In this beautifully decorated 3 storey house, we have prioritised cleanliness and comfort to ensure that our guests will enjoy their time inside just as much as when they are exploring the stunning outdoors environment that Seaford and the South Coast offers.
The decor is neutral, with LED lighting and pine boards in all bedrooms and the living room. There is gas central heating throughout (and a new combi boiler, with NEST control). There is a washing machine in the utility area. Guests can enjoy a 51" smart TV and a small walled back garden with seating. The oven is electric, with a separate gas hob. There is also a built-in fridge-freezer, dishwasher, microwave, coffee bean grinder (for cafetière) and Nespresso machine. Kittiwakes also has speedy Broadband (BT Superfast Fibre 2)
The configuration of beds is flexible, in order to accommodate the needs of most families and groups of travellers. The first bedroom has two Hypnos zip-linked standard size single beds. These can be connected to become one very comfortable six-foot wide bed (as used in many hotels). Please let me know which configuration you would prefer. The second bedroom has an Icon double bed, with a deep mattress topper. The third bedroom has a medium/firm pocket sprung single bed. All bedrooms have black-out blinds to help ensure a good nights sleep. Please note that the first two bedrooms are on the top floor, and the third is on the middle floor, along with the bathroom and living room. The bath is fitted with a rainforest shower, as well as a handheld shower fitting. On the ground floor is a WC and a kitchen (with a small utility area). There is also internal access to the garage.
Towels and beach towels are provided, as is all linen, duvets etc. For guests staying longer than 10 days, I provide a weekly change of bed linen and towels on request (and free of charge). Please ask for details.
In addition to a study table in the lounge, there is a small desk/table in each of the three bedrooms - very useful for guests who need to keep in touch with the office (even on holiday!)
The property has a single garage suitable for storing several bikes, off-road parking for two cars and there is cheap public parking across the road (currently £2 per day).
Cyclists are very welcome, and extra security has been installed for their bikes.
I live in Seaford, and can usually be at the house within a few minutes, should you have any queries. Please also ask if you have any special requirements - I am very happy to help where I can. Families are welcome.

Smoking is not allowed in the house, but is permitted in the garden provided the doors are shut.
There are 4 interlinked smoke detectors and two CO detectors. There is also an independent NEST PROTECT smoke alarm/carbon monoxide detector in the hallway as an extra precaution.
Please note that I am only insured up to 6 guests, so I can't accept a booking of more than this number, including infants.

Other things to note
My neighbours are the nicest people you could meet, and love the fact that people from around the world come to stay. However, please respect their need for sleep and avoid too much noise after 10pm.
Also, please note that this is a three-storey house, with two of the three bedrooms being on the top floor, so people who have difficulty with stairs may find this unsuitable, particularly in view of fire safety considerations.
Heating is set via NEST. The daytime (7am to 10pm) temperature is set to 20 degrees, but can be varied up to 21 degrees as preferred. During the warm summer period, you may find the heating switched off, but can be turned back on if requested. In order to keep energy bills down, please avoid leaving the windows open when the heating is on.
For families with young children, I provide two stair gates, which you will find in the garage, for you to fit where you choose. Please make sure that they are securely fitted to your satisfaction.
The property is NOT suitable for charging of electric vehicles, as this would be a fire risk. We have no safe sockets for this at the current time. Please let me know if you intend to bring an electric vehicle, and I will give you directions to the nearest charging point.
