Imagine waking up with your morning coffee, the sun glistening over the balcony overlooking beautiful parklands in the metropolis of South Brisbane. Our spacious 2 bedroom 2 bathroom apartment is now ready for your stay! Our apartment complex may not be newest around but it is definitely way bigger in size than units in newer apartments. Our location is also ideal. Just a stone throw away from the iconic Southbank Parklands and city beach and 5 min stroll away from all main transportation statio

What our apartment offers:

- 2 bedrooms and 2 bathrooms. Master bedroom has a queen bed and its own ensuite bathroom with a shower. Second bedroom has 1 queen bed and 2 single beds. Second bathroom has a bath tub and a shower and an integrated laundry. All linens and towels are provided!

- Large front balcony with beautiful park view.

- Huge rear garage roof top terrace at the back of our apartment. Perfect for BBQ and family & friends get together

- Fully equipped kitchen with everything you need to cook a nice meal and make yourself at home!

- Brand new smart TV and comfy sofa in our lounge room!!

- Separately air conditioned living in living room. (Bedrooms have fans only)

- In unit laundry. All washing liquid is provided at your ease!

- Single remote lock up garage that can park up to 1. (More parking spaces can be arranged upon request at a decent rate!)

NO PARTY RULES and QUIET HOURS

Our home is not suitable for parties and events. The neighbour will call either me, our local security patrol or the police if noise is excessive after 10pm.

Our quiet hours are 10pm to 8am on the second day! Thank you for your understanding and help in keeping a friendly and peaceful neighbourhood.

Check in instructions will be automatically made available to you no later than 1 DAY BEFORE your stay. It is a mobile app link which fits on iOS, Android, phones and tablets as well as desktop computers. We will provide you with 1 set of keys by default. If you require extra keys it is subject to availability. LAST MINUTE BOOKINGS

We usually need at least a day to arrange cleaning and inform our cleaners special check-in requirements. If you have made a same day booking, we cannot ensure you a 3pm check in. However we will try our best to accommodate your request, therefore drop us a message before you make a last minute booking and let us know your planned arrival time!

EARLY CHECK-IN REQUESTS

Unlike hotels, we do not have an onsite cleaning service and our cleaners usually make their schedule a day before. We have a standard check in time of 3pm which ensures that our cleaners have enough time to make our home nice and clean for your stay! If you need an early check in, please contact me at least a day before your planned arrival day and we will try our best to accommodate your request! Unfortunately we will not be able to guarantee any early check in request on the day of your arrival, thank you for your understanding in advance!

LATE CHECK-OUT REQUESTS

We understand that sometimes you really enjoy your time here with us and would like stay a little longer! However, we sometimes have guests coming to stay on the same day you check out and unlike hotels, we do not have alternative rooms for them! Therefore it is important that all late check out requests should be made AT LEAST THE NIGHT before your departure to ensure that our cleaners have plenty of time to finish their work! If you need to check out after 12pm, an extra HALF DAY rate will be charged through Airbnb and the payment must be made on and before the night you check out for your request to be approved. We will not accommodate late check out requests on the day of your departure. Without a late check out confirmation, our cleaner will commence their work at 10am and they will have access to our property for housekeeping.

STARTER SUPPLIES

We provide all our guests with essential starter supplies to make your stay more enjoyable. Complimentary supplies include: 1 set of bed linens for each bed, 2 towels per double/queen/king bed, 1 towel per single/sofa bed, 1 tea towel, coffee + tea + sugar + milk, 2 toilet rolls per toilet, 1 bath mat, 2 hand towels and shampoo, conditioner, hand soap, bodywash per bathroom. There are also a few other cooking supplies provided in our kitchen. Please note these supplies are not intended to last for the whole duration of your stay but are provided to avoid the need to rush to supermarkets immediately after your arrival. If you need extra supplies, please arrange with us prior to your stay to avoid delivery costs! If you would like to request mid-stay supply delivery, please contact us and we are more than happy to help!

Please make sure to book for the actual number of guests so that linens & towels can be provided for all!

HIGH CHAIR and PORTACOT

They are both available upon request at a cost of $40 which can be paid through Airbnb. Once payment is received, we will arrange them to be set up for you. We provide regular sheets to our cot and it will be made for you. It is also recommended that you bring your own fabrics to protect the sensitive and delicate skin of your baby!

Before anything else, I would appreciate it if you took a moment to read these house rules at the beginning of your stay and follow them. If anything is unclear, please contact me so I can explain in further detail to avoid any misunderstandings.

RULE 1: Please respect check in and out times.
❑ The standard check-out time is 10am. There are absolutely no exceptions unless arrangements have been made at the time of booking. For any unauthorized late check-out, a $50/hr late check-out fee will apply.
❑ Under no circumstances can check-outs be later than noon (12pm), as other guests are arriving and the space must be cleaned — Any unauthorized late check-out beyond this time will result to a fee equivalent to a day’s base rate without discounts (NOTE: This fee will not mean possession of the property for the day, this is the fee for over-staying for more than 2 hours without permission)

RULE 2: No parties or events allowed
❑ Strictly no parties allowed. Infringement on this rule will result in eviction without refund.
