority of adult guests must be at least 25 years of age to book. After booking, Oceans Luxury Vacations will reach out to you via email in order to obtain a photo ID and an e-sign rental agreement. If you book a reservation anywhere other than AirBNB and your arrival date is 14 days away or less at booking, we do also need a photo of you holding your ID in order to verify your identity and prevent fraud. Please note that regardless of the cancellation policy that applies to your stay, the booking, albeit nominal, is never refundable. The only exceptions we make to our age policy is for some youth and sports groups. Please inquire for approval if this applies to your group.
To ensure you receive the best possible cleaning experience, we do not allow Saturday departures during Spring and Summer school breaks and Bike Week. Simply enter any departure date other than Saturday in those seasons to see a quote and book online instantly. There are two external only security cameras. There is one facing each external extrance point on the property.
*Please Note: one section of the balcony directly above the garage is slightly unstable and we have closed this one section out of an abundance of caution until we replace this section. Our entire family was comfy (13 adults and 2 infants) in the large house and 2 separate apartments. Everyone had their own space but the gathering areas were generous, too. The inside was updated, clean and comfortable. It was extra special to have garage space for 3 vehicles.
However, the outside was a tad shabby and the lawn was not mowed.
It was an easy walk to a beautiful beach. There were plenty of beach towels, beach chairs and toys. There was even a large canopy to use at the beach which made it easy to stay out longer, even with infants.
We would not hesitate to return to LunaSea. It would be lunacy not to :)

Finding a place that can accommodate our very large family is always difficult. We were very happy to find this place, and our family had never been to the Daytona Beach area.
The kitchen was well-stocked with larger pots and frying pans that are always needed with a larger crowd. The house was immaculately cleaned. The bedding was nice and soft, there were plenty of extra blankets. There were plenty of towels and wash cloths, and we really appreciated the extra beach towels provided.
The proximity to the beach was OUTSTANDING, even with lots of kids and stuff. The beach was beautiful and not crowded at all. There were surfboards and boogie boards left by other guests, and our kids had a blast with them.
When we did need to have some maintenance done, they were there within the hour.
The grocery store is only 10 minutes away, too.
The CONS: the "cheap" feel. Cabinetry in the kitchen & bathrooms, furniture (except the sofas), some of the mattresses, and the flooring just didn't feel like they were going to last a whole season. The back patio door got stuck so badly we had to call maintenance, and there was a flimsy folding "curtain" that blocked the 2nd floor bedroom from the kitchen that was broken and falling off the ceiling. The pocket doors that were on the other side of that bedroom never met in the middle, so we always had to change clothes in the bathroom.
I would recommend buying foam mattress for all the beds. Overall, I would come back!

We had a great stay with our large group. We had plenty of space and the guest house out back was much bigger and nicer than expected. Plenty of bathrooms, beds and bathrooms. Kitchen was well equipped for cooking all our meals. Having access to some beach stuff was a great surprise and very helpful. We had a great stay and would gladly stay again!

The house is massive with the extra 2 units was able to accommodate the whole family and more. Had a great view of the beach for sunrise and balconies on both sides was nice to watch the sunset as well. A bunch of beach stuff in the garage to use was very nice. However it does need some updates in the house itself the slider back door needs a new track was hard to open and close as well as the jacuzzi tub in the master was exited to use and didn’t work. There was no soaps for the shower and was very confusing on how to turn the showers on. There wasn’t any extra trash bags on site with as many guests we had trash filled up quickly. Was a great place for big groups or family’s to have a beach getaway.

Property is beautiful. Great beach access. Well supplied. We had some unusual issues with heat and smoke detectors but response from the rental agency was prompt. Great communication to manage situations. It did negatively impact our stay but things happen in houses. Would definitely rent this again! Overall we had a great time.

Our 9 day stay unfortunately had 7 days of non-stop horrendous rain & wind. We played cards. Explored museums & light houses in the area. Went to Universal. Solved escape rooms.

First let me say the property is across the street from the beach however very close to beach access. It’s in a residential area which was pretty quiet but still close to Daytona Beach night life. The house was very comfortable as well as the 2 units in back. We used the entire property all for a family gathering. The main house had plenty of room. The outside decks were prefect for watching sun rise & overall relaxing. We did have to purchase dish soap, dishwasher detergent & laundry soap as there was no initial supply provided. Kitchen was well equipped with most everything we needed. Back yard was large with a long picnic table for large gatherings. Daytona Beach access was not far & golf cart rental was close as well. All in all a very nice stay for our family of 12.

The house could really use some curtains for privacy.really look into why lizards are getting in. Also you could use a hot water tank that holds the amount of people. The internet didn’t work the whole time we were there. Overall the stay was good. I would recommend the stay. We enjoyed the location for the beach. It needs covering for front doors as well

We loved the location of the property and enjoyed having lots of space for each family to have their own space but also a large kitchen area for us all to gather. The views off the deck were beautiful and the property was amazing. There was lots of parking and a great backyard area.

Firstly, I would like to say that I would consider choosing this location again outside of the winter months. I wouldn’t recommend during risk of cold until the heating issues are addressed. The cons listed by other reviewers still exist. I didn’t understand the extent of the “no curtains” until you’re about to undress and you become keenly aware that anyone walking along the street, cars or in the homes across the street can see completely through most of the home from the front & that the homes in the posterior can veer directly into the rear of the home. There is a window tint to dim sunlight on a few of the front facing windows but nothing to give the home privacy at night. The kitchen sliding doors has a mirrored glass tint but the mirrored side faces inside of the home not the outside. So if you’re standing outside you can see right in. We had the great misfortune of renting during a cold front with lows in the 20s. We found that the two queen unit didn’t have heat. We waited a day to call thinking it was just the cold night that made it seem unheated. The uncovered windows also added to the conduction & radiation of frigid cold air into the home 3-4ft out from any window. I called the on call service to report no heat in the unit and that the two king unit also seemed to falter & was told that someone would return our call that day and it never happened. Overnight we had the Unit A & Unit B occupants sleeping in their coats and using the stove tops to try to add some warmth. I had to place another call to the call service the following day & they finally sent someone out shortly after lunch. We were told by the electrician that the units A & B were competing for heat and the unit wasn’t adequate to run both unless it was using the auxiliary heat (emergency heat pump) To override this, we had to run one unit at a whomping 85 degrees just to heat the other unit. Needless to say, the occupants weren’t happy & had to sleep in the other extreme. The trash bins were also completely full when we arrived. This was problematic for taking our 6 days of trash out & took 3 ppl trying to compact it down to overfill the trash bins to avoid leaving trash bags in the garage or near the street.
As for the pros, the home was clean, pictures adequately described the rental. It was off season & very low key. The nearest beach access is 1-1.5 miles away. There is a partial view of the ocean from the upstairs master & the

I along with my family discussed for a while how to leave this review. Be nice in the review and let the property management company know all the issues, no anyone looking to rent needs to know the truth. It's a VERY POORLY DONE FLIPPED PROPERTY. So many things did not work, things in the house that weren't finished aka trim work, painting, drywall and things like that. There is an EXTENSIVE amount of MOLD in the main house that includes the garage it smelled so bad, yet you're supposed to park in the garage we had to leave the garage door open the entire time we were there. Unit A, the KING unit nothing in the kitchen works accept the fridge they had to make coffee in the bathroom. Just because the property sleeps 20 don't try to feed more then 8 people that's all it seats. There's 6 seats at the table and 2 at the island. They turned the dining room into a bedroom. By NJ law it's not a bedroom because it doesn't have a closet. There's no blinds or curtains on ANY sliding room, they said in a previous review there's "shades", NO they have that tint in the sliders but it's not dark at all. They advertise the grill and outdoor space again NO WHERE TO EAT. Again it the garage wasn't full of mold we could've just all ate in there the night it rained, but nope. The internet is horrible and worse when multiple people are on and since all TV's run on the internet the TV's dont work. Again since the weather was rainy we were just gonna cook and watch TV couldn't do it! The front steps are dangerous because the landing is a few brick pavers that aren't set, they're lose and wobbly, plus all steps are painted black inside and outside it's very hard to see at night. I did notify them in writing some of the issues in the first 24 hours and I was told someone would be over to take care of it, NOPE! We had no trash cans to use. I called the office to remind them to come and about some of these other issues no return call and again no one came. Oh wait, the 6th bathroom, I had to write and ask where it was to only be told AFTER check in it was "out of order" it's in the garage and I'm sure it was flooded by the hurricane but no one cared to tell me. Again it was falsely represented and I did not get what I paid for! I'm sure there's other things but this is the major issues. I have photos of everything and copies of emails and call logs to the office if anyone wants to see them. I plan on further contacting VRBO, about the mold & misrepresentation. DO NOT RENT

Overall this property is fantastic for housing a large gathering. It is beautifully decorated with plenty of sleeping space. Only faults are that the WiFi is sporadic, there were sugar ants in most areas of the main house and two units, and there needs to be curtains or darker shades on the bedrooms windows (if you are early risers this isnt an issue). I still give it 5 stars because the cons are things that can be easily addressed and are basic maintenance. We definitely recommend this house and would stay again once the beaches open back up. *There was no beach access due to the unfortunate hurricane damage in this area.

First I’ll start with the Cons, which at no means are deal breakers. First, bedroom windows didn’t have curtains in the main house. Kitchen sink didn’t work. Property doesn’t allow trailers according to the details, but I didn’t ask either. This only mattered because It was during the bike fest.
Pros: great location, plenty of rooms and space for a large group, the extra 4 bedrooms separate from the house was awesome. garage was huge and there was Plenty of parking outside as well. Beach is within walking distance. This is a great place, Will definitely rent here again.
