About this house rental
Enjoy your stay in this bright 2 bed semi-detached house in the historic town of Lewes, just 5 minutes from the rolling hills of the South Downs and the river Ouse. This cosy family home has a front and back garden, so you are surrounded by greenery, giving a country cottage feel. Beautifully styled with antique furniture and paired with homely decorations, the living area is very comfortable, with a wood-burning stove to elevate those cosy evenings.
The house is in a quiet and pleasant area of Lewes. Great access for walks. Only 7 miles from Brighton. Just 10 minutes walk and you are in the heart of Lewes, where there are lots of antique shops as well as the original Bills cafe, other independent shops, pubs, markets. Lewes has its own cinema, brewery and castle.

Ground floor
Living/dining room: Open plan living area with Smart TV and French patio doors leading to garden. If you fancy switching off from technology, there is a piano or some board games. Wood burning stove for those cosy evenings. Carpeted floor for warmth as well as lots of throws and cushions. Many house plants around!
Kitchen: Modern renovation, fully equipped with all amenities you’d need, pots and pans, crockery. A convection hob and electric oven, washer/dryer, kettle, toaster, dishwasher, microwave, fridge, freezer, cafetiere. Feel free to help yourself to teas/coffee and any food in cupboards. Vacuum cleaner, laundry powder all supplied. There are separate bins for recycling and waste.
Garden: This is the highlight of the house, with many flowers, shrubs and vegetables. Lots of birds and butterflies like to visit! Table and chairs, to enjoy a fresh morning coffee. Enclosed space. Vegetable patch can sometimes have some treats, raspberries or strawberries. Help yourself !
Entrance hall: coat rack and mirror. Separate outside porch for any muddy shoes or wet clothes.

Bedroom 1 : With a double bed and gorgeous views of the garden. Black out blinds. Antique solid wood, marble dresser with mirror - be gentle with it!
Bedroom 2 : Twin beds. A desk which can be useful for doing any work.
Bathroom: Toilet, sink, bath and shower.
All bedrooms come with storage and hangers. Spare duvets available too.
The house is fitted with gas central heating.
To make sure you can stay connected free Wi-Fi is available throughout the house
Quality bed linen, towels and loo rolls are included. Hair drier, iron and ironing board.
Well behaved dogs welcome (one dog per booking) however a £20 per stay supplement would apply. There is a small dog flap and please clean the dog when coming from a walk or the garden, to avoid mud stains on the carpet.
The house is a lovely place to stay with a homey feel, but just a reminder that it is a home so there may be some “lived-in” cracks and stains around.
Absolutely No Smoking.
We offer flexible check-in and check-out times, however where we have guests coming or leaving the same day we may apply usual check-in times after 15:00 and check-out times before 11:00.
There is a keylock box available so collecting the key and access anytime should be possible. You will need to return the key to the keylock box when you checkout. We require you to provide your arrival and departure timing to agree checkin and checkout times so we can coordinate with other guests. If you stay beyond your agreed check-out time you will be liable to pay for an extra night at your average nightly price.
The cleaning fee covers cleaning and preparation of the property for your stay as well as a set of fresh linen and towelling provided for each guest. This includes one set per your stay, should you require additional towelling or linen please request this or if you have opened a fresh pack even if you use only a few items there will be a charge of £30 per pack - each pack contains fresh linen, large and small towels.
Any sort of parties, gatherings or events are strictly not permitted, the property is for accommodation purposes only for the guests staying. This property is located in a residential area and guests are asked to refrain from excessive noise or any activity that would disturb
the neighbours. If it's been reported that there are any parties or events or noise disturbance then you may be required to leave the property immediately without the remaining nights being refunded. There is a charge of £500 if any evidence of a party, gathering or event at the property have been found exclusive of any charges relating to damages or additional cleaning costs to get the property in good order again. We trust you will respect the property and neighbours during your stay.
You are required to keep the place reasonably clean and tidy - no dirty dishes left over or excessive rubbish to be disposed of as this is not included in the cleaning charge. If the place is very messy or untidy or there is excessive rubbish to be disposed of then we will need to request an extra cleaning fee.
There is a strictly no smoking policy inside or in any outside spaces (which includes garden spaces, balconies, terraces or patios) belonging to the accommodation, if this policy is not adhered to a charge of GBP 150.00 will be applied
No pets are allowed unless shown on the listing as permitted or expressly agreed with the owner.
Lost keys, damaged keys or getting locked out will incur a charge starting from £100 for replacement depending on the type of key and time required or getting you back in the property if you have locked yourself out.
