No. 53 Frederick Street, Guest House in Edinburgh City Centre is situated on the second and third floors of an original Georgian townhouse dating from circa 1820, in the heart of Edinburgh’s New Town.
Breakfast is available at our discounted rate with our neighbours Rabble, full details will be provided after booking. These guest houses are self-catering, and self-check-in properties.
The Space:
Room 15 is a stunning self contained suite with full kitchen, living room and a Super King bed, as well as a modern bathroom with bath and shower. This suite is on the 4th floor and there are lots of stairs, but the dual aspect views towards Edinburgh Castle and over Edinburgh City Centre rooftops are to die for.
The cosy and friendly Edinburgh Guest House is just a minute’s walk from Princes Street, with stunning views of the New Town, Princes Street, and, from some rooms, Edinburgh Castle. This is an elegant and spacious guest house, typified in the welcoming open hall with feature bow wall and staircase to upper floor.
We offer all the comforts and facilities that the discerning traveller visiting Edinburgh for business or leisure expects. The newly decorated bedrooms are each individually designed to make your stay as comfortable and relaxing as possible, having all the modern conveniences but still retaining a classic environment, including magnificent original carved Adam fire surrounds Scots pine panelling, cornicing and en-suite shower rooms.

Our Guest House is right in the heart of Edinburgh’s City Centre, just a stone’s throw from George Street and Princes Street and a 10-15 minute walk to the Royal Mile and Edinburgh Castle.
Getting Around:
Edinburgh Waverley Station is within easy reach, around 15-minute walk, or half this by car. Both bus and tram services on Princes Street and York Place, offer regular connecting transfer to Edinburgh Airport. Haymarket Train Station, is within 20-minute travel time, and there is now a convenient tram stop at nearby Murrayfield Stadium.

Has everything you need. Only downside is if you are tall - we kept hitting our heads on the ceiling. Otherwise, very good if you are ok with stairs.

I cannot say enough about this property. It was beautiful, clean, comfortable, and they had excellent communication. I would 100% stay again. The Porter was super friendly and helpful, and never far away if we needed anything. My only negatives if any, are the view and parking. The parking is specific to the city itself, not the property, but be prepared to pay because it is tricky for sure. I believe the listing states you have a castle view. If there is one, we didn’t see it, but it wouldn’t stop me from coming back again. We 10 out of 10 recommend this location.
