A very nice place to stay. It is situated in a quiet neighborhood and felt like a bed and breakfast just without the breakfast on site. Breakfast was offered at a sister location a few miles away if we wanted it for $20. The room was nice and the bed was very comfortable. It was located about 17 miles from Bryce Canyon National Park.
My only complaint was the check in process. Since there is no front desk, I had to call the number on my reservation to ask how to access my room. I was advised by a Dave on the other line that I had received an email with my room number and the access code to enter. I checked my email several times and I did not see any email from the day before. He told me to keep checking. Keep in mind that it was cold and dark at this point and I really wanted to get into my room. Finally, I just asked him to resend that email which he did and still did not go through. Then I just asked if he could just give me the room number and code over the phone which he hesitated to do but did so anyway. It seemed like Dave was being bothered when i legitimately did not receive the email with my room information. Why did I have to suggest resending the email or asking him directly for the room info? He was just not very helpful and seemed like I was disturbing his evening. Nevertheless, I was able to access my room and had a good stay from that point.

Didn’t come with free breakfast, not even coffee! While there was internet, the tv had no cable channels but had a Roku where you could get into your own subscriptions. Lastly, the room had no air conditioner, only a fan. May not be adequate for the summer.

Difficult to find in the dark.Don't confuse with their other property that is a B&B. They offered a $20 pp breakfast if we want to join them.

Apparently brand-new B&B (but without the second “B”) in Tropic, a 15 minute drive from Bryce NP entrance. Room was very clean and comfortable but be aware that there is no servicing of the room. This became a small issue with garbage removal and need for clean towels after a few days. Zero interaction with the staff. We had a broken bedside light that needed repair but got no response when we reported it, so we put up with the overhead light for nighttime reading. Minor gripes. We would stay again.

The room was very well appointed but got warm in the upper level room. Even using the fan it was warm. Would have left the patio door open but the screen was torn so worried insects might come through.

Don't understand why it gets high rate in internet. We don't like the location at all. it is remote and isolated. there is pretty much no service. The room looks cheap and is smell bad. Overall, the price and value is not proportional.

Room on 2nd floor, no elevator for luggage.
Room was hot, as central a/c was off. Turned on only after we complained.
Had to call for coffee. TV operation was complicated, and help was quite reluctant.

Great option for visiting Bryce Canyon National Park. Very clean. Comfortable bed & pillows. Balcony has a great view and lets in a wonderful breeze.

Driving into tiny tropic and navigating a few turns through a rural tiny Utah town our first impression was “where are we staying?”
It’s not on main st but the room was perfectly nice, the family that hosted us was polite and sweet and the neighbors driving by in their flatbeds and trucks all waved and smiled. Gotta love Utah.
Don’t let the off highway location deter you. Perfect for us as overnight Bryce Canyon travelers.

It’s a tiny ranching town, but location to Bryce Canyon was ideal and the drive on route 12 to escalate grand staircase and capitol reef is not to be missed.
