★ For Families: We know what traveling with children is like so we have provided a few items in the home to ease your travels including a travel crib (pack-and-play style, in upstairs king bedroom), high chair (in downstairs hall closet), folding step stools (in hall bathrooms), two bathtubs (upstairs hall bath and downstairs ensuite), room-darkening curtains in all rooms, washer and dryer with free & clear laundry pods, and some of our favorite toys and games in upstairs bedroom which offers kids of all ages another space to hang out. The house is child-friendly but not childproof. Guests are responsible for the safety of their children at all times.
★ Community Pool & Amenities: Memorial Day weekend through Labor Day weekend, we provide a pool pass (located in the kitchen island drawer) which gives guests access to the Stonewall Terrace Pool for $6/person, cash only! Bring the pool pass and cash with you to the pool to purchase guest passes and return to the drawer when not in use.
★ Massanutten Resort offers tons of activities for everyone, including the Spa, indoor/outdoor WaterPark (a family favorite!), two golf courses, mini golf, indoor virtual golf, wine tasting, art, music and cooking lessons, horseback riding, street curling, pickleball & tennis courts and Escape Rooms. Winter activities include skiing, snowboarding, snow tubing and ice skating. Summer activities include tubing, mountain biking, tennis courts, go karts, bumper cars, zip lines and climbing wall.
★ Smart Keypad Deadbolt: One day prior to check in, guests will receive a unique code to the front door which activates at check in and deactivates at check out. Guests have access to the entire home except for one owner's closet (inside the downstairs ensuite bathroom).
★ Driving Access: All streets to the house are paved and the gravel driveway is short. The home is in the lower hills of Massanutten Mountain with some steep roadways. If snow or ice is in the forecast, consider bringing a vehicle with AWD and/or winter tires. The home is conveniently located a short drive from Massanutten Resort amenities and more!
★ Parking: There is parking available for up to three vehicles: two next to each other in the gravel driveway and one on the gravel shoulder. Though we do have a motion-activated floodlight, the driveway can be difficult to see at night or during/after weather events, so please pull in and out of the driveway carefully and watch out for the utility boxes! The HOA requires that all four tires remain off of the asphalt pavement in the cul de sac. There is a sloped walkway approximately 50 feett long from the parking area to the front porch. Overflow parking is available at Hopkins Park - the first left-turn after entering at the Massanutten gate.
★ Wildlife & Neighborhood: Our home is in the woods and so it is surrounded by a variety of wildlife including a possible bear or two. With this in mind, guests must not leave food outside to prevent pests. Please clean the grill after use and do not leave any food outside which will attract wildlife. While we do have regular pest control, being in the woods means bugs still get inside on occasion. We provide a broom and dustpan, as sweeping up can help deter bugs. Massanutten is a growing resort, with demand for more rental homes and full-time residences, so there may be some new-home construction in the neighborhood during your stay.
★ Cell Service: There is typically reliable cell service at the home and in the Massanutten resort area. Depending on how you travel to our home, you may lose cell service on your way or during some of your adventures in the surrounding areas. The home is equipped with high-speed wifi.
★ Trash: Due to bear risk, we do not have outdoor trash cans. Our cleaners take the trash after each guest; however, guests staying longer than 2-3 days should drop off excess trash at community dumpsters during their stay.
★ A Note on Fees: There are a couple of fees included in each booking. The "Service Fee" is charged by Vrbo. The "Host Fee" is Vrbo's name for our cleaning fee that we charge on a per-booking basis.
★ Check-Out Instructions: (1) Bag trash (bags provided). (2) Fill & start dishwasher. (3) Lock up. That's it!

This lovely home provided an opportunity for our family from different parts of the country to spend quality time together. The great room worked well for family gatherings and still everyone had their private space.

We needed a pitstop close to Shenandoah national Park. I could not have chosen a more comfortable, beautiful, clean and modern home. It was the perfect place for everyone to have comfortable sleeping quarters, wonderful showers, and wide open space for meals and games together.

Our extended family had a wonderful stay at Babbling Brook for my mom's 70th birthday weekend. The hosts were extremely responsive and communication, check-in, and check-out were easy and seamless. All the beds were very comfortable (rare for rental properties!), and the house was great for kids and adults. Highly recommend!

The Babbling Brook Retreat is an exquisite property with all the amenities of home. Our Host Lauren has impeccable taste in home décor and provided everything you could want in a vacation home. It was well-stocked with cooking needs, personal items, generously sized thirsty towels and in general all the amenities you need for a comfortable stay. The video guestbook provided detailed instructions for everything from arrival to checkout. The cozy fireplace, the awesome firepit and the spacious, immaculate home made our stay a memorable one. And the Christmas Tree was a very nice touch!!
I highly recommend this property. It truly provided a 5-star experience for me!

The property is clean and well kept. It is a lot more spacious on the inside than it appears from the outside. A good assortment of beds and rooms with en-suite bathrooms in two of them, as well as a hall bath and a powder room. There is even a laundry room! Plenty of space for family activities. The kitchen is well supplied, and there is shampoo, conditioner and body wash in the showers. They even provide coffee and hot chocolate mix. All in all, a very pleasant place to stay. Highly recommended!

the babbling retreat house is beautiful. all the appliances you could need are there, we did a lot of cooking in the house. we loved the open concept of the first floor and the 2nd floor was just as beautiful for sleeping and hang out spot for the kids. there is a pool pass for the community pool, we loved having access to the pool. we loved the privacy and quietness of where the home is located. the deck with the the fire place was used nearly every nigh and the grill was a great asset! thank you for allowing us to spend a week in your slice of heaven home.
