The staff are super nice. I think the owner's son, who manages the place, actually lives in a private apartment on the property. But the building is really old and the rooms are more like dug-out caves, designed specifically not to allow any sunshine in. I found them dark, dingy, and depressing, with a musty smell that I couldn't get rid of. The roof leaks into the room when it rains. You need to wear shoes or sandals in the room because of nails/screws that are used in the wood-plank flooring.
Location is fairly decent and near attractions and the mercado. If you are patient, you'll eventually get hot water in the shower. Community kitchen is OK but could use more of everything. Internet is unstable but sufficient for personal use but not for work, at least in my experience.

If you need some nice place to stay, it's really great and near to the city center. You will find here replies for all of your questions :) as well as some maps and advised. And what is most important: you're part of family, not just a hotel quest. Very nice ambiance and original peruvian place.

Gonzalo, the owner is very helpful and accommodating. The location is three blocks away from the city center and one over from street full of food and other establishments. We enjoyed our stay. The house is an old charming home and Gonzalo explained the history of the house itself.

The owner granted me an early check-in. However, the room wasn't the one I had requested. In fact it was located in a different premise, in another street some four or five minutes walk away.
This clean room was none too secure, a makeshift locking system was all that secured the door.

The owners are very friendly and accommodating. They met us on arrival at 5am and let us into our room. They also stored our bags for us while we did the Colca Canyon.

We enjoyed our stay here. Beds were comfortable, walking distance to everything, good wifi, early check in, nice owner. One minus thing is the hot water. We did not have hot water the first night we stayed. Other than that I highly recommend this place.

Clean bathrooms and toilets. Very friendly owners. The evening I stayed there, the wife of the owner heard me coughing, so she made me special herb tea, without me asking for it. That was sweetest thing. And it helped me.

That said, once inside you realise it's a privately owned house with several rooms on the outside with shared bathrooms. Bare in mind this is a B&B and not a hotel. The owner is Gonzalo, a wonderful and welcoming man. He will help with any issues you may have and give advise to where to go, what to do, etc. Morning breakfast is included - coffee/juice/toast/etc. Not a lot but suffice (i was happy). For a very small fee Gonzalo drove me back to the airport to catch my flight (he may not be able to do this every time i suspect as I flew out on a sunday). Overall, a very pleasant experience. ps. the beds are actually very comfortable!
