Location was great, room with sea views and very close to the lanes with shops, bars and restaurants. Hotel was a little tired around the edges and could benefit from a make over.

If you book the family room, be aware that there is a step right after you walk in. My elderly mother fell twice, hitting the bed as she landed on the floor. Aside from this, the breakfast is excellent and the location is great.

The hotel is located at the sea front and I got a lobely view of the pier and the sea! The interior is a bit tired apart from the bath, which was lovely! Bed was comfortable amd if I wasn't busy, I would have requested a late checkout, which is offered for extra charge. Tea, coffee, hot chocolate selection amazing! Free wifi in the room and hotel. Pool is also available, but didnt get a chance to use it. Other amenities like iron, ironing board and blowdry all can be found in the room. The only negative is, the hotel, because it is quite old, has creeky floors and I could hear people walking around.

Love staying here in the apartment needs a lick of paint etc

The lady who cleaned the apartments deserves a rise. She works very hard and does a great job

We stayed in the ‘apartment’ which is across the road from the hotel. It was fine, basic and functional but noise from the street into the early hours, banging sash windows from the wind and curtains that didn’t cut out the light. With ear plugs and eye mask it would have been fine. Pool, sauna and steam room were nice and breakfast was very good. We had a short wait for breakfast as it was full and a very rude waitress but reception apologised for her behaviour and promised to address it. All in all, we’d probably try and stay in the main hotel if we came back. Location of the hotel was perfect on the seafront and price wise it was reasonable for Brighton. Luggage storage area and use of leisure facilities until 5pm on day of check out was an added bonus.

Excellent stay, the room was comfortable and clean; the staff were so friendly and approachable. The pool and sauna areas were lovely, far better than the photos actually show them to be. We would definitely book again.

We satyed for one night in September 24. The service & people was good. The room was comfrotable and the sea view was a treat. Overall the hotel could do with updating the decor within the rooms. It is looking tired.

Went with my disabled Wife and a small dog, paid £25 pounds extra for for the his stay, received nothing in terms of dog water bowls and little perks and comforts. Had to eat our Breakfast's and main meals inconveniently up a small flight of steep stairs and in another room, not nice when your on holiday being isolated from other guests like a pariah. Very disappointed.

Parking is the issue - be prepared for £40 for 24hours in the Lanes car park - or a 15 minute walk !!

The room was excellant and leisure facilities were very good. The hotel as a whole needs refurbishing ie.around the windows it seemed a bodge job. Also mastic around the basinss needs remasticing. Value for money very good.

Very clean but some areas could do with refurb, room we were in did not have square pin plugs near bed still on round pin. Nice choice for breakfast and convenient for walking to pier and town. Unfortunately next to club so bit noisy in room we were in until late.

Hotel is in a good location but the parking is expensive, rhe room had a good view of the pier and sea, which makes up for it, good breakfast and good food in general. Would stay again, but for the parking, a parking subsidy would be nice

We had an amazing stay,very calm.
Breakfast was good.
After checking out they also gave us the opportunity to stay all day for the gym and pool.
Definitely recommend and will be foing back again.

The hotel staff were friendly, efficient and helpful. Our room had a sea view, which was a lovely way to start our day.
The only complaint we have is that the WiFi in Room 209 was very weak and we frequently lost signal.

Really friendly and accommodating staff who had clearly read that I have mobility issues and had allocated the room accordingly. Room with sea view was spacious and clean. Breakfast was excellent. All in all a lovely visit, I will certainly book again in the future!
