'Hopetoun Grande' is a bright, spacious and fully refurbished three bedroom apartment with great big Georgian windows and high ceilings right in the centre of town. Within walking distance to the Playhouse theatre, high street, Botanical Gardens, train station and tram.
An elegant apartment with a vast area of 180 sq.m/2000 sq. ft. situated on the third floor of a beautiful Georgian building located in the heart of Edinburgh City. Completely refurbished in 2015, this large penthouse offers 5-star self-catering accommodation in one of Europe's most visited cities. All the common areas and rooms are generously proportioned with large windows that bring in a lot of light giving a sense of space and brightness all around.
Two of the three bedrooms have superking-size beds and the third bedroom is a special handmade four poster king-size bed. The bathrooms have been done in Italian Marble, granite worktops and provide a feeling of real luxury to the senses. The larger bathroom has a jacuzzi bath and a walk-in shower and the smaller bathroom has a power shower within an enclosure with a skylight. The quality of bedlinen and towels match that of any five star hotel.
The kitchen is large with earthy wooden kitchen cabinets and granite work surfaces and state of the art fridge, freezer, gas hob, grill, oven, inbuilt dishwasher and washing machine and microwave. It is a pleasure to spend time in the kitchen either to cook or to gaze out of the window at the twinkling lights of Fife across the sea at night.
The beautiful dining-drawing room with its large windows yet private space is a wonderful place to relax, chat and have a meal. Whilst the dining table seats 8, there is also a cosy seat of 4 at a round Mahogany table in the hall/reception room.
At this apartment you will find yourself in a place full of character, surrounded with period charm yet decorated tastefully in modern style.

My family and I loved our stay at this large penthouse conveniently located in Edinburgh. We walked to all of the key areas of the city from this property. Also a short walk from the tram / trolly that takes you to and from the airport.

The home is definitely charming and has a lot of character but given the age, it needs a little work. The wooden floorboards had nails coming up, boards that were moving up if you stepped on them, potentially could be unsafe if we stepped on either. The home also smelled of dust and age. The stairway going up to the 3rd floor is narrow, spiral, and dark. The listing failed to mention that the staircase was not fit for someone of age or disability. One of the bedrooms has two small beds with slightly disturbing decor. I understand this is someone’s home, but needs to be updated properly if renting out property to others.

This apartment is in a great location of you don't want to be right in the centre of Edinburgh but withing walking distance of everything and plenty of restaurants etc.
The only downs are the three flights of stairs of you're less able, the noise from the road in one bedroom due to being on a bus route, and that one of the showers was out of order at the time which I hadn't been made aware of to my knowledge, so showering 8 guests was tricky.
The positives are that the kitchen was stocked with lots of essentials and is well equipped for most dishes to be cooked, the beds were clean and comfy and the heating and hot water system is great. We enjoyed our stay thoroughly in this spacious apartment.

One quick note about this apartment: it’s on the top floor of a winding staircase, so if you have any mobility issues it might not be for you. That said, it’s a beautiful place in a great location! Lots of pubs and restaurants nearby with easy access to the tram and buses to get into the heart of Edinburgh! Charul and Martin do a great job reaching out to make your stay comfortable. Would definitely recommend as a home base to explore Edinburgh!

Clean, lots of room, quiet but just off main street with trams and buses. Easy downhill walk from the train station, and close to food and drinks. Must be reasonably fit to manage 72 steps to the third floor but we did it with toddlers and grandparents. Owners responded quickly to a minor issue. Only watch out are the huge old windows that, if opened, would be a safety concern with children. We had cool weather typical for the area and had the windows securely locked. Plenty of kitchen essentials and a nice big table for the whole gang. Loved the historic vibe.

We have made several trips to Scotland dating back to the early 90's. We previously stayed at a family B&B in Dunbar on each of those trips. The owners retired so we looked for a location in Edinburgh that was within walking distance of Waverly Station.
This was the perfect location. The accommodations were excellent in a classic Edinburgh neighborhood. Beds, baths, kitchen, living room were great. An historic apartment setting. I appreciated the owners telling the story of the building, the apartment and the neighborhood down through the years.
The owners pride for this apartment yielded a great place for us to stay. We only had one question during our stay to which the owners quickly responded.
While we love walking and do a lot of it each day. We did find the Edinburgh tram system is awesome. Easy to catch a block away from the apartment.
Plenty of good places to eat in the surrounding blocks.

Were thrilled to find we were able to access Flat at 1.00pm. Spiral staircase is stunning & ok for the fit & healthy, but lugging cases & groceries up & down is hard going. Flat is full of character, spacious & fab location. Homeaway overview & comms provided by owner all state 5 Star luxury in this flat, inc their supply of Linen/towels/toiletries. We were sent a detailed list of basic kitchen consumables and cleaning essentials provided. Although the below items were listed we had very low or no supply of Kitchen & toilet rolls, d/washer tabs, T towels, bin bags, tea bags (owner arranged top ups). ‘Luxury’ Toiletries were dregs of assorted supermarket products (previous guest?) & towels were not ‘plush’ as described, but rough, rigid & scratchy. Hairdryer broken.
Flagged up a few maintenance issues 2 owner on day 1, but advised they couldn’t fix for five days. We left after 7 nights & hadn’t heard from owner, so have more things they ought to b aware of.
Main bathroom – underfloor heating not working, filthy floor behind the door area, jacuzzi pumping black debris into the water, non slip bath mat perished & full of holes, shower slow to drain. Shower Room – toilet seat in need of repair, toilet brush & plunger plug in sink broken, shower tray not draining, door won’t lock or shut properly. Lounge – two lamps not working, third had loose connection, chandelier constantly flickering, overloaded electric sockets. Kitchen – several bulbs out, fridge temperature either tepid or freezing (literally), coffee machine not fully topped up with beans (as promised), very rattly fan oven, dead plants on window cill, chipped /cracked crockery & mugs, gaping holes behind door, cupboard full of random part used food items ( half of which were out of date or stored in plastic boxes with no labelling. Some of the cereal was BB Apr 2016)
The heating is set up for the owner to control wirelessly so it is not possible to control the heating from the apartment other than to boost the heating when the temperature drops. As the thermostat is in the hallway we found the hall area was getting up to temperature & cutting out, but lounge was still chilly.
The toilet in main bathroom is ‘saniflow’ style. A repair would cost your full security deposit! Fortunately owners flag up do’s & don’ts b4 your stay.
We had an amazing trip & EDI is a fantastic City. The flat was beautiful but in our experience not 5 Star Luxury. Loved the quality of duvets & slept very well.

Staying with friends to visit the Fringe
Lovely flat - large airy rooms, very well furnished and appointed and a great location for walking into the city. The beds are large and comfortable and the main bathroom is gorgeous.
We had a fantastic week and will definitely book again next time we visit Edinburgh.

Nice place however....
Very clean and spacious with a good location fairly quiet for such a busy area. However the owner should be very clear about the massive circular staircase to get to the flat, it is at least 100 steep steps up a circular staircase. Visitors with health issues or small children could be very challenged by the 40’ or more straight up stairs. It did not affect our stay as we are all healthy adults but had we brought my mother in law who suffers from a lung condition she would have never been able to use the stairs. There is a washer but no dryer but there is an indoor clothes line. However in the Edinburgh humid conditions things like jeans took 3 days to dry and since we were only given 6 bath towels for a week it meant a damp towel every morning. Not great. Shower in the small bathroom barely drained and flooded floor constantly and with 6 towels in the flat that never dry well you get the pic. Overall it suited our needs but a bit more attention would have made it 5 star.

Great space, perfect location.
Great property for a group of friends. Two bathrooms so sharing will be required based on the size of the group. Kitchen amenities are great. Some staple food items available on arrival. Great to have a washing machine, no dryer but clothing line in the kitchen.
Large living room for gathering and unwinding after a busy day of touring.
Great location, about 15 -20 minute walk from old town.
Lots of restaurants close by and felt very safe.
Spiral staircase to the third floor so not easy to access if mobility issues.
I would stay here again.

Amazing light filled apartment in central Edinburgh
This is a lovely apartment in a historic building in central Edinburgh. It was perfect for our extended family, and we could walk to the major sites. There are some very tasty restaurants nearby. The hosts were quickly responsive to questions.

We had a wonderful time in this apartment. Centrally located and easy to walk to city center, local restaurants and nightly outings! The apartment was HUGE! Very comfortable. There are a few stairs to get there, but worth the climb!

Wonderful stay
This stunning apartment was a roomy, comfortable, convenient and fun stay for our family of three children, two parents and two grandparents. There is room for everyone to be together and also room enough for solitude. The furnishings are very comfortable; especially the beds. The apartment is a convenient walk for so many Edinburg attractions, stores, restaurants and pubs. Yes, the stairs were challenging, but they were good for us! Martin is very attentive and easy to get a hold of with any concerns...as a VRBO host myself, I find this to be a crucial quality because anything can be needed at anytime.
We truly enjoyed our first visit to Edinburgh and the apartment will be a big part of our fond memories

Very spacious comfortable apartment in a great location.
The apartment is very comfortable and spacious, located within easy walking distance to Edinburgh central. We are a family of five and it had all the amenities you need when travelling with children. Martin was able to accommodate an early checkin for us which was greatly appreciated.
There is an accumulation of past visitors food in the cupboards and three flights of stairs to the apartment which should be emphasisied in the information whilst booking. The stairs weren't a problem for us but would be a challenge for the less nimble. Other than these points a great apartment.

Friday to monday with six women for school reunion. All able bodied so managed the stairs. Ample space so never felt cramped. Oodles of hot water. Two loos essentail. Heating very effective. Beds really comfy. Would happily return.

Spacious, nicely renovated and well located
Our group of 3 couples loved our 3 night stay. The flat is huge and tastefully renovated/ updated while still preserving the character of this historic property. The location is quite convenient to many of the top tourist attractions and there are plenty of restaurants and pubs close by. If you plan on preparing some of your own meals, Tesco has 2 locations nearby to stock up and a little further afield there is a butcher and fishmonger. Several local bus routes pass by quite close. Guests should know that it is a long climb to the 3rd floor, especially toting luggage. It would probably be a bit much for older folk.

Great apartment and location.
My family (me, two other adults, three children) rented this apartment during the Edinburgh Fringe Festival and were delighted with it. There are a few ways the owners could have made it more comfortable, but the size, overall furnishings and location were so great I've given it five stars.
The pluses: three really big bedrooms with lots of options for arranging who sleeps where, huge living/dining room, comfortable furnishings -- not fancy, but attractive enough, serviceable kitchen. But most of all, great location in an area that's an easy walk to downtown (castle, shops, train and bus stations, etc) and every conceivable kind of restaurant (three Indian, two Middle Eastern, three Italian, one French all within two blocks).. A yoga studio just around the corner and a car rental place just up the street were added attractions. If you are there for the Fringe Festival, as we were, it's a great base. Also nice: the owner provides a book with detailed instructions about how things work, and the apartment has a wealth of brochures, presumably from past renters, about sights and events.
The areas for improvement. First, the kitchen could be more systematically equipped. The owners provide an excellent supply of plates, two sets of flatware, and dozens of glasses of several sizes, but there was no can opener and it took us a couple of days to find a shop that had one. Lots of food had been left (opened packages of cereal and so on) but no napkins and just the tail end of a roll of paper towels. It feels like a kitchen with a good supply of things left behind, rather than a kitchen that is set up from scratch with all the basics. Lack of cleaning products was also a problem for us. It's hard to get by with no mop, broom or vacuum when you have three kids. The owner did provide a mid-week professional cleaning, which was nice, but it would have been better to be able to clean up ourselves each day.
I mention these issues in the spirit of friendly suggestion, because, as noted above, the apartment was basically great. I should also note that the owner responded to our cry for help about a broken shower. He wasn't able to fix it during our stay, which meant one shower for six people, but we survived just fine and things do break, so no points off on that count.

Spacious, lovely flat!
We really felt we were part of historic Edinburgh in this apartment with expansive views out huge windows, high ceilings and classic details. The apartment was perfectly located steps from pubs, restaurants, shops and bus stops, and a short walk from the Waverley Station, St. Andrews Square and the Scott Memorial. Edinburgh itself was s joy-very walkable, which is important since the food was incredible! The apartment has all the necessities and more, including dishwasher and washing machine. The friendly owners were in touch several times to make sure we had everything we needed. The only caution: there are three long flights of stairs-great for burning off all those cheese, beer and scone calories, but not for anyone with physical issues.

Wonderful flat, just as pictured!
My husband and I just spent New Years in Edinburgh with our 3 adult children and thoroughly enjoyed our stay in this lovely apartment. Everything was as promised. The flat is huge and the bedrooms and living areas are nicely furnished. The WiFi worked perfectly as did all the appliances. The beds were very comfortable and ample blankets and towels were provided. Starter amounts of soap, shampoo and paper goods were provided as well as some spices, coffee and tea. We prepared all of our breakfasts and most dinners in the flat and the kitchen had all the cookware we needed.
We walked to all the Hogmanay events as well as all the attractions, museums, Royal Mile, shops and restaurants. Calton Hill is very close and we went up there a number of times for the views and photos. We did a lot of walking but even in the cold it was not a problem. There were lots of coffee shops and restaurants right around the corner that we frequented and the flat is right on the edge of the New Town area with its high end shopping. We did drive to the big Tesco the first day but that is the last time we used the car. Parking is metered on the street at 4.5 pounds per 24 hours. The car doesn't need to be moved daily and we used an app that alerted us when the next payment was due. With all the free weekend and holidays we only paid for 3 days parking (we were there for 7).
My only caution is about the stairs up to the flat. The number of stairs would be a problem for someone with mobility or respiratory/cardiac issues, especially with luggage or lots of groceries. There is no elevator. But the flat is wonderfully peaceful once you get up there and the views are lovely.
Highlights of this stay and previous visits to Edinburgh included the Torchlight Parade and the Hogmanay Ceilidh, eating at Mums Great Comfort Food, Mary Kings Close, touring the Castle and Holyrood Palace, climbing Arthur's Seat, stopping for afternoon tea after a long day of sightseeing/shopping (Mimi's, Cafe Marlayne, Urban Angel, really any tea shop in this town is wonderful!) and Greyfriar's Bobby statue/pub/ graveyard (look for the Harry Potter related headstones), the Elephant House cafe, Parliament, National Museum, so much to see. And we walked to it all.
The owners answered all my questions prior to our stay and provided a very detail information packet about the flat and the surrounding areas. They also refunded our deposit promptly after we returned. I highly recommend this property!

Beautiful apartment, perfect location, highly recommended
This beautiful apartment provided the perfect base for our long weekend in Edinburgh. Plenty of restaurants and shops on the doorstep and a short walk to the Royal Mile and Princes Street, we didn't use our car at all once we arrived and parked right outside. The apartment is very spacious with ample room for six adults and is fully equipped with everything you might need. Excellent communications from the owners and lots of helpful info provided. Would definitely recommend and stay again. Thank you for a lovely break!

beautiful Edwardian
Lovely place at the edge of new town within walking distance to everything you would want to see in the beautiful city of Edinburgh. The owners were easy to work with and the place is beautifully restored, with added modern conveniences that blend perfectly with the building. You need to take note of the fact that there are no lifts and the stairs could be challenging to older folks or those with chronic heart or lung problems. Totally worth it for the charm and beauty of the place. It is located close to grocery store, theater and wonderful food places as well. There were three couples that stayed for three nights and thoroughly loved it. Plenty of space to spread out.
