About this house rental
Wake up in your comfortable King Sized Bed in the quiet suburb of Cedar Cottage. We have a 3 level full Single Family home, kids of all ages will love it. Café's, restaurants, and amenities are steps away, downtown Vancouver is a 15 minute drive away. Tucked in the heart of East Vancouver, our house is close to downtown without the "busy-ness". 3 Bedroom, 3 Bath + Den, sleeps 8. 3 Skytrain stations are a 5-7 minute Uber/Lyft away. Fast Wi-Fi, Disney+, Prime Video, Netflix, Free Street Parking.
Local attractions, downtown Vancouver, Stanley Park, Science World, and shopping via uber/lyft ride is 10-15 minutes away. Metrotown shopping in Burnaby, one of the largest shopping malls in the surrounding cities is only 20 minutes away.
No Drugs/no partying. Total home size is 1400 sq ft/ 130 sq m. My son is back and forth from the suburbs so someone can be close by if needed.

We welcome you our home which we use half the year as we are back and forth from the interior.
Any sort of disruption to the neighbourhood such as noise complaints, partying, smoking in the home, littering, will result in fines or shut down and eviction of your stay.
No Pets allowed. $1000 fine will be charged for clean up or for non disclosure. One of the owners is elderly with severe pet allergies.

Guests can access the house by keypad with a custom code. The entire home is included in the booking, as well as a small outdoor patio space, with in suite laundry.
We are available through Airbnb messaging, Whats App, text, and/or phone call throughout your stay if you have any questions. Our phone number becomes available on Airbnb as soon as you confirm your booking. If it’s during the hours of 12am-8am we may not answer, as our phones are on “do not disturb.” If it’s an emergency, please dial 911 to call emergency services. If it's after hours and you cannot gain access to the property, please call Felicia twice within 1 minute to get through, this will have your phone call go through while her phone is on "do not disturb."
Our neighbourhood is the Kensington-Cedar Cottage neighbourhood. There is a Save-On-Foods 5 minutes away, along with boutique coffee shops and restaurants nearby. Our area has a large social and demographic mix, with an impressive range of ethnic groups who contribute richly to Vancouver's cultural diversity. Kensington-Cedar Cottage lies in the centre of East Vancouver, our neighbourhood has scenic views from the top of the city's east-west ridge, and running down to beautiful Trout Lake, a popular large urban lake and park with a great walking trail, and playgrounds for kids.
Driving is the best option, there is free street parking available. Bus routes are 1-2 blocks away on nearby busy streets. You can also take the bus to nearby Skytrain Stations: VCC-Clark Station, Commercial-Broadway Station, and Nanaimo Station
Some of the closets have several locked cabinets and bins with owner's belongings, please do not access them. Fines will be applied if anything goes missing.
Street parking is free, you can usually find a spot right out front or within a block of our home, depending on the time of day. Evening is easier to find close parking. Please don't park in front of the neighbour's home across the street, (he can potentially tow your car if you park there for more than 4 hours in the day time, and overnight).
If you require the pack n play set up prior to your arrival, please don’t hesitate to ask.
NOISE
As neighbours surround our property, we would appreciate if you could keep noise down after 10pm if possible. The neighbours have complained and they will call the police with any disturbances and/or drunken screaming in the middle of the night. You will be evicted!
$1000 fine for each undeclared guests will be charged, and for violating the "No Party" rules and/or noise complaints from the neighbours. The neighbours will call the police and you will be evicted if the noise is not kept down outside after 10PM.

Important: Please consider before your reservation that this is a neighborhood inhabited mostly by families with elderly people and small children, so noise will not be allowed after 10 pm. If you are looking to organize any type of party or gathering after that time this is not be the most suitable place for your group.
HOUSE RULES:
1) Please no shoes in the house, and respect the space like it is your own.
2) Please close and lock all windows and doors when you leave the house, this will keep your own belongings secure. Please also lock doors and 1st floor windows at night.
3) No candles
4) Please treat the place with respect:
Please don’t burn down the house
Please don't eat drippy/staining food at the table
Please don't flush anything down the toilet that doesn't belong there, toilet paper only.
5) No eating or drinking in bedrooms. Please enjoy your meals at the dining table. Any stains on the couch or bed linens will be reported by our cleaning team and special rush cleaning fees of up to $400 per stained area will be forwarded to you.
6) No unregistered guests or visitors allowed. The maximum property capacity is 10 people.
7) Please keep a close eye on children near windows on the 2nd or 3rd floors.
8) Illegal downloads are forbidden. If you’re found guilty, government fines can run about $5000 per movie, and these fines will be passed on to you.
9) There is absolutely NO SMOKING inside the house or in the outside areas. neighbours with young children live close by and have complained in the past. Smoking is prohibited within 6 meters of any entrance, window, or a building air intake according to provincial bylaws. If you're caught you will be subjected to a $200 fine per infraction and you will lose your damage deposit and possibly forfeit your stay with us. No Cigarettes, Cigars, Marijuana or Vaping. Our neighbours will report infractions immediately.
10) NOISE:
No parties in the suite, or loud noise after 10pm or before 9am. Potential $1000 fine for each infraction. This is a Quiet Neighbourhood. Guests should respect the quiet enjoyment of the property, especially during quiet hours, and should respect our neighbours’ quiet enjoyment of their properties.
Guests should not disturb the surrounding community at any time with a disruptive level of noise, examples include:
1) Loud music
2) Shouting
3) Slamming doors, etc.
The house is part of a townhouse complex surrounded by neighbours nearby with young children and elderly. The neighbours have complained in the past and they will call the police if there are noise disturbances or loud music late at night. You can be fined and/or be evicted. The complex has a block watch system, and everyone looks out for each other, as well as looking out for possible issues. We will be notified by the neighbours immediately if there is any suspicious activity, or potential bylaw fines. These bylaw fines can be forwarded to you. A $1000 fine can be charged for each violation of our Noise Rule, or if there are noise complaints from the neighbours.
11) PARKING: Parking is limited, do not park in front of the neighbour's home directly across the street for long periods of time, they can potentially tow your car if you park there for more than 4 hours in the day time. Do NOT park at the back of the property on their side of the parking, they will tow.
12) NO animals allowed. If any animals are reported or found at the property, a $450.00 detailing cleaning fee will be charged due to possible animal hair and dander allergy issues. One of the owners is allergic to pets and emergency detailing is expensive.
13) No bike storage included for guests staying less than 21 days. For guests staying longer than 21 days, bike storage is available with additional fees. Please inquire before booking, along with the detailed information about the number of bikes, and approximate size of bikes.
14) When checking out, please ensure that you have cleared the fridge of your items, have run your dishes in the dishwasher, and taken the garbage and recycling out. An additional $50 fee may apply for kitchen clean-up. If you dispose of items in the garbage area that don't belong there, bylaw infraction fees will be forwarded to you.
15) ***Please take the front door key every time you leave the house in order to gain access to the Airbnb for the remainder of your stay.*** A missing Front Door Key will result in a $60 replacement fee, fees will be forwarded to you.
16) Garbage & Recycling:
Please follow the city guidelines posted in the kitchen. Generally:
Blue Bin - Plastics
Grey Bin - Glass
Yellow Plastic Bag - Paper Products
Large Green Compost Bin - Food Waste
Large Black Bin - Garbage
Please DO NOT put garbage in the neighbour's bins against the next house. We will be fined $100 per offence by strata, this fine will be forwarded to you (the guest).
The City of Vancouver fines $250 - $500 per offence of not putting appropriate waste in the proper bins. If incurred, this fine will be forwarded to you (the guest).
The City of Vancouver helps enforce this by having Garbage pick-up service only every 2 weeks, while our Recycling and Compost pick-up service comes EVERY week.
