We loved this place! It was recommended to us by an old friend. He said it was a must do so we did it! Our bedroom overlooked the Piazza. There was a wonderful rooftop terrace. The host and owner. Felipo met us every morning and took us to a café cappuccino and fresh juice and pastries. Clean clean, clean Filippo and his housekeeper Sarah were So inviting and helpful.

The host helped carry our bags up a couple flights. The room was clean and cozy. It had an amazing rooftop. The owner treated us to pastry and coffee at a nearby cafe. He also joined us for pleasant conversation and tips where to visit while in town.

If you encounter issues in your travel, don’t expect any accommodation or hospitality from the staff.
We had intended to arrive by 8pm but ran into trouble along the way and our arrival time was pushed to 9:15pm. The host said he would not let us arrive late because he was tired and that we would need to book another place to stay with no refund.
He was very rude and our experience dealing with him put a cloud over our trip.

Filippo is an excellent host who takes personal interest in ensuring his guests have the best experience. He walks you to the local cafe each morning for a coffee & croissant for breakfast, walked us to bus stop & tickets for bus to Hadrians Villa, and recommended 2 great restaurants and got us the best table at Sibilla restaurant right under the temple - fabulous way to end our trip in Italy! Tivoli is a lovely ancient town.

Property is nicely situated inside Tivoli village and thus an old building but Filippo did a great job of room remodel. The room was nicely updated with modern utilities and clean. Filippo was a great host but what was super is he got us into the nicest restaurant in Tivoli called "Sibilla." When we walked into the restaurant the hostess said; sorry they are sold out for the evening....so we mentioned Filippo made a reservation for us and we were immediately swept off to one of the nicest seats in the restaurant! Fantastic views in very close proximity to ancient ruins.

Super clean room and bathroom overlooking the square, in a central location with a patio terrace available on the rooftop. Filippo is a very attentive host and nothing is a problem he is easily contactable and was always happy to help with any questions and information we required. We had a very pleasant two night stay and would recommend the location. There are two flights of stairs to the Royal bedroom and an additional flight to the rooftop as is the case with a lot of properties in this area so you have to be mindful when booking in Tivoli if you have any mobility problems. Filippo kindly offered to help with our luggage.

Filipos place is perfect for a stay in central Tivoli. And to stay in Tivoli is necessary. Filipo took great care if us. Think a family hotel, this is it.

Incredible. Cannot wait to go back. Staff was spectacular, made solo travelling feel easy and relaxing. Perfectly located, walkable and well situated for all dining experiences, nature hikes, exploring local attractions, and more.
It was so enjoyable here I made sure to spend my last night in Italy at the Regina Tivoli Centre and taxi to the airport in Rome first thing in the morning so I could have one more day and meal in Tivoli! Thank you again to all those involved.

Incredible stay. I loved this place and the hospitality so much I came back for a second trip later the same week! Filippo made things so easy and comfortable, especially as I was travelling solo.
Starting with some brief history of the building at check-in and buying me a coffee and pastry on my first day, ensured I had a dinner reservation for one of the top restaurants in the area, and had a lovely staff member Sarah walk me to buy bus tickets and accompany me to the station to ensure I caught the right one to see some local attractions. On my last day there were some issues with the trains and he was very responsive to questions I had, and ended up coordinating a taxi for me with another local hotel owner. Marco was lovely and made getting to the airport easy and stress free.
The hotel itself is located on a Main Street with a lovely market and events happening through the week, which can be a bit noisy but usually not for too long into the night. The room was well kept, comfortable, and everything I needed - plus there was a gorgeous rooftop terrace I often had to myself.
Truly a perfect stay in a spectacular town. I had my best meals here. Everyone there is so lovely, I can’t say enough kind words about my experience. I cannot wait to come back.

This property was wonderful. Our host, Filippo, made our stay so easy and enjoyable. He gave great recommendations and walked us to buy bus tickets and to the bus stop. Tivoli was better than expected and Filippo showed us every kindness.

Fillippo made our stay in Tivoli so much more than you would get in an ordinary hotel. He gave us restaurant suggestions and suggestions on what to visit in Tivoli, including the times of day when sights are open. The room was recently remodeled, but in an old building that had been in his family for generations. Like many old Italian village homes, there is no lift, and there are stairs. Please remember to call or email Fillippo a day or two before your arrival so that he can be there when you arrive and you will be well cared for. Fillippo was a highlight of our trip.

Very nice location on the main square right next to a church - yes you do hear the bells but they don’t ring at night. Extremely clean room. BUT it’s a small operation (only 3 rooms) and we were there in the off season and the owner (Phillipo) made things pretty awkward. He met us on the street and helped to carry my wife’s luggage up the two flights of stairs. He then pushed us (hard) to eating dinner at a restaurant he suggested. Then strongly urged us to stay another night (we only booked one night and did not go to Hadrian’s villa). The next morning he took us to a nearby cafe and bought us coffee and a pastry (since it was advertised as a bed and breakfast) then the strong arming started again for us to stay another night. We firmly said no, then asked him to call us a taxi to take us to the train station. He they walked across the square and got his friend to drive us to the station for 15 euros, meanwhile pushing us to have his friend drive us all the way to our next destination (Cortona) for 150 euros vs 34 euros for the train. We took the train and were glad to be gone.
