About this house rental
The Modern Indio provides a wonderful retreat for large groups looking for a comfortable and relaxing space in Coachella Valley. The two-story home provides 6 bedrooms and 3 bathrooms allowing for up to 18 guests. Each bedroom with the exception of the bunk room features a 50-55" smart tv connected to all popular streaming services (no cable provided). The upstairs master bedroom offers a king bed, an ensuite bath with a large walk-in closet, designated office space, and access to the balcony overlooking the pool and nearby mountains. There are 3 additional bedrooms upstairs share a full bathroom; 2 rooms offering a queen bed and the last bedroom offering 2 queen beds. The remaining 2 bedrooms are downstairs and share a hallway bathroom. One bedroom has a king bed and access to the backyard via a sliding glass door and the other a full over full bunk bed with a twin trundle. The kitchen has stainless steel appliances and is fully stocked with all the necessities needed for prepare a full family meal. The garage has been converted to a spacious game room with an 8 feet billiard table, foos-ball table, a mounted connect four, and a 75" smart tv. There are plenty of space to spread out whether in the game room, living room, or dining room.
The backyard has a large pergola with 4 ceiling fans to provide shelter from the desert sun. The yard has 2 sofas, a propane bon fire pit, 8-person table for al-fresco dining, a couple of lounge chaises, and lastly a professional size table tennis. The pool and spa can be heated (additional cost) and controlled through an app on any android/apple phone.

Safely Damage Waiver: As part of our effort to help you relax and enjoy your stay, we have partnered with Safely.com to provide you with $1500 worth of coverage for accidental contents damage or property damage. This means you can vacation with the peace of mind that you wont be unknowingly charged after your check out for minor accidental damages that may happen during your stay. All we ask is that you inform us of any damage so that we can file the claim with Safely.
Payment Terms: A valid credit card is required to be kept on file upon reservation. 50% of there payment is due upon booking and the remaining 50% is due 60 days before check in. If your check in is less than 60 days away, the entire reservation amount is due upfront. We cannot change the payment terms and we cannot hold dates without payment.
Security Deposit: There is a $750 security deposit placed on the credit card on file as a pre-authorized hold. This is not a charge, but only a hold on the credit card. Pre-authorized hold is released 3 days after checkout provided there are no costs for which renter is responsible for such as: code compliances fines; missing or damaged linens, towels and small appliances; and costs not covered by our Safely insurance waiver. Renter hereby grants consent for Manager to charge Renter’s Card for any of the above damages or costs.
Outdoor Noise Limits: All units are equipped with Minut volume tracking devices. These devices track decibel levels, but do not record sounds. Amplified noise or music is not allowed outside at anytime of day. Quiet hours are from 9pm-8am Sunday-Thursday and 10pm-8am Friday-Saturday, during which all noise is prohibited even if it is coming from inside the home. Any other outdoor noise must be kept to a reasonable level during Quiet Hours. These are city regulations and we must abide by them to keep our short term rental license. Upon the first notification from the Helios team of a noise violation, we will reach out to the Guest to take corrective action. If the Guest is unresponsive or if no corrective action is taken, Guest may be liable to a $1000 charge. Furthermore, if code enforcement goes to the property and issues a citation, Guest will be responsible for paying the entire citation amount. Guest authorizes manager to charge credit card on file for any fines issued by code enforcement or any charges for breaking noise policy.
Cancellations: Cancellation policy is more flexible for bookings made through our website than for bookings made through VRBO. On VRBO, for any cancellations made 60 days or more from check in, you will receive a 50% refund minus the payment processing fees charged by Stripe. For any cancellations made within 60 days from check in, you will receive no refund. If the reservation is cancelled with 48 hours from booking, you will receive a full refund minus the payment processing fees charged by Stripe as long as check in is more than 30 days away. There is a strict no cancellation policy for all major holidays, major tennis or golf tournaments, and music festivals. Festivals include but are not limited to Power Trip, Coachella and Stagecoach music festivals. Special events and music festivals that are cancelled, postposed, or altered in any way, for any reason, do not qualify for any refund, alteration of the reservation or cancellation, including Acts of God, pandemics, epidemics or health outbreaks such as COVID-19. NO CREDIT WILL BE ISSUED IN THE CASE OF EARLY DEPARTURE OR CANCELLATION FOR ANY FESTIVAL BOOKING.

The Coachella Music Festival dates, April 10–14 and April 17–21, and the Stagecoach Music Festival dates, April 24–28, require booking Thursday through Sunday nights during those periods.

During Quiet Hours amplifying devices or music is prohibited outdoors. Outside of Quiet Hours, music or other outdoor noise is acceptable as long as it is not heard past the property line.
3. Spa and pool heating are extra. $25/day for spa heating and $75/day for pool heating. Pool will be heated to 85 degrees. Please advise beforehand if you want to take advantage of pool heater as it takes 10 hours to heat the pool so it is warm by check in.
4. Early check in at 1PM ($150) and late check out at 2PM ($150) is available for an extra fee ONLY if there are no back to back bookings to allow for proper cleaning.
5. Minimum 25 years of age to book.
6. SOME pets are allowed for an extra fee ($150/pet). Please consult with the owner before bringing the pet. Maximum of 2 pets. Pets are not allowed in the pool or on the bed. While we do allow some pets with prior approval, a $500 fine will be imposed for any presence or evidence of unapproved pets found within the premises.
7. No more than 6 vehicles allowed.
8. No smoking inside the home. Evidence of smoking inside the home will result in a minimum fine of $500.
9. Any missing or damaged linen, towels or small appliances will be deducted from the security deposit pre-authorized hold that is placed on the credit card on file.

Overall, good property in all aspects. Areas to improve on are dishwasher didn’t clean well, no dish towels, back door screen didn’t close properly (flies let in) and some fan/light remotes needed new batteries. Price was considerably higher for Stage Coach weekend which is understandable but 4x is a bit excessive.

Great house and communication with the host. Very clean and spacious, plenty of room and beds for 16 of us. We went to celebrate my daughters birthday with family and my niece was surprised with a proposal. Great little get away. Pool was very relaxing .

This house had everything we need for our family of 10! We absolutely loved the back patio with plenty of seating, huge pool and hot tub! Our kids loved the game room with billiards and the outdoor ping pong! It’s exactly what we needed with plenty of space for our crew! The host was VERY responsive to any questions or needs while we were there. Highly recommend!
