The space
This home is in the heart of Redlands, its complimented with breathe taking views of the mountains and orange groves. You will feel right at home within this newly built home.

Disclosure the unit is an extension of our home that shares a wall with our main house.
We kindly ask that if you plan on having a party, need a designated smoking area, or have pets that you please search for other listings that can better accommodate your needs. Please be advised that by booking with us, you hereby authorize Airbnb to charge you in the event that any house rules are violated.

Things NOT allowed:

1. No parties
Due to the location of the property, we ask that you keep noise at a reasonable level. Quiet hours are usually between 11pm and 6am. Guest who violate our no parties rule will result in an immediate termination of their stay and will be required to vacate the premise immediately without a refund. No overnight guest without prior approvable of host, violating this rule could result in extra charges.

2. No smoking or vaping
No smoking of any kind inside or around the unit, we aim to offer a healthy and allergy appropriate environment for all of our guests. Additional deep cleaning is required to remove smoke odors from furniture, beddings, and walls. Violating this rule will result in a $180.00 cleaning fee.

3. No pets
We aim to offer a healthy, comfortable, and allergy free environment to all of our future guests, so we ask to please search for a pet-friendly listing that will best meet your needs and those of your furry friends Disclosure the unit shares a fence with the backyard where our dogs spend half of their time but will have no interaction with our guest. If guest brings unauthorized pets, there will be $180.00 violation fee and will also result in the cancellation of their stay with no refund.

4. No drugs
There is a zero tolerance of drugs on the premises violating this rule will result in the loss of your reservation and will be asked to vacate the unit immediately with no refund.

5. No late check-outs
Check-in time is at 3 pm, and check-out is at 11 am. Unauthorized late check-outs past 11 am will be considered trespassing and will need to vacate the property immediately. Violating check-out times will result in a mandatory $250.00 fee. Overstays are considered trespassing and do not award you possession of any kind to this property.

For guests with children
We provide the following items for children if needed but must be requested prior to your check-in day with an additional $35.00 fee. We can provide a play pen for children. Children are NOT allowed to eat inside the play pin. If any stains or solids are found on Pack n Play, this will result in an additional cleaning fee. All items are properly sanitized and disinfected after every guests’ use. All minors can not be left unattended in the unit. If the minor is found unattended, the guest will be asked to leave the unit with no refund.

Cleaning
•There is no daily housekeeping service. However, we provide cleaning supplies in the event that you may need cleaning during your stay. Extra sheets and towels are also provided in the unit.
• Prior to your check-out, we kindly ask of you that you place all dirty towels and bedsheets on the floor.
• Guest is responsible for disposal of all trash and shall place it in black trashcan outside the unit. In the event that our cleaning service charges host additional fees, the host has the right to send the bill to the guest.

Guest Access
Guest will be able to self-check-in with smart lock, and the lock code will be sent out on the day of the arrival. In the event that smart lock malfunctions, a key will be provided. To open smart lock, you must press # then your four digit code followed by # again, and the door should unlock. To lock the door from the outside, you must press # sign for two seconds and wait for the sound it makes when locking.

Parking
Upfront parking provided just steps away from your entrance. Additional street parking is usually available.

Guest will not hold the owner responsible or liable for any of the following reasons, any accidents, injuries, or illness that may occur while on the property. Host is not responsible or liable for any personal items lost, or stolen, and / or damaged during the time of stay. By booking the unit, the guest agrees to these terms and fully acknowledges the disclaimer.

By booking with us you hereby acknowledge that this is a legally binding agreement and you allow Airbnb to charge you for the following reasons in the event that any of them occur during your stay with us; Violations of rules. Damage to the property. Lost, missing, and / or damaged items in the property per the inventory provided upon your arrival.
