About this house rental
On a small knoll, facing south across the valley, sits The Rookery, covering over two acres of woodland broken by cultivated lawns and informal gardens. A wonderful place to explore, an island of tranquillity in a dales landscape. The original country house has long since gone leaving the stable block and courtyard which have been converted into an impressive dwelling.
A private drive crosses parkland meadow to an impressive arched entrance and flagged courtyard. Entrance to the house opens into a spacious, well-equipped kitchen that includes an Aga stove. To one side of the kitchen is a large dining room with formal dining table that seats 10 and wood-burning stove that leads through to the drawing room with a Victorian fireplace with wood-burning stove and period chandelier. Both rooms have beautiful cornice work, polished hardwood floors and large windows bathing the rooms in warm natural light.
Also off the kitchen is a utility room that leads into a games room with pool table, table football, dartboard, galley kitchen and bathroom. A corridor leads from the games room to the courtyard. From the dining room a wide and elegant staircase with open balustrades and polished rails rises to the main landing that serves five bedrooms, two shower rooms and a house bathroom. Two bedrooms have twin beds, one a double bed, one a king-size bed and the other a super king-size bed that can be split into twin beds if preferred. All bedrooms have large windows with views either over the courtyard to the far fells beyond or onto a rock terrace to the rear of the house and up the steep fell behind. One bathroom is en-suite to the king-size room, the other en-suite to the super king-size room but both are also accessible from the landing. The double room, with brass bedstead, was originally a kitchen for the ostler and still contains the original Victorian kitchen range. The ceilings upstairs are vaulted into the roof space with rafters, purlins and king posts exposed in various forms adding individual character to each room.
The scale and setting of the house along with its unique style enhanced by the retention of original features and enriched by period fittings, fine furnishings and soothing colours makes this an enchanting place to stay.
The Rookery offers very spacious accommodation, with woodland grounds and lawns that cannot be described as remote, in the true Dales tradition, but a perfect hideaway haven none the less.

Thus is our 4th visit here, and we love it even more every time we visit! The children (and us) love playing hide and seek in and anround the house, it's like a mansion to them. The kitchen has everything you need for every meal possible, we even baked whilst here. Endless games of badminton in the courtyard with my sons. You could explore outside for hours too. The owners are super helpful and friendly. Spotless house. This house has a special place in our heart, I have 5 children and 4 have SEN needs, they are always calm and relax so much here. We wish we never had to leave! Thank you so much for a wonderful stay. Xxx

A lovely house in a beautiful location well equipped for our family of 10. Our grandchildren loved the garden / games room and the new born lambs and very sad when it was time to come home. They also said when can we go back

We stayed at the Rookery for a week for a breathwork retreat and it was perfect. The whole process from booking to checking out could not have been easier. Everything we needed was provided in the house including plenty of logs for cosy fires in November. The kitchen had everything we needed and more, including an ever warm aga, the rooms were spotless, beds comfortable, and the location perfect. The grounds and views were so peaceful they provided the perfect place for our group to really immerse themselves in the work. We were a group of 10 and it never felt overcrowded because there is so much space in the living rooms. The phone signal and wifi are not strong but this was a real bonus for us as it meant we could really cut off from the outside world as we completed the breathwork training.

The journey their was long (probably a cheap flight to Leeds is easier). The Rookery location can be misleading from Google and feel longer to get to and it’s 20 minutes from co-op in leyburn. Tip: arrange grocery delivery on the day or next.
WiFi is terrible and works if you are close to the router and not many are connected. Tip: bring an extender.
Pay phone is your only way to call unless you have Wi-Fi and messaging app.
Bedbugs or spider bites, not sure but leave all good in the fridge provided as there are small flies.
Lots of countryside and great for early morning walk or evening. There are big shops 30-40 minutes drive. Local events and antique shopping.
Nice tea shop near the waterfalls and national park centre.
I would stay again if the Wi-Fi was heavily invested in.
