Located in the heart of the famous wine region, it’s close to top attractions, beaches, and acclaimed restaurants. Enjoy the comforts of an in-home cinema, pool table room, and a spacious upstairs living area that overlooks the picturesque surroundings. Escape to the country or embrace a sea change - you decide!
The Space:
This exclusive family home offers an idyllic setting for stargazing and enjoying the natural landscape. Please note this is a rural property - which means there's animals and spiders/cobwebs and a little bit of dirt can be unavoidable.
| Architectural Elegance: Featuring rammed earth walls crafted from local materials, big open windows with high ceilings and a different view outside every window.
| Living and Dining: An open-plan area perfect for relaxation and socialising.
| Entertainment: WiFi, Netflix, a cinema room, and a rumpus room with pool table perfect for a wet day inside.
| Outdoor Living: A large balcony with BBQ, expansive garden, outdoor dining, and 10 acres to explore.
| Kitchen: A fully equipped gourmet kitchen with two ovens for the perfect Sunday lunch.
| Working remote - Comfy study set up ready for those emails you forgot to send.

Guest Access:
Guests will be provided with access to the gate via their mobile number. A seperate code will be provided for the front door. The front gate is monitored for security purposes. Guests will need to provide the the number of cars expected to access the property to avoid any confusion.
Guests have access to most areas of the home. We kindly ask that you do not use the fireplace, avoid areas signed to keep out on the property, or opening any locked cupboards or doors, which are reserved for the owner's use. We appreciate your cooperation in respecting these guidelines. This is a rural property and these precautions are put in place for your safety and comfort.

Need to check in early or leave a little later? Request an early check in or late checkout closer to your arrival date. Subject to availability. Fees apply.
Should you check in earlier or check out later than agreed times additional charges will apply, up to the nightly rate.

Knowing where to start and end your day will be a challenge as there's countless things to do in the area.
Wineries:
Pt Leo Estate, Paringa Estate, Trofeo Estate, Montalto, Ten Minutes By Tractor, Polperro, Foxey's Hangout, T'Gallant, Main Ridge Estate... the list of well known wineries in the area is a mile long and never disappoints.
Beaches:
Explore coastal regions or walks like the Red Hill rail trail, Pt Leo, Flinders or follow the windy roads through to Cape Schank Light house.
Activities:
For the kids there's strawberry and cherry farms, Arthurs Seat and the Eagle Chair, Mazes, Adventure Parks or maybe a surf lesson in the calmer waters of WesternPort Bay.
A short drive through the countryside will see you at the Peninsula Hot Springs and the crystal clear beaches of Port Phillip Bay.
Getting Around:
A vehicle is recommended for navigating the secluded, picturesque surroundings. The gravel road leading to the property ensures peace and privacy, allowing you to unwind completely on your drive into the property. It is regularly graded so small cars are usually more than fine to access the property. Drive slowly and keep left to accommodate narrow roads, and watch for the odd kangaroo or wallaby - especially on sunset.

A $2,500 Bond is charged for non-airbnb bookings.
House Rules:
To ensure a comfortable and respectful environment, please adhere to the following house rules:
1. Every group must sign a terms of agreement for the booking as sent by Peachy Properties
2. For non-airbnb bookings, a security deposit will be required prior to check in. This will be charged to your nominated credit card as a Pre-Authorisation which will be released after you check out.
3. Absolutely no parties or unapproved gatherings at any time
4. Loud music cannot be played at any time to maintain good relations with neighbours. Fines may apply for disturbances. The property is monitored by Noise Alarms.
5. No "schoolies" bookings accepted. Please respect this policy.
6. Bookings from groups under the age of 28 are not permitted
7. Smoking is not allowed inside or outside the property
8. Only the number of guests specified in your booking is allowed at the property unless prior approval is given.
9. Being a rural property, this property requires shoes off before entering. This prevents unwanted damages and extra cleaning from mud coming inside.
10. Strictly No PETS.
For non-airbnb bookings (there is a refundable security bond of $2500). Breaking house rules can result in Bond being charged.
Suitability:
This home is designed for adults and older children, as its layout and features are not suitable for children under 6.
Parking:
Two covered parking spaces are available at the house, with additional off-road parking in the driveway and nearby sheds.
Rural Charm:
This property is home to a variety of native flora and fauna. While encounters with kangaroos and other wildlife are part of the rural experience, please admire them from a distance and remain calm and quiet.
Safety:
The grounds are uneven due to rabbit burrows. There is a covered well marked with a “Danger” sign and other areas that require caution. Please heed all safety signs to ensure your well-being.
