About this villa rental
The villa is designed in a modern Cypriot style with flowing porcelain flooring and added marble tops. It is built in an elevated position, some five minutes drive from the beach, and offers uninterrupted and spectacular views of the Mediterranean and the Famagusta coastline. This villa is absolutely superb. It is positioned in a secluded and sought after area only five minutes drive to the beaches and Paralimni Town Centre. A car is however a necessity.
It offers three upstairs bedrooms (two super king rooms + one twin room with small double beds), which are all en-suite. The fourth bedroom located on the ground floor is a twin room with two small double beds and an adjacent shower and toilet. This is also perfectly suited as a second lounge or play area when trying to accommodate smaller children.
The lounge is fully equiped with a 50 inch plasma TV, SAT TV and cinema surround/DVD. There is also a Sony Playstation 2 with a selection of games. FREE unlimited Wi-FI is available for all guests to use during their stay. The kitchen is fully furnished with all utilities, such as a washer, tumble dryer and dishwasher. It also benefits from twin fridge/freezers, twin microwaves, twin ovens and dining seating for ten people with audio entertainment system. All rooms throughout the villa are equipped with air conditioning that is free to use.
The exterior facilities include a solar heated rim-flow swimming pool with the option of being heated via a boiler system subject to an additional daily charge, a Cypriot-style spit barbecue, sheltered area with table tennis table, sun loungers, table + chairs for eight persons, outdoor rattan lounge area and first floor terrace with table/chair set for taking in the sunset over the mountainous coastline and sea views.
Things to do: Protaras is by far one of the most popular destinations in Cyprus! It is renowned for its lovely beaches and clear azure seas. The town is situated on the narrow coastal plain that stretches from Cape Greko up to the east regional town of Paralimni. The location is probably the site of the ancient city-port Lefkolla where a multitude of Greko-Roman artefacts have been found.
The modern town of Protaras, though quieter than Agai Napa, is full of quality restaurants, shops and bars. Large, shallow, sandy beaches boasting amenities such as water sports and on-beach cafes and restaurants provide for an Mediterranean experience in the small town of Pernera Bay. The coastal roads originating from Protaras offers excellent pedestrian/cycle route which provides easy access to beaches in that area.
Attractions: The Prophet Elias Church is a must see when visiting Protaras since it is well renowned for its spectacular views. It is a small chapel built on a rocky outcrop. The church was recently rebuilt in 1984, but was erected on the foundations of a much older ruin. There are 153 steps up the hill, but it is well worth it!
There are two small fishing havens, one at Pernera and the other closer to Paralimni. These are protected by limestone breakwaters and are home to small fleets of brightly coloured fishing boats.
The rocky coastline of Agia Napa consist's of a series of small headlands and semicircular inlets up to Cape Greko, about 4 miles from the town. The area is a designated National Forest Reserve and there are several interesting nature trails and a picnic site in the area. The natural vegetation of the Cape consists of wild thyme, carob trees, juniper, and thorny gorse.
The views are incredibly impressive, as are the rock formations and marine terraces of the Cape. The Cape is home to the ruins of the temple (dedicated to the Goddess of love, Aphrodite).
The Palaces (original rock formation sculpted by the sea over a long period of time) offers an excellent location for swimmers. It is a spectacular diving location. Swimmers can dive off the rocks into the crystal clear water.

Lovely spacious villa easily able to accommodate our family of five with room to spare and well equipped throughout. Booking with Celia was very straightforward and communication was excellent throughout. Paul the local manager was very friendly and accommodating and we had a fabulous holiday. If we are in the neighbourhood again this will be our first choice without doubt.

Once again, the perfect holiday. The villa is spectacular. Paul was very helpful and a n absolute gentleman. If anyone needs a taxi from there, ring petros, he’s a legend.

For the price I thought that the property was in need of some tlc
The villa was very spacious for our family of 6. Sadly my husband had a bad fall on the second day of the holiday. The area where there are table and chairs is on tiles and when wet becomes an icing rink extremely slippery. I think something needs to be done about this. The leather settees are in need of repair as they are badly split. One of the shower rooms ceilings need to be fixed as some of it is falling down. The villa was advertised as having a table tennis table which we could not use as it was broken, although Paul the manager did try and fix it. The table is placed in front of the garage and as it was windy we were unable to play suggest the area is screened then it would be more useable. We did enjoy our time at the villa and the pool and the house was extremely clean we just thought that for the money the villa needs a bit of work on it to correct some issues.

Fantastic villa giving us a wonderful family holiday.
We have just returned from a ten day stay at Villa Amani. The villa was beyond our expectations, well equipped, and excellent location. We are a family from eight years old to grandparents and it suited all. You need a car but everything is not more than a few kilometres away. We have rented many villas over the years and have to say this swimming pool was the very best. As we were late October into November we had the swimming pool heated, although the days were wonderful weather it cooled down at night. This made it possible for all of us to swim daily with the younger children swimming and playing for hours in the pool.
From booking the villa to handing back the keys at the end of the holiday
Daryl and Paul made everything so easy for us, nothing was too much trouble, our thanks go to you both. We hope to come back one day, or maybe to one of the owners other villas as I understand all the villas are of the same standard. Thank you so much, kind regards Peter Evans

Great Holiday
We stayed with the 8 of us for 4 days in the villa and we had a lovely time. The villa is spacious, clean and the pool + everything else outside is great. Thanx again Paul for the warm welcome and the good communication!

Superb and Spacious Cyprus villa rental
This amazing luxury villa was just as described in the listing.
Our family of seven were easily accommodated in this modern and spacious villa, which was set on a peaceful unmetalled road just a 5 minute drive from Protaras.
We were met by the property manager who showed us around and ensured that we were familiar with the appliances and electrics.
The 1 downstairs and 3 upstairs bedrooms were large and airy with adequate storage and each with its own bathroom , one also having a bath.
There is a safe in one of the bedrooms.
All bedrooms had air conditioning units and the master bedroom had a large balcony with patio furniture.
The living room had ample seating for us all and a large television with terestrial and some satellite channels. There was also free internet access available. There are three air conditioning units keeping the room at a comfortable temperature.
The open plan living room opens to a dining area with a dining suite and sideboard with a hi-fi system.
This opens onto a spacious central island with seating in the modern kitchen.
Two ovens, microwaves and fridge/freezers, a ceramic hob and sink along with plenty of cupboard space, crockery, utensils and cookware made it easy for the whole family to use the kitchen together.
Around the back of the kitchen behind a dividing wall there is a utility area with washing machine, sink and ironing board.
The furnishings were comfortable and all the rooms were clean and maintained to an adequate standard.
A useful and shaded terrace with seating and a coffee table is just through the sliding patio doors.
A second patio door leads to the side of the villa where a useful washing line is situated.
The outdoor pool is perfect for families, not too deep and warm enough to cool off in the hot temperatures.
There are 8 loungers and an outdoor dining table and chairs and the bbq is easy to use and meant we had a great al fresco meal on evenings in.
There is also a full size table tennis table and inflatable pool loungers to keep the family entertained.
The entrance to the villa has electric gates, providing privacy and security. The driveway and side of the villa ensure there is plenty of parking space and the gardens are neat and attractive.
There are ample sandy beaches in Protaras and in the nearby and quieter resort Panera. In Protaras we loved Lemongrass and the Greek restaurants. Lots of bars with live acts too.
We would highly recommend this property to friends and family.

Perfect peace and relaxation
I have just returned from a 2 week stay at villa Amani and if perfect peace and relaxation is what you are looking for then you need look no further. The villa is exactly as advertised infact the tranquillity is probably understated . It is spotlessly clean and luxurious with a lovely modern kitchen , very comfortable beds and a large fantastic pool all of which are very well maintained . You will want for nothing , everything has been thought of for your convenience . The booking process through Daryl at Millbrooke was very simple , the directions supplied were accurate and the customer service on site was second to none . I would definitely recommend this property to friends and family and would love to revisit myself in the not too distant future . Our only minor criticism would be that we found the sun loungers although fully functional not very comfortable . Apart from that it's 5 star all the way

Great property inside and out. Cold pool.
Amani villa is a perfect layout for holidaying, with a single large open plan diner/kitchen/lounge, which opens out onto the pool area. This is ideal as everyone is effectively together all the time; no one stuck out of the way in a separate kitchen. The villa is very well appointed, with large comfy beds and quality furnishings. The location is good too, close to supermarkets, as well as touristy Protaras and Agia Napa. You must have a car though, as there really is nothing within a 40minute walking radius.
The selling agent Millbrooke, as well as the managers in Cyprus were very friendly, useful and responsive.
A couple of downsides for us were:
1. We travelled in shoulder season, October, so a primary reason for choosing this villa was that it was advertised as having a heated pool. Unfortunately this isn’t entirely true. The heating is a passive solar heating, rather than an active/powered heating. Despite full sun most days, the pool at this time of year was very cold, significantly lower than the sea which was lovely by the way. The kids still went in the pool a few times a day, but they literally had to come out with blue lips after 30mins. Adults went in once and never again. We stay in Cyprus a lot in October and always choose a heated pool, so it was a disappointment to discover this was not proper heating. This obviously isn’t much of an issue in the height of summer.
2. No Wifi/internet. It’s a shame that a villa so highly spec’d in furnishings, TVs, consoles etc doesn’t have internet. In this day, I see it as a must in a holiday villa for things like being able to check opening times, directions, restaurants etc.
3. Showers were great pressure and temperature for an individual, but the water pressure prevented more than one shower at once, so for a large capacity family like ours, it makes shower time quite prolonged.
Overall I would recommend this villa, but would not go again outside full summer due to unheated pool.

Fantastic Holiday
Absolutely Fantastic Villa all bedroom have access to own bathroom . The meet and greet was great really helpful. with tips on restaurants etc Places to go.
The booking through Millbroke properties was perfect weve never received so much help and information as they provided..
Do need a car as its not on the main bus route but is handy for nearby villages and stores.
Swimming pool was large enough and shallow at one end for kiddies. Table tennis was goo to have .

Spectacular Property
We booked an 11 night stay for a family holiday. We looked at the pictures and were confident it was a nice place not too far from the things we needed. We prefer a little seclusion but still want the choice to go to beaches etc. From the start the agents were brilliant the organisation effective and friendly. We arrived late at night around midnight and our first impression was awe - this is a substantial and imposing Villa. The house was immaculate everywhere and we soon came to realise that this is entirely down to the Cleaning/Admin team Ian and Anne who are on hand to advise and prepare the property for your visit. The furnishings are lavish, the open spaces are large and roomy (way bigger than the pictures suggest). The Pool was clean and a very good size (important to us). Two of the rooms have twin beds and whilst of good size better suited to children and perhaps a two family arrangement than 4 couples. The villa is close to everything, supermarkets within around 3 km's Protarus the same. Ayia Napa about 7km. Very close to Waterworld and Nissi beach (recommended) and of course Fig Tree Bay. If i could find anything at all negative to say it would be the floors are slippery when wet. This is a grand place to say which shows the owner is devoted to and cares about its upkeep. There is a team Paul the pool guy who gave us restaurant tips and the Solar Panel's were checked also while were there. The check out team were kind and accomodating and it all works very well. All in all the location, villa, service surpassed our expectations by some degree and i would urge anybody viewing to strongly consider booking (but not too many because we will likely go back. The owner has several other properties too all seem lavish and having seen this one i would be assured about the others. My advice if your thinking of Cyprus just book this we had a wonderful holiday here.

Amani Villa
There was four of us staying at this amazing villa, myself, my husband and our two teenage children, you could quite easily have two familys of four very comfortably.
The villa was emacculate and very well presented, it was like home from home, we did not want to leave, well equiped kitchen with dishwasher and washing machine, two ovens nad microwave, we usually go out for dinner on our holidays but this was not the case with this amazing villa as it was so comfortable, the pool area was huge, very quiet surroundings so very relaxing, the beds were also very comfortable.
A must for a growing family is numerous bathrooms which this villa offers (so nobody was annoyed for not being able to access a shower).
Anyone who is thinking of renting this villa will be exceptionally suprised and happy with this outstanding property.
Short drive to local restaurants and shops, will definately return to this one off villa.
Also Millbrook lettings were amazing and very helpful with any questions, directions etc.

Peaceful luxury
This villa is very luxurious. It is kitted out with every conceiveble gadget to make it a home from home and thus an enjoyable holiday - eg flat screen TV's, bluetooth sound system, playstation for the kids complete with a good variety of games, etc. The lounge area and patio area around the (quite superb) pool is very spacious and could easily accommodate two families of 4 without feeling in anyway cramped at all. In fact, it will prove to be much bigger than most people's main residences. The standard of finish is superb, particularly the bathrooms and the owner is fastidious in this respect and it shows. The kitchen is very well equipped for family meals and there is a very large dining table in addition to a kitchen bar table with stools (which most visitors will most probably use anyway). The beds are extremely comfortable and there is plenty of storage and wardrobe space for an extended stay if necessary. I particularly liked the slightly remote location as it proved to be very quiet and ideal to get away from the day to day noise of modern life. It's very quiet - there is no main road noise and it's not under a flight path; things we often forget to look out for when booking a holiday. There is even central heating fitted if you wanted to go there out of season - something you won't find in many such villas in Cyprus. Overall, an exceptionally clean, well maintained, outstanding property. Some excellent local restaurants too.
