About this villa rental
This unique contemporary villa totalling 220 m², composes the main house with a very spacious living / dining / kitchen area, two bedrooms (both with en-suite), an office and guest WC. The adjoining annexe (ideal for older children) is composed of two bedrooms, two bathrooms and kitchen/living area which can be used as a large 5th bedroom.
The true magic of this home is its outdoor living spaces: over 100 m² of wooden deck with dining and lounge areas overlooking 2,000 m² of natural garden, planted with lavender, olive and fig trees (ready to pick in August!), a salt water pool, a pétanque pitch and table tennis.
The villa’s conveniently located at the foot of the old Mougins village (known for its art and gastronomy), a short walk from the boulangerie and bus to Cannes (15 min journey to centre). All other amenities (markets and grocery shops) are only a 5-minute drive away. The Valmasque forest and the lovely Fontmerle Etang can be accessed via a hiking trail along the Canal de la Siagne, directly from the house.
It has a maximum occupancy of 8-10 (plus babies, children over the age of 5 please) and would be perfect for a large family gathering or group of friends (but no organised parties please).

Living room: bright, spacious living / kitchen / dining with double-height ceilings, lots of lovely windows, large sofa, armchair, set around fireplace and TV (satellite, French & BBC news, Canal +, Netflix, Amazon Prime, Apple, own accounts required), DVD player, large speakers (can be cast through television). Board Games, books, toys also available – great place to chill with a movie or book! (note ; no A/C here)
Dining room: combined within living room with table and 6 to 8 chairs, perfect for casual dining – and why not let us organise a chef!
Kitchen: open-plan with island, looking out on to gardens and pool, very modern and well-equipped for cooking & dining with electric oven, microwave, gas hob, hood, dishwasher, fridge, freezer, kettle, toaster, coffee machine (Nespresso, Italian, French press). Plus, in downstairs basement drinks fridge, washing machine, dryer, iron and board.
Bedrooms: 4 in total, plus office-bedroom and annexe living room for further sleeping. First floor Principal with super-king bed (180cm wide), large TV, view over pool, large dressing room and en-suite bathroom. Ground floor with king bed (160 cm), fitted robes, doors to pool and en-suite shower. Ground floor office/bedroom with single pull-out sofa-bed and desk, door to outside/annexe. Within annexe on upper floor, with sofa-bed (suitable for 2) plus mezzanine deck with futon (140cm, ideal for teenagers). On same floor with king bed (160cm) and wardrobe. In addition, the annexe living room has queen sofa bed for further 2 people. All bedrooms have efficient A/C (not office), for comfortable nights’ sleep in summer.
Bathrooms: 4 in total and 2 independent WC’s. En suite to Principal bedroom with bath, rain shower, washbasin and WC. En suite to ground floor bedroom with large shower, washbasin and WC, view and door to pool & garden. Adjacent to office bedroom on ground floor, WC and washbasin. Within the annexe living room, with shower, washbasin and W/C. Within annexe on first floor (shared), large shower with body-jets & washbasin. Hairdryer available.
Other rooms: annexe has fabulous living room with queen sofa bed, TV, kitchenette with breakfast bar, oven, hob, dishwasher and fridge – ideal for those wanting own quarters like au pair or grandparents!
Outside: long driveway into large gardens with boule pitch and fabulous pool area - a natural outdoor living space with cactus, oleander and lavender along with other plants typical to the Mediterranean. Large decking area in front of house (west facing) partially covered with two bioclimatic pergolas (plus another long one at rear, east facing). Table and chairs x 6 (plus extra 4 folding) and lounge sofa seating area and cushions – a great place to relax in sun or shade! Shaded area between office and annexe has old olive tree & gas barbecue, and small 2-person table and chairs. Large garden to the rear has beautiful fig tree and meadow! Garden will be equipped with non nocive anti-mosquito traps. Ping pong table available! Parking for several cars and domestic plug available in garage for electric charging.
Swimming pool: installed in 2022, salt water, 10 x 4 x 1.5 deep, secured by pool alarm, 10 sun loungers available – enough for all!
Internet: fibre Wi-Fi available for your devices.
Baby facilities: cot available upon request – please enquire about local hire company for other.
Bed & bathroom linen: included in rental.
Gas & electric: included in rental. We ask to use sensibly please.

About the local area
Local boulangerie and restaurant can be found within 5 to 10 mins walk, with others just 5 mins by car in the beautiful old town of Mougins. For supermarkets, 5 mins drive away you’ll find a Carrefour Market, Grand Frais, Super U and within 10 mins a Monoprix. For even more choice it’s a 15 min drive down to Cannes.
Local markets are held Tuesday and Thursday mornings in Mouans-Sartoux, Friday morning in Valbonne, and every day Cannes Marche Forville! They offer an amazing array of olives, flowers and fresh local produce.
Sporting activities in the area are abundant – there are tennis courts in Mougins (5 mins drive) and Paddle Ball courts at Tournamy, Mougins. For swimming Nautipolis Swimming and Fitness Center is just 15 mins away in Sophia Antipolis. For tennis the famous Mouratoglou Professional Tennis and Fitness centre is 15 mins at Sophia Antipolis. A variety of golf courses are 10 min to 30 mins away - Mouans Sartoux St Donat, Mougins , Opio, Mandelieu and Biot. There's a variety of indoor activities for children and a fitness centre Mougins Acti Park. In addition on the coast there's sailing, diving, fishing, water sports, jogging and rollerblading to name but a few! You’re also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular. In addition the Estérel mountains for hiking and breathtaking views.
Beaches can be found just 15 mins drive away in Cannes, and across the sandy bay to La Napoule and Theoule.
The ski stations of Greoliere, Valberg, Isola 2000 and Auron are between 1- and 2-hour’s drive if you fancy a couple of days winter sports!
Getting around is very easy from here. It’s a 5 min walk to the bus stop ‘Qui vend bon’ where you’ll find buses direct to Cannes, Valbonne, Mouans Sartoux and Mougins village. The train station to Grasse, Cannes, Antibes and Nice can be found at Mouans Sartoux.
Sightseeing is endless; Mougins Village - an artist’s hub and famous for its excellent restaurants; the perched village of Gourdon has amazing views, St Paul de Vence is a famous tourist spot, we love the charming village of Biot, and more inland there's Le Bar-sur-Loup, Grasse and Valbonne,. You have the famous town of Cannes with its restaurants and yachts in the Port, a stroll along the seafront Croisette and the views and restaurants of the old town Le Suquet. If you have time it’s also possible to cross the border to experience the flavour of Italy!
Other entertainment includes shopping, the casinos & nightlife of Cannes, boat trips, cinemas, wine tasting, helicopter rides, or just good old relaxing on the beach!
