About this house rental
Riverside Manor - Your Home away from Home. Experience the perfect combination of luxury and modern cottage living with our stunning bungalow, designed to provide warmth and comfort, it is your ideal cottage getaway located on the Muskoka River. The property boasts an open concept design which is light and airy, bringing in the beauty of nature indoors with our contemporary natural wood finishes and soft fabrics, and direct access to the Muskoka River with a large private deck and unlimited water activity options including fishing, swimming and kayaking, weather permitting. As you enter our cottage you are greeted by a bespoke mud room area with plenty of storage space for your coats, shoes, bags, and other seasonal needs. As you turn the corner you will enter our Great Room, designed with you in mind. With high ceilings and walls of windows, the beauty of nature and the warmth of the sunlight is brought in all day long, the open kitchen area allows you to never miss out on the action while preparing a meal for your family in our fully equipped chef inspired kitchen. With all new appliances and lots of counter space. The beverage bar includes everything you need including a kettle, coffee maker and coffee grinder and toaster. Directly below you will find a wine fridge with two temperature settings for both wine and beer. The cabinet space is in abundance so you will always have room to store your groceries and other non-perishable goods. The entire property has a water filtration system built in, but for your added comfort and peace of mind, we have also added a high-end water filtration system for drinking, located to the right of the large country sink. The custom-made oversized sofa allows all visitors to sit in comfort while relaxing or watching a movie on the 75-inch TV located above the gas fireplace. To add that extra layer of comfort, grab yourself a cozy throw conveniently located beside the fireplace. In the far corner you will find our reading nook, with two extra comfortable accent chairs and natural wood table, a perfect place to unwind and curl up with a good book and hot cup of cocoa. This also happens to be my favourite place to have my morning coffee and enjoy the sunshine as I look out of our wall of windows, or when I simply want to take minute to hit pause and reset. Directly outside the main living area you will find an extra-large deck that wraps around the rear of the property. The deck includes seasonal furniture, a high-end BBQ and plenty of room for your outdoor enjoyment. Let’s not forget the forest and river views and fire pit with Muskoka chairs that complement this outdoor oasis. Within the home, the Churchill dining table is elegant and extends to seat up to 8 guests. The wooden finish of both the table and chairs provides for the perfect quintessential cottage dining experience. Behind the dining area is our screened in Muskoka room, a place you are sure to seek out as your sanctuary and one of your favourite rooms at the cottage. It is quite literally the definition of bringing the outdoors inside.
There are four bedrooms in our cottage each with differing personalities. The main king has a grand headboard and is sprinkles with silver accents, premium bedsheets allowing for a cozy and gentle elevated sleep experience. The second king room is more rustic and captures the natural cottage feel with premium bed sheets and nature views. The queen room is fresher and brings the outdoor energy inside. The kids inspired room comes with two twin beds and a basket of toys to keep the younger members of your family busy. This room is also equipped with a TV to give them their own space to watch kid’s movie or to simply take some time away from the main family area. And because the simple things matter, all mattresses and bedding are premium to ensure a good night’s sleep. The cottage has ambient under floor heating along with air conditioning and ceiling fans. If desired, guests can use the gas fire for additional heat. The main bathroom has double sinks and plenty of space for toiletries. The sliding glass door shower and bath are the finishing touches to this room. There is also a powder room at the entrance next to the mud room.

1. No Smoking: Smoking is not allowed inside the property. Guests can smoke outside in designated areas. No Parties: The property is suitable for events based on prior approval by the owner. Please be mindful of noise levels to respect neighbours. Pets: No pets are allowed on the property. Should there be a need for a pet to be in the property please speak to the owner in advance. Maximum Occupancy: The maximum number of guests is 6 adults and 2 children. Respect for Neighbours: Please be respectful of neighbours by keeping noise levels down, especially during nighttime hours. The Township noise by-law applies between 11 p.m. and 7 a.m. and can be enforced for noises which disturbs the peace or other residents, including loud music, engines, and shouting. Damages and Missing Items: It is your responsibility to pay for any damage caused during your stay or the cost of any missing items – these will be billed at cost. Since this is a new property, we want to ensure all guests have the same luxurious experience. Security and Safety: The property has outdoor cameras for your safety. Please ensure all doors and windows are locked at night and at departure. A fire extinguisher can be found underneath the sink. Please make sure the fire pit is put out before going to bed. Cleaning Procedures: Please ensure the cottage is clean at departure. You are permitted to leave one black bag of garbage, compost, and recycling. Any additional waste should be taken with you when you leave the cottage. Parking: There is sufficient parking at the front of the house. Avoid parking beyond the large rocks as this is where the septic tank is located. No Illegal Activities: Please refrain from any illegal activities as they are strictly prohibited on the property. Environmental Considerations: As the cottage is off the grid, please avoid excessive use of water. Please also, turn off lights and appliances when not in use. Communication: Should you need to reach us please use the app where you rented the cottage. We will work to respond to any requests as soon as received. Please keep in mind that late requests may not be addressed until the morning. Things to do at see: When weather permits, please enjoy the dock. Water toys are available for use underneath the deck there are also life jackets. Again, participation in these activities is a choice and you do so at your own risk. Leave the cottage and take a sharp right. Walk to the end of the road and you will see a sign guiding you to the trail. Follow the trail right and in a few minutes the chutes will be right ahead.
