It was easy to book. Check in was easy. Unit was clean and very comfortable.

From check-in to check-out the process was seamless. The property manager was super kind, helpful and easy to reach. The house keepers were lovely and did a great job keeping the apartment clean and lots of fresh towels. Being an end unit offered the right amount of privacy and the views from both levels were incredible. We can't wait to come back!

Accommodations were really impressive - kitchen very well stocked with pots, pans, etc. NO TV in bedroom or downstairs, no beach chairs for what there is of a beach, and maid only showed up once and were told she be in twice during the week. Very nice of owners to open downstairs bathroom for my husband who walks with a walker. Would go back again - but price a little expensive considering the things we did not get. Jill stood in for Gordon and was not easy to get a hold of. Basically had the pool to ourselves! Thanks for a great week!

This condo is beautiful with wonderful ocean views from both the upper and lower decks (if you rent both levels), but it is located literally across the street (really more of an alley) from third world living conditions including broken down shanties, aimlessly wandering individuals (presumed inhabitants) and a bevy of stray cats, dogs, chickens and roosters. The condo is located on Simpson bay road which is a one way (but not marked as such in a meaningful way) barely paved alley. We did not rent a car and walking on this alley in the evenings to and from dinner was a very uncomfortable experience (although we were not threatened in any way). If you do rent a car be careful of the road, because if you are going the wrong way on it and are caught, you are apparently subject to a 100$ cash fine payable on site to the policeman (so we were told). The condo was fairly well equipped except in the area of cooking utensils. The unit was cleaned very superficially however. The cooking utensils were crusted with dried food, and the pots and pans were all in a state of advanced wear (most should be discarded). The grill outside and the stove inside were also very dirty and looked like they have never been cleaned. There was also a constant stream of ants roaming through the kitchen 24/7. If you are not a smoker, and are put off by the smell of such, many people smoke out in the pool area which then can be smelled in the condo and on the decks. The pool area is very nice with chaise lounges provided, but there are no umbrellas present to shade you from the fierce tropical sun. The grounds are beautifully maintained, unfortunately the maintenance takes place daily right in front of your deck with raking and hedge clipping commencing 7:30-8:00 AM. The pool maintenance also apparently occurs during the day with the guests right there instead of off hours as one would expect. The beach is nice, clean and very narrow, although it widens away from the condo. The beach is only a mile long, not two miles as others had written. It is fairly quiet and definitely uncrowded. The majority of the beach is located along the runway of the airport, which is quiet busy with flights daily. If you don't rent a car you can easily walk to most restaurants and to the grocery store, but beware you must walk though unsettling areas, and there are little or no sidewalks anywhere in the vicinity of the condo or restaurants. If you do rent a car beware, there is literally no parking anywhere.

Have stayed all over the island, both sides, this may be our favorite spot. So convenient to get anywhere, quick drive to Philipsburg or into Grand Case, walking distance to loads of shops and restaurants.
Condo itself was just fabulous. Upstairs bedroom a real treat, sat out there every night. Great views in any direction. Pool was wonderful to have just steps from the unit, although we are beach people, so spent most of our days out and about.
Beach right in front of unit was not good for swimming, but 3 minute walk opens up to lovely clear (no rocks!) beach/water. Spent two days there using chairs/umbrella/cooler from unit.
15 minute walk to Karakter or Mary Boons....great to not have to deal with parking at either of those places!
Condo was clean...manager was quick on the site when we arrived.
One issue that others have reported is the VERY poor wifi/internet reception. We actually enjoyed this as it was election week in the States, and we were just as happy to be unplugged!!!! BUT, if you rely on this for business or other needs, you should make alternate plans of some sort. (This is not the only condo on the island where we have had this issue, but it seemed worse than others.)
After staying in so many other spots, this is the one we would come to back to in a second.

Great place to stay! Awesome view and one of the best beaches on the island! This is our third visit to the island and second stay at Paradise Beach. Location is perfect! Plan to return next year!

We benefitted from previous reviews and for the most part everything that was said was spot on. First a few negatives; parking is very tight, pool deck had screws that were raised (I was told they would be taken care of, as well as the grille which hadn't been cleaned in some time) and the gate to the beach wasn't always working, the entry to the ocean in front of the condo is rocky--but 100 yards down is perfect, the journey to get to the condo saw the higher end beach side and the mostly run down opposite side of the street--some chickens and dogs, but never bothered us. Now for the rest of it nothing but positive!!
Gorgeous views from both levels. All sorts of boats parked in front and very few jet skis zipping by. The beach is pristine. We were there over Easter and never felt crowded. In fact, the mile long stretch rarely had more than 20 or 30 people in the water at the same time. Water is crystal clear--snorkeling is okay. Pool was also nearly unoccupied--we often had it to ourselves and at 5 feet deep was great from our 8 and 11 year old. Sunsets came directly to the outside patio attached to the condo. Gorgeous!
The unit is very well maintained and has everything you need to cook in. Second floor master with the balcony is stunning. The four of us spent many a night sitting out the oversized couch and enjoying the breeze and the night view of the area. We arrived and had the tour given by Gordon--very helpful. We also had 4 cold beers and 4 cold sodas waiting in the fridge for us!!
While it is only a short hop from the airport and a 10 minute walk gets you to some good restaurants and a little grocery store, we had a car and were happy to have it. Simpson Bay Beach is great--we also went to the far more busy Orient Beach and found it touristy, but nice. If you want to relax with great views, ocean and beach--you don't have to move an inch it is all there!!
Atlantic Bakery (walkable), Beruit restaurant (walkable) and Palms (walkable) were among our favorite spots.
I'm sure the issues I mentioned above will be dealt with--so I would recommend this property without reservation.

We just returned from St. Maarten and Paradise Beach condominium! We couldn't have made a better choice! Paradise Beach was exactly as the pictures show. Spacious, well appointed kitchen, pool and beach steps off the patio. We had our 2 teens with us so we loved the 2 level design with 1 bedroom up and 1 bedroom down. The condo has a great location on Simpson Bay with many restaurants within 5 minutes. Our favorite was Cafe Atlantico every morning for fresh french croissants and crepes!
Jill was excellent to book through and Gordon ( site manager) was fantastic! He was very helpful with any questions that we had. We rented a car so we could drive to different beaches each day and experience the whole island. We can't wait to return!!!!!

Paradise Beach was perfect for two couples. We had an outstanding experience. This was our first time actually staying on the island after visiting numerous times as a cruise port stop. The condominium is very well located. Choice of dining options are within walking distance however we did end up renting a car per Manager Gordon's suggestion. Paradise Beach was spacious, clean and absolutely beautiful. Very quiet and serene. Couldn't have asked for a more gorgeous view! Manager Gordon was welcoming and informative as to what to do and see around the entire island. We will definitely return!

We just returned from St. Marteen (3rd visit) but first time staying in Simpson Bay. We went with another couple and this was a perfect suite. Full upstairs master suite and balcony for their own space. We had the downstairs also king but no ensuite, however, bathroom is just out your door. The view is spectacular and you get a nice breeze off the ocean. All amenities were included and that was great. Gordon the manager gave us lots of tips when we arrived. Some of it was all about safety but I felt very comfortable in the area. Thanks so much for the memories and we hope to be back.

Every expectation met! This luxury property just as described and depicted; walk out your patio door directly to a semi-private pool or to the beach. Imagine: grilling your own steak in bare feet while you watch the Caribbean sunset. The glass doors slide completely open to merge indoors & outdoors during the day, and reliable controlled air-con while you sleep on good beds. We felt safe & secure. The "extras" really add to the package -- like a local cell phone for guest use, free internet, and a phone to make free US/Canada calls. A dedicated parking spot -- or if you don't have a rental you can walk a short distance to services/restaurants. Professional, friendly and responsive, guest are sure to be impressed with the local property manager, Gordon. In a heartbeat, we would rent this piece of paradise again.

Views of Simpson Bay from condo patio was great. Beach out front was not suitable for swimming as it was very rocky. Good location for restaurants and shopping. The only thing I would change about the unit is the living area furniture as it is not comfortable at all. The master bedroom on second floor was very nice with exceptional views from balcony. Bed was super comfy. Always felt very safe with security guard on duty all night.

To quote my teenager- "this was the best vacation ever!" We have visited many islands over the years, mostly staying at all-inclusives but never again. This was the best way to travel. The villa is amazing, spacious, high-end materials throughout. Great location, close to restaurants, easy to walk, safe. The beach is beautiful. Loved sitting on the decks having our morning coffee, grilling lobster, drinking wine, watching the sunset. The pool was also an added bonus. Made friends with the locals and those living at La Seista. Gorden, property manager met us when we checked in, made us feel very welcome. Don't hesitate to visit!!
