Great staff, meals were good as well with great parking

1 night stay on way home.Sadly quite typical of Scottish Hotels run down & shabby.Staff nice & food good .Bathroom small but clean shower door hanging off.Room very warm & window didn't open.

Liked the haunted room

The hotel was conveniently located and clean. It was not easy to find staff to check in or get room supplies. The room was clean, but spare. No towel rack, no tissue, no pictures on walls. Lacked appeal. Seemed like a dorm room. Breakfast choices were plentiful and well prepared. Pub was cozy and convenient. Pub and dining staff were friendly and helpful.

Hotel felt fairly dirty and run down, very under staffed. Room rate was expensive and didn’t include breakfast.
General feel was that the hotel has ‘given up on life’, is merely surviving on the over flow business they get during wedding season by charging ridiculous rates knowing people have little option.
The few staff that were there were very pleasant but sadly not enough to make me ever want to stay at this overpriced sinking ship again.

Had an overall good stay at hotel with my one year old son. Just a beautiful location on the map and our favourite place to visit, Dunkeld. We were in the Annex which is just, well, one room and toilet/electric shower. My opinion would be a slight bit work needing done more to the decorative side of things. Staff were nice for basically 30seconds but that’s all I had to deal with them to be fair, but very nice overall.

Overnight stay attending Birnam Games. Hotel staff friendly. Had an issue with hot water but resolved as quickly as possible

The hotel is in a great , central location. Although the hotel is a bit tired, the staff were really welcoming and lovely and the service excellent. We would definitely return

Overpriced for a room that barely could fit in a double bed. TV swamped the room. Paint peeling off walls and window frames, with black mould on them. Bathroom the size of a wardrobe in which you had to be a contortionist to use the toilet if you were taller than a midget. Luke warm (maybe 22-23C) “hot” water for a shower the next morning. At that temperature the water system will be prone to legionnaires disease. No one at reception to complain to. We had booked breakfast with them, but if the chefs had no hot water to wash their hands, what would the kitchen cleanliness be like? We cancelled breakfast with them and had a lovely breakfast at May’s cafe down the road.
Avoid. Camp under the bridge over the river instead.

A stopover on our way home. The hotel could be described as ‘tired’ but was more than made up for by the super friendly staff.

The accommodation I thought I booked was for two twin rooms in the hotel, but what got was two very small twin rooms in chalets out the back. The chalets looked like large shed which had been thrown up and the area surrounding the building was pretty grubby, with weeds all round, water dripping from the gutters, the windows weren’t very clean, the paving surface area into the respective rooms was very poor. Cracked, broken surface, just basically not very nice or inviting.
The food and service in the hotel was good, but at breakfast time there was no hot water in the urn to make tea or coffee. The urn was on but no water coming out as it had run down so low and obviously hadn’t been filled up, either first thing or the previous evening.

We were in the Annexe which we hadn’t realised despite it saying in the email confirmation. This likened a chalet/scouts hut and was very compact but comfortable. The general hotel is needing an upgrade but for attending a local wedding it served a purpose. Toilet locks in main bar/restaurant are very patchy and things are just needing replaced. Breakfast was good but the guy running breakfast was under pressure. All in all it was functional but wouldn’t recommend for a tourism stay.

Beadspread covered in dog hair.
Only one small light working in the bathroom.
No hot water for the whole hotel for our first night there.
Noisy road outside, no double glazing in room, so very restless night.
Carpets throughout hotel looking very tired and tatty.
Not sufficient parking on premises.
Really can't recommend this hotel, especially considering the rate per night.

Nice and quiet at night, not the biggest bed in the world but really comfortable. Room and bathroom both clean. Staff run of their feet but still doing a top job . Really is dog friendly, ours got a great welcome.

Our room needed updating. The staff was wonderful.

Nice staff in an amazing location but place is a dump, urgently in need of major investment and renovation. Not clean, not enough staff. Allegedly dog friendly, breakfast was a disaster hardly any staff having to do everything, nothing set up for having breakfast in bar with dogs. Will not be back.

Helpful and knowledgeable staff. Welcoming. Convenient location. Comfortable room.

Room was nothing like advertised. Got put in a ‘shed like’ room out the back of the car park. Pathway to the room was dark and wet with other cabins bathroom pipes leaking across the floors. The Room was dirty with a horrible old style carpet throughout. Upon pushing the 2 single beds together we uncovered wrappers, toenails and rubbish all over the floor. The hot water lasted about 5 minutes and the first night we stayed we had guests in their bar garden shouting and screaming until about 1am without staff caring at all. The same guests banged on our bedroom windows and doors before heading to bed.
Breakfast was quite poor and on both mornings we were served with dirty bowls and cups to start with. Followed by incorrect orders then appearing of which we just ate because we had given up by that point.
All of the above was mentioned to staff after the first morning, but was met with no surprise and not even apologies. Walking round the town and mentioning to locals where we were staying was met with a look of sympathy for us and even got referred to as the ‘unfortunate ones’, alluding to the fairly obvious bad reputation the place has around town.
Avoid at all costs!

The property is centered in town so ww could walk around - charming town. The staff in the pub was very nice. The food was fine. The rooms were not very clean - there was a dirty plate with dried food left on top of the cabinet in our room.

A fine comfortable stopover, very clean and adequate for our short time there. Outside annexe away from main facilities but adequate for our needs.
Breakfast average choice.

The staff were great the restaurant was super. Happy to give extra towels, milk etc. The reception staff gave us lots of information on local places and a large selection of information pamphlets in reception plus a large living room type room on the first floor with comfy sofas.

Had a nice 2 night break staying in the annexe - very compact but comfortable! Great friendly service! Breakfast offering poor compared to lower started hotels - just one sausage and one bit of bacon! Also no pastries fruit or yogurts available! Overall a very nice stay in a lovely little village that we visit often due to the local path network!

Well when rooms were booked it appears on app that rooms were in the actual Hotel but on arrival found we were staying in a tired chalet block behind the main hotel which were warm enough maybe that why rooms are cheaper through Hotel.com rather than booking direct through the hotel which were more expensive breakfast was very nice and staff very friendly

Friendly and efficient

Cheap and local to what we wanted, however we were in the annexe. Difficult to get too no good lighting and rough ground with over grown plants. Room was well apportioned and bedding clean however room was in a state of neglect. Wall paper stained damp, bathroom not clean, hair in shower tray, carpet stained, dirty marks on walls door frames and behind toilet. Rooms noisy. Wouldn’t return due to this and put us off having breakfast.

Lovely property, would stay again

Staff were great but the room was poor. Muddy path to the chalet. Underneath of the toilet seat had not been cleaned properly. Simple things like where to hang a wet towel after a shower were missing.

This is a lovely old hotel which we have stayed in many times.

We had a very nice stay. The staff were friendly and helpful, the room was clean, beds comfy, and breakfast was nicely cooked. We enjoyed the pool table and darts in the bar area.

3 rooms booked for myself, sons and partners - in annexe ok for price. Small but ok. No 557 radiator won’t turn down so window had to be open & cistern loud for too long after flush HOWEVER ABSOLUTELY DISGUSTED AT YOUR STAFF FOR I FEEL TRYING TO SCAM US INTO PAYING FOR BREAKFAST WHEN ALREADY PAID FOR via Hotels.com. I woke 0830, checked all room info ie what time breakfast etc Nothing looked at website- no info - then spotted FB advertising breakfast 8-12. At 1020 we all went into main building when this person wearing black hoody asked if he could help. I said in for breakfast and he said oh we have a policy - residents have to eat before 10am otherwise they have to pay. I pointed out no where does it advise us of that in the room, nobody said at check in and he said I know I’ve fed this back etc. I said we’d paid for breakfast so going to have it. Breakfast room empty. went in and a very nice gentleman who def looked like he worked there came and took room numbers took our keys and order. The other person came in only once our food being set on table to say can we come to some agreement.. I couldn’t believe his attitude. When I said unacceptable he said ‘only compromise you’ll do - is not pay ‘ we already had - also asked if we’d been in b4 10am was it the same breakfast- yes . The way he spoke to us was disgusting and he ended up walking out shouting ‘ this is a joke man’and he was staff ! I’m disgusted and will make complaint

Extremely friendly and helpful staff. Older hotel but comfy and welcoming.

It was a very cute town, but this hotel needs updated. Dark hallway, and old entrance room doors. Breakfast was good. Hotel was understaffed.

Nice hotel but just needs some general maintenance. Lovely breakfast and nice bar. We never got to try the restaurant.

Everything was fine, except the cleaner unlocked our door half an hour before checkout and told us to hurry because the new guests had arrived, when obviously he just wanted to finish up early or something.Massive breach of privacy imo.
Breakfast was nice, some fruit available would be good though.

As my wife and l reported to your manager there were one or two items needed to be rectified, But on the whole a very pleasant stay.

Nice room, very spacious. Had to get clean towels, and the shower water pressure left a lot to be desired but i expected that being up on the top floor. The hotel is well placed if you want to grab a bite to eat, go for a drink or a wee wander. Left a jacket in the room and struggled to get through to reception on the phone the next day but got there in the end! The staff were all really friendly and the barman had excellent chat! Overall a great stay!

Stayed one night for a work's do, just the ticket. Could do with a bit of refurbishment, but the staff were great and the breakfast was wonderful. Would stay again.

Towels were dirty / stained.
Shower was awful, weak and cold.
Bed was short.

Comfortable stay
