This lakefront home is affectionately named “Heron’s Landing,” as you’re sure to catch glimpses of Blue Heron coming and going throughout the day! Completely renovated with cottage style charm, the entire home is bright and friendly with large windows and comfortable sitting areas.
The main floor living room offers a wonderful view of the cove and opens out to a covered porch where you can enjoy coffee in the morning or dinner at sunset. The porch also gives you a bird's eye view of the wildlife on the lake including ducks, geese, osprey, blue heron, and water turtles. Almost every room in the house overlooks the lake – this includes two of the three bedrooms, both living areas, and the kitchen.
The spacious TV room downstairs is the perfect place for kids to hang out when they're not in the water and leads out to a covered patio with chairs and a cozy porch swing. The downstairs bedroom offers a great view of the lake and a bit of privacy from the other bedrooms. The laundry room (with a full-size washer and drier) is also on the downstairs level.
Located on a quiet secluded cove, the home is only a few hundred feet from the main channel. With limited water traffic, the cove is the perfect place for swimming, kayaking, and paddle boarding. Two kayaks and a paddleboard are always available for guest use. The oversized dock is great for lounging, fishing, playing, and tieing up your boat. A swim ladder provides easy access in and out of the water. Corn hole boards and a hook-ring-toss game are also provided. For some “alone time” escape to the hammock for a nap or retreat to the porch swing with a good book – both in the shade and both overlooking the lake. In the evening after a fun day on the lake, gather around the fire pit, and enjoy the stars!
In addition to the home’s many amenities, Lake Norman State Park is less than two miles away. The park offers 36 miles of a mountain bike and hiking trails, a public boat ramp, and a shallow wading area with a sandy beach for small children. You can also rent pedal boats and canoes at the park.
“Heron's Landing” is just a short drive to area shopping and a quick boat ride to popular waterfront restaurants and attractions. You’ll also want to try a few quaint Troutman restaurants while you’re here.

1) LIABILITY
Ivy Property Group, LLC. is a Property Management Company. Ivy Property Group, LLC. (Hereinafter the agent) is a real estate agency which brokers short term vacation rental contracts between clients (property owners) and customers (vacation renters). The properties are private homes, condominium units, cottages, and cabins. When you book a property, you enter a real-estate contract with the property owner. Neither the agent nor the owner is responsible or liable for any loss of the renter`s personal property or bodily injury or damage of any nature from any cause to the renter (including his guests, licensees, or invitees). The agent is not responsible for lake conditions, insects, rodents, flies, or other pests, weather conditions, road conditions, power outages, acts of God, criminal activities, economic downturns, political changes, or any other activity, event or condition beyond its control.
2) CHARGES
All reservations require a payment of at least fifty percent (50%) of the reservation total (including the Security Deposit) for confirmation. The balance of the reservation shall be due upon the due date disclosed in the cancellation policy notice on the property page. Reservations made within the final balance due date must be paid in full and charged with a credit card (Visa, MasterCard, American Express or Discover). Your reservation becomes a guaranteed reservation upon monies paid on your account that complies with the reservation requirement and final balance due date (restrictions apply). Reservations are subject to a processing fee, applicable taxes, a cleaning fee, other service fees, and damage waiver, among other potential fees. A security deposit may be required.
3) RESPONSIBLE PARTY
The persons whose credit cards are used to pay for the reservation accept responsibility for all occupants complying with rental policies, procedures, and restrictions. The responsible party must be at least 25 years of age and is required to stay in the property for the time reserved. Aside from normal wear and tear, the responsible party is responsible to pay for any damages to the property or its contents during property possession under the vacation rental agreement. If damages or excessive cleaning appears to be the result of negligent or deliberate actions or omission, the responsible party agrees to a deposit being charged to the credit card to be held in trust until damages are covered. If multiple credit cards are used to pay for the reservation, all card-holders are equally responsible for the total cost and also for damages. The responsible party is liable for damages caused by negligent, intentional, or omitted actions.

5) CLERICAL ERRORS
The agent reserves the right to cancel a reservation if the house was erroneously priced, made available for fewer nights than the minimum allowed by the owner, or other clerical errors. If the reservation is canceled because of a clerical error, the customer is entitled to a full refund. Clerical errors are rare. To avoid the potential of cancellation under this policy, you may ask for a review and confirmation of your reservation.
6) CANCELLATION POLICY
You may cancel within 60 days of your arrival to receive a full refund if you book directly with Ivy Property Group, LLC. If you book on VRBO, Airbnb or another platform the cancellation stands under the platform's cancellation policy.
7) RENTAL CAPACITY
Please check the number of people each property sleeps as detailed in the online property description. The maximum occupancy stated on the property page represents the MAXIMUM number of people, including children, allowed to occupy the property. Please provide our office with the names and ages of all the people who will accompany you to this rental. You will be prompted to comply with this requirement via email.
8) EVENTS, GATHERINGS FOR UNRELATED GROUPS, AND HOUSE PARTIES WARNING
Properties are available for lodging accommodations. We do not offer properties as event venues. We do not rent for house parties or events that include accommodating more than the published maximum occupancy. Gatherings and reservations hosting unrelated groups must be approved. Our stay was amazing. From kayaking to jumping off the dock and swimming to fishing, we had a fun filled week here. We love the location and the neighbors are super friendly. Highly recommend this property. We visit the area at least twice a year, and we will be staying here from now on.

My family stayed here while visiting. They enjoyed their morning coffee and their evenings on the covered porch. They said there were no bugs! There was a service call needed during their stay, and this was handled promptly.

This home is the perfect getaway! It had everything we needed! We rented a boat for a couple days so having the dock to tie up to was awesome! We had the unfortunate event of losing power after a huge storm rolled through. The property manager/home owners were very responsive. While the lack of electricity may not have been ideal for most families, we embraced it and used the time to really disconnect! The neighbors were all very friendly!! We caught lots of little fish off the dock everyday! Took time to enjoy the paddle board and kayaks as well. I would HIGHLY recommend staying here! I’m sure our family will be back!

This is our 2nd time staying at this rental. It has all we are looking for to spend a week at Lake Norman with our family. Great location on the lake, nice dock for our boats and all the necessities needed for a great lake stay. Brandy, our rental agent was also very good to work with. She replied to us almost immediately about any questions we had during our stay. Looking forward to renting this property again .

The house was everything it was advertised to be. It was extremely clean and well appointed with everything you could need to feel like you were at home! It hosted six adults and we had plenty of room to spread out and be comfortable. We enjoyed the fire pit and there are two boat launches close to the home making it very convenient since we brought out boats. Will definitely return and enjoy the home again.

My husband and I met our adult daughters & son in law at this property for Thanksgiving. It did not disappoint. We all loved it. It was very clean, well stocked & quite. It was exactly what we were looking for. We had a great time and I plan to return for a girls trip in the spring. I highly recommend this property.

Our stay was to determine if we could find ourselves retiring here. The home was very clean and nice. It was quiet and had many squirrels visiting. We did bring our boat in hopes to get out and experience the lake, however, there was no channel mile marker anywhere to identify the channel we were on. We would have gotten lost if we put the boat in the lake and tried to get back to the house. The basement was SO COZY, I loved it. The stairs were a challenge, steep, but we managed. It was a very relaxful vacation. Thank you.

Had an absolute blast of the weekend, and this property helped facilitate it! Plenty of room for all guests, and the yard + dock is incredible! This house was perfect for a week at Lake Norman. Comfortably sleeps 8 adults. 2 driveways accommodate truck with trailer and 3 other cars. Dock is great for hanging out, fishing, and tying up our boat. Convenient location near state park with public boat ramp and trails. Safe and quiet neighborhood. We would revisit here and highly recommend to others!

We had 7 people staying at Heron’s Landing! The pictures are very accurate. This was our favorite VRBO rental yet! The house has a great layout. There were plenty of outdoor chairs and fliers. We didn’t need to bring anything but ourselves, food, & a few household essentials! We had a very relaxing and fun stay! Thank you so much! Will definitely be returning!

Gorgeous property in a quiet part of the lake. Kids swam and fished from the dock. We rented a pontoon boat overnight and the kids loved tubing. The house and property were very clean and well maintained. We loved our time here and will definitely be back.

The home is great for a family. Two living spaces and three bedrooms. Eat in kitchen is spacious for the home's size. Super clean home. Nice property with gentle slope down to quiet part of the lake. Fire pit, hammock, picnic tables, plenty of outdoor seating options. Plus beach towels, floats, kayaks and a SUP to borrow. Five minutes from the state park. Nearby winery as well. The house was clean, and updated. The view of the lake at the dock was good, and the breeze coming off lake was amazing. Beds were comfortable, but small (I am used to a king bed). The one issue with the house is after having water on for a period it shuts off. It will come back on after a minute though. Made management aware, but if it hasn't been fixed it is now in the reviews. Randys BBQ in Troutman was very good, and a must try!

Comfortable home in quiet neighborhood was exactly what we wanted! Home is true to the listing and so clean. The lake views were wonderful and enjoyed the decks, grill and dock. Brought our boat & launched at the State Park which was short ride around to the house. We had one minor maintenance issue pop up on a weekend night and they responded to our call within 5 minutes & fixed issue promptly. Would definitely rent again!

It was great to be outdoors. chilling on the lake with the kayaks grilling and eating outdoors plus reading a good book by the lake. Also explored Charlotte on a rainy day.
