Summary: Lakeshore Lodge is luxury nestled in the woods with abundant sunshine in the living room and views of the Goose Pasture Tarn, but less than 10min to Main Street, Peak 9 Base area, BreckConnect Gondola and lots more! Two ensuite bedrooms and a large bunk room, with multiple living spaces, make for a great home to share with friends & family. The Space: PROPERTY FEATURES: -- 3 bedroom/3.5 bath -- Sleeps: 8 -- Lifts: A 5 minute drive to the Peak 9 base area. An 8 minute drive to the BreckConnect gondola parking lot. There is no bus/shuttle access from this property. -- Town: A 7 minute (1.8mi) drive to town and Main Street -- Views: Forested, upvalley views with the Goose Pasture tarn visible through the trees. -- Hot Tub: Outdoor hot tub -- Outdoor Space: Large outdoor deck off the living room with great Southern views -- Living Room: Gas fireplace, large sofa, HD TV with apps (there is no cable) -- Dining: Seating for 8 at the table, and 3 more at the kitchen island. -- Laundry: Private in-home washer/dryer -- Parking: 2 car garage, plus outdoor parking (Regulations limit us to 5 vehicles on the property) -- No Pets/No Smoking -- Must be 25 Years of Age -- Air Conditioning: NO. Due to the mild high alpine climate, many properties are not equipped with air conditioning. GETTING AROUND: This home is located in the Lakeshore neighborhood. There is no shuttle service to this location, so guests can drive to the free parking lot on airport road or the paid lot right next to the Gondola. PARKING: We are allowed to have up to 5 vehicles parked at the house. Parking in Breckenridge is strictly enforced. To avoid towing or a ticket adhere to posted signs and parking allocations at all times. If you need additional parking for more cars, paid overnight parking is provided by the Town of Breckenridge in two areas of town, 1) south of town at the Stephen West Ice Arena and 2) north of town (also accepts RVs and trailers) at the Airport Road satellite parking lot. What to be aware of: - AWD/4WD may be required in Winter conditions, and is required by law on I-70 during a storm. - The front door has a Ring doorbell that is capable of video recording. That is the only location where there is a camera and it is not monitored unless needed for packages, snow plowing, etc. What You'll Love: - Beautiful property with amazing views and a mountain setting - Amazingly appointed & comfortable living spaces to make memories - Relaxing hot tub & steam shower after a day spent outside Short-term Rental Regulations: - No more than 5 vehicles can be parked on the property at one time - Maximum occupancy is 8 persons - 4WD/AWD is highly recommended in the Winter - NO PARTIES/EVENTS - Local short-term rental regulations require quiet hours outdoors after 9pm. Please refrain from being loud on the deck, or particularly in the hot tub. Neighbors can file complaints that are responded to by the local police and carry a $1,500 fine that will be charged to the guest.
