Enjoy this exclusive Luxury Modern Farmhouse! This 5 Bedroom & 2.5 Bath home sleeps 10+ guests. Includes WIFI access and comes with a deluxe GAME ROOM and 14' Trampoline. There is a full-size, Arcade-Quality Pinball Machine (Peter Pan's Hook), Dual Shot Electronic Basketball Arcade Game, Electronic Air Hockey Table, Cornhole, Large Flat-Screen TV, various Board Games, mini Refrigerator, and Microwave.
The home boasts a fully-equipped Kitchen with plates, glasses, coffee mugs, wine and beer glasses, flatware, kitchen utensils, pots and pans, large roasting pan, spices, bowls, serving dishes, toaster, coffee maker, blender, waffle maker, panini grill, crock pot, quesadilla maker, etc.
There is a premium Touch-Screen Jenn Air Double Oven, an extra-large Side-By-Side Refrigerator, Cafe Bar, and Butler's Pantry area. This home has a comfy Living and Family Room area with a flat screen TVs with firestick streaming devices. It also has (2) interior Dining areas which seat up to 14 people.
The Primary Bedroom offers Luxe bedding and a tranquil place to rest and unwind. The Primary Bathroom offers a separate shower and spa-like jetted tub (bath salts included) where you can decompress and rejuvenate from a long day.
There are three additional bedrooms upstairs. One of the bedrooms has a luxurious queen bed, the other bedroom has a comfy double bed, and the third bedroom has two twin beds. There is also a futon and large sofa in the living room area (first floor). The Game Room offers a futon to sleep on as well. Upon guest's request additional sleeping options, such as cots, can be provided for an additional charge.
The Backyard area includes (2) quaint sitting and dining areas, a shaded canopy, a propane gas BBQ, an enclosed Trampoline with Basketball Hoop and Balls, and Corn Hole.
This home is just a short walk, or drive, to all Ladera Ranch HOA Pools, Water Parks, Tennis Courts, Basketball and Volleyball Courts, Skate Park, and Hiking Trails. Access to these amenities are provided for all our guests and is included as part of the stay. The property is not far from Restaurants, Grocery Stores, Ladera Ranch Farmer's Market, Beaches, Disneyland, Angel's Stadium, Honda Center, Knott's Berry Farm, John Wayne Airport, San Juan Capistrano Mission, the Equestrian Center in SJC, Irvine Spectrum, Laguna Beach, San Clemente Pier, and Dana Point Harbor.

House Rules:
Guests who book the property, and their guests, agree this is a short-term, temporary, vacation stay. A “guest” is defined as any individual that accesses the property, whether it be for day or overnight use. This is not a rental/lease agreement and conveys no rights in real property. By agreeing to the Terms & Conditions as stated in the listing, all guests in the party agree they have not, and will not, receive real property interest in, nor have rights to, the vacation property.
There is a maximum occupancy of 10 guests per the nightly rate, including children and infants. Any additional guests, exceeding the maximum occupancy of 10, will be charged an additional $50 per person/per night fee for the total length of the booking. Also, no additional guests are permitted on the property, including day or overnight guests, beyond those in the original booking. Any guests showing up at the property, other than the number of guests confirmed and booked for the stay, will incur an additional $50 per person/per night fee for the total length of the booking. A $250 fine will be charged to the guest if it has been discovered other guests have accessed the property exceeding those included in the original booking or if there is any tampering with the exterior security device.
If a guest wishes to bring pets, the pets must be approved by the host prior to the stay. A pet fee of $95 per pet will be charged, for up to two approved pets, for each week of the guest's stay.
An early check-in or late check-out may be possible, for a fee. If approved, this fee will be calculated based on half the nightly rate (either first or last night) and will be payable either prior to check-in or on the day of the request.
Bookings beginning on a Thursday or Friday must be for a minimum of three consecutive nights, or an additional charge of $499 per night will be assessed for each night not booked. Bookings beginning on a Saturday must be for a minimum of two nights, or an additional charge of $499 per night will be assessed for each night not booked.
Holiday bookings must be for a minimum of three consecutive nights or an additional charge of $599 per night will be assessed for all nights not booked to meet the minimum length for a Holiday stay. All Holiday booking requirements supersede any other minimum nightly booking requirements. Holidays included for this listing are President's Day Weekend (2/16 to 2/19), Easter Weekend (3/29 to 3/31), Memorial Day Weekend (5/24 to 5/26), Independence Day Weekend (7/3 to 7/7), Labor Day Weekend (8/30 to 9/1), and Thanksgiving Day Weekend (11/27 - 12/1).
Christmas Season bookings (12/20 to 12/29) must be for a minimum of four consecutive nights or an additional charge of $699 per night will be assessed for all nights not booked to meet the minimum length required. All Christmas decorations will be displayed during the holiday season and will be removed after the first of the year. A minimum of a two-night consecutive stay is required if booking for either New Year's Eve or New Year's Day (12/31 or 1/1). If the two-night minimum requirement is not met for either of these days, a $599 fee will be assessed to the booking.
Guests must receive permission prior to the stay to have a "special event". A "special event" is considered to be a total of 8+ guests above the number of guests originally booked. A "special event" fee is based on the total number of guests at the property (including guests who are part of the original booking). The fee structure is as follows: Up to 18 total guests - $350, 19 to 25 total guests - $525, 26 to 30 total guests - $700. A $2,500 charge will be assessed to the guest booking the property if a "special event" has not been approved.
A crib is available for a rental cost of $50 per stay. A "Pack and Play" is available for a rental cost of $35 per stay. A highchair or stroller is available for a rental cost of $25 per stay. Cots are available for a rental cost of $35 per stay/per cot. There are a total of four available cots.
All guests agree to use the Trampoline (max weight limit 375 lbs.) at their own risk.
The fireplace is not to be used by the guests.
All furnishings to remain in the same position as when the stay began. The cleaning fee includes 3 hours of services. Any additional cleaning required will be charged at a rate of $100 per hour. If cleaners are required empty the dishwasher or clean kitchenware, an additional $50 fee will be assessed. If a comforter has been soiled during the stay, there will be a $50 cleaning fee assessed per comforter. If a handyman is needed to make a repair at the property due to damage caused by a guest(s), there will be a minimum "trip charge" fee of $75. The "trip charge" fee will be applied to the cost of the total repair. If a specialty vendor is required to make a repair at the home due to damage caused by a guest(s), the guest will be responsible for all charges incurred.
A Cleaning fee for stays 5 days or longer is $500. All "special events" at the property will be assessed an additional cleaning fee of $395. All on-sight event vendors must carry event insurance with a minimum liability of $500K and a waiver of subrogation.
If the community access key is not returned, a $250 fee will be charged. If any house keys are not returned, a $75 fee per key will be charged. If the main house key is lost during the stay, and the guest requires an immediate replacement, $125 will be charged to guest.
A $600 ($799 for approved "special events" or Holiday bookings) refundable administrative fee is required on all bookings prior to the stay. These monies will be used to off-set any incidental charges incurred during the stay, not covered by VRBO, and will be returned to the guest after the stay (less a $35 administrative fee) once payment has been made to the host by VRBO. The administrative fee is not a security deposit and will not be refunded if the booking is canceled.
All "additional fees" are the responsibility of the original guest booking the property. The party whose account the booking was made under will be required to provide a copy of a current picture ID along with information regarding current residency.
The guest(s) shall allow the host (or his/her designee) and/or vendor access to the property for purposes of repairs, and inspection, if required. The host will exercise this right of access in a reasonable manner.
A request by the guest to have an item(s) mailed back to them will be at the host's discretion. There will be a minimum service charge of $25, plus postage costs, for this service. Host will not be responsible for any lost or stolen items.
Guest(s) agree to release, indemnify, hold harmless and forever discharge host and host's employees, agents, successors and assigns from any and all claims, liabilities or causes of action of any kind that guest(s), members of guest's household or guest's guests or invitees may have at any time against Host or Host's agents resulting from guest's use of the property, of its contents, or any other part of the property included in the stay.

Two families booked this together to stay as we were playing at the OGP Ladera for basketball. The owner was prompt in all her responses and allowed us to pay a little more for check in early. Th house shows “normal wear and tear” but nothing too bad. The location was perfect for our travel and had we stayed longer the amenities would have been great to use. I would say we would stay again. A few items I would have liked to know and maybe others would as well. The toilets in every bathroom are what we call “toddler” toilets. They literally are so low that the are similar to the ones we use in daycares. Anyone who needs a regular or ADA toilet would have had a hard time. The outside stairs to the game room has a safety bar that needs some attention.
